My advice to everyone is this : if you want to grow big this year especially in your finances. Be willing to make investments. Saving is great but investing puts you on a pedestal where you wouldnt have to worry about savings as you do now. In stocks and REITs you have the risk of capital depreciation and hindi mamentain yung dividend rate. Like what happened to FILRT and DDMPR. Both went down at the same time bumaba ang dividend rate. In MP2 maglalaro lang yan sa 6-7% w/o the risk of having a loss sa capital mo.

At first di rin ako naniniwala pero if your a conservative type of investor dahil may edad ka na it's much way better than savings in banks. Hindi masama magdiversify. yes this is true. Options lang naman ung 25 or 30 years... ako nga naka 25 years pero natapos ko lang ng 10 years kasi nagbabayad ako ng more than the monthly amotrization. But for some na di kaya nag mabayad ng malaking MA, mas pinipili nila na long term. Nakaya nilang bayaran monthly na di na gigipit ang sa daily or monthly buget nila. As for me, simple reason why i invested in mp2 is not for housing loan purposes. Mp2 gives dividends way much better than just saving on the bank. Second, i will never invest on things i DON'T understand. I am in my early 40's and this mp2 is my one of other portfolio's in way to invest for my retirement fund. 4% rule is my guide. You are still young and hope someone like you will learn more on other aggressive investing where they can have time to bounce back because ika nga still young. Time is the key talaga hehe

Actually maganda ang MP2 compared sa savings sa bank in terms of interest rate (dividend rate sa mp2) and wala kang loss compared sa stocks/REITs dhil government bond sya (so sure ball na babalik ang capital mo na walang lugi, tax free pa). hmmm regarding sa monthly amortization of 25 years sa housing loan, actually pwede ka naman mag apply to principal bale if for that month meron kang extra cash, if halimbawa nag apply to principal ka of 10K for that month approximately mababawasan ng 5 months yung supposedly 25 years mong babayaran, the more ka nag apply to principal malaki ang bawas sa interest, pag nag apply to principal kasi rekta sa loan amount yun ma pupunta. with the housing loan for 30 years you didnt factor in the property/asset appreciation. oo malaki pero affordability and your salary increases as well. Pag ibig MP2 is capital secured with only positive returns. yes hindi din mag appreciate and capital unlike stocks pero security wise and adding up the dividends is a no brainer value.

Mp2 is a different product compared to pag ibig loan or housing loan. Opening mp2 account doesn’t necessarily you need to loan from them. Focus ka lang sa benefits ng mp2 if you are thinking na mag invest dito.

About sa MP2 savings ang gawin mo parang ladder gawa ka limang account at every yr kunin mo interest at ipasok ang capital. Need mo lang ng MID/RTN. Nasa receipt yun. Naghulog lang uli ako ng 1 month contribution, saka pwede na mag open ng MP2. Lahat yun nagawa ko online habang nandito sa Singapore. Siguro mga 7 working days natapos lahat.

I'm not sure if you ever heard of people using the bank's (pag ibig in this case) money for property acquisition with the objective of leasing. People under lease are basically paying for it. 3. I think MP2 is like "forced savings". Dapat may goal ka upon opening an account like for retirement, education, wedding, etc. As you said, you are lending the money and in return you will only maximize its gain sa maturity date. Definitely should not be every one's emergency fund as well. Kasi hindi siya liquid. -and this could be the 4th reason why not to open lol

But the main reason behind the paulit ulit mo pong sinabi na "why are people so happy/proud na 30 years to pay yung bahay" is because you are living in a 3rd world country wherein most of the population really cannot afford buying their homes. Thru Pag-ibig, they have that option. Maybe you don't know po, but minimum wage earners have fix interest rate which is just 3%. Comparing our interest rates with a first world country like the US is basically irrelevant, bec again, we are not a 1st world country. Bata, hindi ka pinipilit ni pag-ibig na kumuha ng housing loan ng longterm. In case ng interest rate may choice ang magloan n pumili ng mababang interest fixing period khit long term ang loan. Let's look deep into your reasonings. Your Reason #1 - Hindi ka lang pala qualified, hindi sa ayaw mong mag-invest. Not a valid reason. (You may try to apply for reinstatement sa Pagibig before assuming it is extremely difficult to do so.) Your Reason #2 - Noble as it is, your reason is not from the point of view as an MP2 investor, but from the point of view as a Pagibig housing loan borrower. So technically speaking it is out of topic. Your Reason #3 - Imagining your investment as an Asset or not is only psychological. What is important is if you're investment is safe and it pays high dividend. Hence for me, this 3rd reason is also weak. For a qualified MP2 investor like myself and many others, my personal experience after 5 years of investing has been good. The only negative thing I can say is, if you opted for the Annual Dividend Payout, every year you will have to wait for 4 to 5 months (April or May release dates instead of January) before receiving your dividends, hence your dividends are not earning in those months.
You need to understand Passive income in Low Risk like Pag - ibig 2 not like in stocks if you will do buy and sell it is high Risk. It' all cash flow. Study first the cash Flow and liquidity before you will advise many people are listening to you. Loaning a house is different in Investing.

