    So, no one is lowering their sales prices because the agent percentages have changed? 😮

      Agent percentages haven't changed. The mechanics of how it all works WILL change (but not until the settlement goes into effect in July). Sellers are still allowed to cover costs of a buyer's agent. That just can't be disclosed on the MLS. But free to discuss it in negotiations and request it in an offer. Separately, Buyers will now have to enter into their own representation agreements with agents, which will set forth what compensation buyers will offer their own agent, and agents and buyers, if buyers want, will try to have some, all, or potentially none of it covered by sale price. I think it is incredibly unlikely sale prices go down as a result of the changes. The entire purpose of the lawsuit (as told by the attorneys), was to protect seller equity. Sellers are greedy just like everyone else, and they will not accommodate buyers and give up the equity they were purportedly trying to safeguard simply because they might not have to pay a buyer's agent's fee.

    Hello. Thank you for the great videos! I am moving to SF and you have been very helpful in understanding the different neighborhood of the city. I was wondering if you can talk about having car: I have heard from multiple people that SF has a big problem with car break-ins and I am wondering how true it is. I wanted to also ask what neighborhoods are better for finding street parking as a resident.

      Thanks for watching! I live in Pac Heights and it’s fine here. Other great areas like Presidio Heights, Sea Cliff, Marina, Cow Hollow, Russian Hill, Noe Valley, Glen Park, Richmond and Sunset, Jordan Park, West Portal, St Francis Wood all great. Problem areas sometimes near Golden Gate Park, Van Ness Civic Center, Mission. By and large, car break ins are concentrated to certain areas and not most of the broader city. Street parking is tough in most areas. I’ve had best luck in western side of Pacific Heights and in Jordan Park, Presidio Heights, Sea Cliff and Cow Hollow. It can be hit or miss everywhere though. Focus on areas that dont have super dense housing farther away from downtown
