  • Your friends and family will always say, "There are more fish in the sea," but alas, losing out on some of your first loves...(that is, land loves)...is hard to deal with. Sander and I share some of our ups and downs of property searching and how we dealt with the emotional roller-coaster that comes along with hunting for a homestead.

    I just found your channel and watching the vid Sander made of the Barnshill (?) property, before you said what your Dad said, I said to myself, "I wouldn't want to plow THAT driveway", LOL. Plus the ravine to the left going up to that house....nope. I would have nightmares! Enjoying the channel - I'm much older than all of you and always thought it would be fun to do something like you all are doing but never did - life led me in another direction. It will be fun and interesting to watch how you all get along with this project and I wish you the best of luck!

    So, I’m still in the bargaining stage of grief for your first property: since only agricultural buildings were allowed, who’s to say you couldn’t build a heated greenhouse that just happened to have a kitchen area, or potting area if you must, and a bathroom for the agricultural workers, and a bedroom in case they need to do night shifts taking care of tropical plants :-)

      OMG we TOTALLY know what you're talking about. AND BELIEVE US when we say we were running through EVERY SINGLE ONE OF THOSE SCENARIOS and running them through FLLT. But Alas, we wouldn't even be able to do a little tea house or even an observatory to the stars. Or even a tiny cabin in the woods off-grid. Basically anything over a tent was impossible to do. At the end of the day, when you're pouring all of your life savings into a piece of land that will be your forever home, you don't want to have big brother slapping your wrist and moving you off your land when you want to get closer to the stars.

    I so feel this!
    The seller of my land was an evangelical snake-charmer type that kept changing the price and story.
    You wouldn’t believe the emotional roller coaster ride getting the land was!!!
    To add pressure to buy, he made up a story about another guy offering to build him a barn and buy the property for $20k more than my offer. I simply stopped calling. When he called me back, I told him I couldn’t budge on my offer, and I certainly couldn’t compete with his barn offer. He weedled back and forth, asking me my plan for the property, and finally I told him (truthfully) that I told my kids chances are we wouldn’t buy the land. Then I thanked him and hung up.
    He tried calling me back, and I wouldn’t take his calls for days.
    Finally, about four days late he called me and said I could have it at my price.
    So I hired an EXCELLENT lawyer, made my deposit and it STILL took months to finalize the sale, as the seller’s lawyer never completed the paperwork my lawyer sent him.
    It wasn’t until closing FIVE months later, and the deed rested in my hand, that I could actually allow myself to get excited about the property. I had bought two houses before this land purchase-it was nothing like those.
    But now we have it, and can enjoy it, and have already made improvements, removed a bunch of invasive species, and in nine months planted a ton of new trees and plants to benefit the land!

    This was interesting..and I enjoyed your stories on the path of finding your property. The one property, with the gas company able to access to dig...it's good that that one fell through for you. Not only could the company come and dig up everything...ruining all your work in gardening and maintenance, but I also thought of gas lines, which could leak and something bad happens. The first property was beautiful...but wasn't meant to be...and the one you finally bought is perfect for you. It's gorgeous! Good luck and all the best to all of you and your future plans. :)

      Yeah, things have a funny way of working out. One of the reasons why we weren't looking in neighboring Pennsylvania (my home state) was because of all the hydraulic fracturing and gas lines. My dad lives in one of the most fracked counties. If anything, the first one serves as inspiration. They ended up getting that property when there were 50 and then moving it forward from there. I am in touch with that previous owner (we love her) and hope to spend more time with her after the pandemic. - SRO

    I completely understand this video. We are coming up on year 3 😭 and all prices have gone up $200,000+. We put in 4 offers last summer and we up against multiple offers and even offered over asking price and still lost out. It looks like we are priced right out of the market now 😭😭😭😭 We have sold our own home and are stuck renting. 💔💔💔 We cant get anything over 7 acres for under $850,000 within 1.5 hours from the city. Your property there would be well over 1.6 million here. We are crying about the very first one we lost - several more after that. Its hard to accept 10 acres when we almost had 80acres for less money.

