You are not representing the seller or buyer you are representing your equitable rights with your contract. Simply put you are selling the contract for purchase of said property.

If I'm living in Virginia and the house I'm wholesaling is located in Tennessee, how do I verify that the seller is telling the truth about the condition of the property when we're under contract? Should I just take the seller's word for it, or should I send someone out to inspect it, like a real estate agent? If an inspection is necessary, how do I find someone to help inspect the property when I don't know anyone living in Tennessee?

When calling sellers do you mean actually speak to 35 sellers per day or call 35 different sellers a day? Most of the time if I can 35 numbers I get 4 or 5 people to actually answer the phone. to get 35 people on the phone I would probably need to spend 5-8 hours calling right? Or am I misunderstanding? Sorry for the long question. LOL!
