Now, this was NOT an easy process and there is a lot that goes into buying land for your RV/traveltrailers that we wish we had known before jumping in.     What websites did you find that helped you locate properties the best? Like zillow, refin, realtor etc?

      Hey Eric, we had a realtor who knew the area well but also did a ton of searching on our own on Zillow. We just refined our Zillow search to not include areas with HOAs and for a few other specifics that we were looking for. Good luck!

    Why didnt you show much of the prospective properties? We are 3 year full timers looking for a property to spend the winter in florida on, travel the rest of the year. It has been hard finding property like you found with power, water and sewer already there that were affordable. We are still looking but after 3 years of moving every 5-7 days we are ready to find a semi permanent place to go. Thanks for this video it was very helpful. Larry

    Off topic tip, chewing gum, rubber all day is bad. Your saliva system is making acidic mixture to break it down for stomach and does it non-stop since you never swallow the rubber, but you do swallow the acid mixture damaging the stomach.

    Hello I am thanking about buying a 5th travel trailer and looking for some land for it, and I have been looking for land but WOW it's really hard to find land that someone can buy and live in a travel trailer because when I find land and looks really great but they say you can not live in a travel trailer on the land wow

    Congrats on your purchase. Quick question - Did you use a Realtor to find land for sale or did you just research and find the land yourself thru online sources? Any pros or cons?

      We had a good real estate agent but we also did a ton of research ourselves. It was really a team effort. From the buyers perspective it can be really helpful to have an agent who knows the area well because they can help direct you away from areas with more covenants and restrictions. Our agent has lived in this area for a long time so that was incredibly helpful. For most (not all) real estate transactions the agents commission comes out of the sellers profits, so it really didn’t make a difference financially for us. Overall we had a good experience with our agent, but we also did a lot of research ourselves so we could make informed decisions along the way. Hope that helps guys!     When you were looking for land what kind of zoning did it have to be to allow you to live full time in the RV. Is it the same type as a manufactured home since they have wheels too?

      Ours is zoned as vacant county land. Near by city ordinances were too tight for full time RVing and they had specific verbiage against it. Every area is different so just call your local county AND city zoning departments to clarify how RV friendly they are. We found these offices to be pretty helpful. Good luck Richard!

      It depends on both the zoning type but also the details of the zoning regulation for the county. Ex: Here, even a mobile home zone lot has county regulations that specify a dwelling must be 1,000 sq ft, so you can’t get an RV on the lot (or utilities hooked up on property) unless you bring in a mobile home that’s 1k sq/ft. Ex2: County close to me has unincorporated land that can be changed to AG/SFH/Mobile but also has 1k min sq ft, with the exception if you have 5 acres you can get utilities hooked up before there’s a dwelling and can live in an RV until a dwelling is built. The loophole is that there’s no time limit to build a dwelling or regs to show substantial progress so all you have to do is have 5 acres, submit a plan for a dwelling of 1k sq/ft and you can get utilities hooked up and live in RV for as long as you like. There’s even grandfather regs that protect any changes to existing regs from forcing you to adopt any new changes to the code unless there’s a vote of >80% of land owners in the area, which is unlikely to ever happen. Bottom line it’s not always straight forward and have to really get down to the nitty gritty details for current and future changes.

      Another loophole on ex2 is I’ve seen a few people combine lots to make 5 acres who have the same intent, get the ability to bring in utilities on multiple parts of property then split the property back up and the grandfather clause allows the same benefit of 5 acre loophole on 1 acre lots. A good rule of thumb is if you see any other rv only lots then there’s probably some loopholes to getting it done

      Probably the easiest way is to call the county office. Sometimes it can be hard to track this information down online. Good luck!

      @@ALittleBitUnhitched how can you refine the search like what website do you use to find propertys with all these water sewer adn electricity? i have trouble finding just these types of property that are ready to go for rv's or boondocker/vanlifers

      @@crazylilnoobmage You can refine your search on the Zillow app to only look for vacant land. We also found it helpful to work with a real estate agent who knows the area well. They can usually point you in the right direction. Good luck!

      Lots of zillow and staying on top of it! Eventually, we found what we were looking for!

    One of the challenges with privacy is of course security. Larger land is harder to secure and maintain and of course is going to cost much more and have a higher yearly tax. Buying small in an undeveloped area can feel like you are on a 20 acre estate and if ever they develop around your investment will go up in value.
    Mid-Florida has tons of very cheap platted vacant land you can't exactly or legally live on an RV without a special time limited or building permit. However, You are allowed to be on your land any hour of the day as long as you follow building, environment, health and noise ordinances. You are allowed to clear and fence without a home building permit. You can also well and power under a special irrigation permit. I see people using their vacant lots for projects and storage. In most cases the land is cheaper than storage costs for a few years. IMO, there is something to be said about living in something smaller, mobile, off grid, off road and generally stealthier that is your daily driver and always with you. Of course that's not as comfortable or homie, but might work for somebody who is always outside.

      Congratulations you guys! Challenging yet rewarding times ahead.
      Lots of people are doing it in parts of Beaufort county but things are always changing. Someone told us a while back that they have more regulations against it in Charleston County… but we haven’t looked into there. Safest thing to do is to call the offices of the individual county that you are considering. Having a knowledgeable and local real estate agent also helps.

      We run on well water and septic tank so no monthly bills for those. We do pay for electricity. Considering putting a city water tap in next year!

      We live in Charleston on the water. We had to move our Airstream to Columbia SC due to constant flooding. It’s getting worse every year. My one bit of advise would be to get out during hurricane season. Our worst flood was 3 years ago when a hurricane hit the west coast of Florida around Tampa. We had three feet of water for a couple of days. All attributed to storm surge. Good luck it looks awesome.