    @17:30 Got our Tree from there.. Love the area, not driving around in the heart of Ithaca itself though... lol The surrounding areas are really nice, grew up in Elmira and now live in the country between Horseheads and Millport, it's nice to be close to town but have your own space. Love your vids.

    The competition between you is very distracting. Interruptions, retelling stories, arguing about who remembers what. This could have been a great story with more preparation,, but I gave up in frustration. The whole deal with mineral/gas rights should have been front and center, along with the land association, as the major issues to be dealt with in your search.

    I'm sorry but I still can't with the name. Flock sounds like the name of a hipster non-denominational Christian Church or worse a cult. I know you meant a flock of birds but flock as in flock of sheep is used in religious context a lot and you keep talking about the community you're creating ... I don't know it just sounds more and more like you're starting a cult with each video 😂

    I have been smiling and laughing and talking along during this whole conversation. I felt like I was sitting in the room with you guys. This was like the most awesome therapy session - property searching is EMOTIONALLY EXHAUSTING. Kudos to Sander for being the type of guy who gets it. I cannot wait to see what you guys come up with. From someone who lived in Brooklyn for 6 years (serious apartment envy BTW) I know you will totally appreciate this opportunity to go nuts with nature. Now you will have to excuse me while I go plan my weekend of making suet and building a bird feeding station (it's addicting!) OH! And also, you should swear more in your videos. Love it. -

    Fascinating conversation. I definitely connect with this, as I had an opportunity to buy several acres surrounding my parents property up near the Cabinet Mountain Wilderness. I love visiting up there and seeing all the beautiful western red cedars -- google Ross Creek Cedars if you're interested in getting an idea of the area. I wanted to buy those properties and protect the forested land on the parcels, I think it was 5 acres that would connect to my parents' 2. I think the total purchase price would have been $35K, but I passed on it. Now, both parcels have been purchased and the people do the common practice... hire loggers to clear cut the parcel to get a percentage of the revenue from the lumber, where western red cedar are a very valuable timber.

      Ross Creek Cedars. Wow. The trees are big and gorgeous. I love big trees like that. Can't imagine cutting them down. They have so much energy. Our forest here is still quite young, as I believe it had been logged in the 1960s. We'll be very old and gray when we get big trees. And they'll never be as big as the ones out west!

    You two went to the real real estate university and it paid off. In the Toronto area people drive over an hour to get to work as a normal thing. In Manitoba it can be less but you still have to point the car and you will get where you are going. The Finger Lake area is gorgeous and you just show there are so many things to consider especially in a rural setting. Nice of you to credit your Dad for knowing about clearing driveways, as you have found out since, snow removal is a real thing and it is different every winter. When I saw your title I thought you were having second thoughts about your present property and I was so glad to see I was wrong that you really had come to the right property that will keep you busy for a very long time.

    Had no idea the amount of time, energy and work that went into this, I like how it became a 1:1 analogy for relationships and Sander kinda got cold feet before the wedding aha
    This was fascinating, these vids can help a lot of people down the line.
    I wish i was looking for acres far away from everything...

      I think lots of folks go through similar emotions, though I don't know if people in general put so much time and energy into doing the level of research that we were doing. That definitely has a downside because you find yourself getting really attached the more and more you research. - SRO

    Thanks for sharing. Good video! You captured your experience nicely. The emotional roller coaster. The importance of having a shopping check list. The difficulty of shopping remotely, thought it sounds like Sander already moved into the area to help search. I am curious about that missing element of the story … when did Sander move into the area? Did he rent a place? If you can reply and add some detail on that, I would appreciate learning from your experience. Finally … have you ever considered a consulting business … helping other people do what you did?

      Sander moved here about a year before (renting), so he was the boots on the ground here and would see the land first. Very helpful. Not sure we would do a consulting business on top of our careers and the two YT channels. So tough to fit it all in. But hopefully these videos are educational and useful for most.

    I so needed to see this. 35 years ago, my husband and I started looking for our biggest property to restore. We wanted an old house and he wanted a barn. It took a year of “close; no cigar”, “are we being too picky?” And “ maybe there’s just nothing out there” before we found it. And it was great for 30 years. As we hit our 70’s, we decided to sell and rent for a while as pandemic prices were so high. We are now looking again, and I find myself going through the same process. I’d love to know where we are going to land, but I know I can’t force it. Paul’s advice is exactly what I need to remember. Of course, if we were much younger, I would want to be up near you guys! But older siblings means we will choose to be close to them. Maybe in my next life!

    I found the PERFECT property for my dream right after I started looking. South facing, 640 acres, 2 constant springs, 2 seasonal springs, 1/2 mile wide, 1 mile long valley. Heavily forested with big doug fir. Last logged in 1931. $210,000. Told myself to wait, because there's no way I could have found the right one right away. It's 4 years later now, and I lost what could have been my own personal paradise to a logging company. Went out to the bottom of the valley to look at the property and see what they'd done so far. My dream property is now a clearcut wasteland.

    I have just recently happened upon your channel and really love it! I live an hour away and have been a frequent visitor to the Ithaca area since the 70's. The last 6 or 7 years I've dreamt of moving to the surrounding area and have looked at a dozen places and have struck out. Who knows maybe it will happen some day because I've always felt I belonged there. Thanks for all the information you have provided and the way you describe and interview is wonderful! I only wish I had a plan like you guys when I was your age. :)

    Open construction, lots of wood, at least one skylight, heated floors, a deck overlooking lovely green pastures & a pond? Did you say 60 acres? Did I miss the part where you guys tell how well you'd haggled & then mentioned the final price?

    I have been going thru this for almost 3 years now.....it's tuff....and it's good to hear how it went for others ...thanks for sharing. I'm a bit less hopeful recently since prices have been so high...but I keep looking.....we have a hard time just deciding where we want to go since we aren't tied to a location.

    That's so funny that this lovely woman is "an older version" of Summer Rayne - I've thought of Summer as an echo of my younger self - and I've said this to my hubby in the past.
    That's a good thing - lives have meaning, we are here to contribute something and there are parallel existences - these feelings are a hint of the echoes within the web of being.

It started with one I absolutely fell in love with , and missed out due to another faster offer , we then found some more that were ok , but no where near as good as the first .. then came along another that we could make do , but our offer was declined due to a higher offer than ours , some more blah ones in between ... then by chance i found another , it wasn't in my ideal location, but it had everything else I was looking for , infrastructure wise ... so due to the pandemic , we couldn't see it in person ( lockdown and all ) , so the real estate agent did a very grainy video call to us ... we decided to leave it to the hands of god , and if were meant to be then it would turn out .. well we bought it , and it took 6 months for us to be permitted to travel to actually see what we had bought , we were either going to love it or hate it BUT .... it is so beautiful , so much better than we could ever have imagined , and so so perfect, even better than the first property !!! ... sometimes you just have to have faith that things happen for a reason

    Regarding the first house and the conservation easement...the bright side is the house is still very well protected, AND you chose a place in the area that had less restrictions, and will still be morally responsible with it. SO a less safe property was closed off from bad business while another remains safe.
    This project is very cool and perfect for the region. So glad you are up here!

    After the heartache and stress you absolutely found the right property ~ you have such a diverse topography there that it makes it dynamic, with such potential for many different uses and applications. You could never get bored. The house is also so beautiful inside and out ~ that picturesque view from the huge windows and raised veranda over to the lake is incredible, and it looks built to a high spec...love the design. Also, maybe the land chose you too!

    I bought some land in February 2020 and when I was looking, there was plenty to choose from. I still have the filter saved on the website. Now, there is no land to match my criteria. It is crazy.

    We’ve gone through the exact thing this past fall and winter looking in Maine and NH. Properties were either bought as we were on our way to them or they were not as they were listed. Ravines were considered slopes. Or rolling hills were small alps. We finally found almost perfect property with stream in back flowing into the Androscoggin river in Maine. People are desperate to buy away from city but we wanted a state with no taxes after living in RI for 40 years. We will also be spending most of our time in Italy.

    This is so true...I have some experience as buyers and sellers and the emotional aspect of the whole process is tough. Your analogy of dating or trying on a dress is spot on. I wish I had his knowledge of how to research so well. I loved this video!