in my opinion di ko gusto ang gobyerno na ginawang mandated by the government ang Pag Ibig noon araw naman depende lang syo kung gusto mo mag miembro or hindi. Depending on your risk appetite...again, this doesnt mean that it is not a good investment...at the end of the day kumita pera mo...the definition of an investment is "the action or process of investing money for profit "...bottomline, kumita ka ..at higit sa lahat protektado ang capital mo.(unlike stocks) Tax free pa. In stocks and REITs you have the risk of capital depreciation and hindi mamentain yung dividend rate. Like what happened to FILRT and DDMPR. Both went down at the same time bumaba ang dividend rate. In MP2 maglalaro lang yan sa 6-7% w/o the risk of having a loss sa capital mo.

Not to bragg but after 5 year's of investing in Pag-ibig MP2. I earn 100k of interest. At first di rin ako naniniwala pero if your a conservative type of investor dahil may edad ka na it's much way better than savings in banks. Hindi masama magdiversify. Lagi lang maghanap ng ibang kinds of passive income.

As for me, simple reason why i invested in mp2 is not for housing loan purposes. Mp2 gives dividends way much better than just saving on the bank. Second, i will never invest on things i DON'T understand. I am in my early 40's and this mp2 is my one of other portfolio's in way to invest for my retirement fund. 4% rule is my guide. You are still young and hope someone like you will learn more on other aggressive investing where they can have time to bounce back because ika nga still young. Time is the key talaga hehe

I am now 28 years old. I have 3 insurances that costs me almost 50k a month. I checked my portal all of those increased overtime in profit just as i was saving it for 4 years. I just started my MP2 last day. But sure that this is another savings for me in the future :)

Actually maganda ang MP2 compared sa savings sa bank in terms of interest rate (dividend rate sa mp2) and wala kang loss compared sa stocks/REITs dhil government bond sya (so sure ball na babalik ang capital mo na walang lugi, tax free pa). But make sure lang na extra money mo lng ilalagay mo dito kc nakalock in yan ng 5 yrs max.

Yung sa point 2 - i think depende sa reason mo yung pagkuha ng bahay. Kung pang business, to make your cashflow better ang matagal na bayaran. Pero kung para sa iyo lang better na mas madali.
hmmm regarding sa monthly amortization of 25 years sa housing loan, actually pwede ka naman mag apply to principal bale if for that month meron kang extra cash, if halimbawa nag apply to principal ka of 10K for that month approximately mababawasan ng 5 months yung supposedly 25 years mong babayaran, the more ka nag apply to principal malaki ang bawas sa interest, pag nag apply to principal kasi rekta sa loan amount yun ma pupunta. Ang kagandahan sa 25 years payment term is hindi ka obliged or pressured mag bayad ng mataas monthly, it's still better than nag re-rent ka ng bahay tapos hindi naman mapapasayo, ang take ko dun is good deal na yung pa utang sa pag ibig, same story lang din yan sa short payment term tapos malaki ang monthly, kasi if malaki buwanan mo tapos God forbid merong emergency tas hindi ka naka pag bayad, eh mahal din penalty nyan plus interest mas risky na hindi mo matapos bayaran ung loan, TY yung pera mo, so Good Deal nayun 25 or 30 years term.

with the housing loan for 30 years you didnt factor in the property/asset appreciation. oo malaki pero affordability and your salary increases as well. About sa MP2 savings ang gawin mo parang ladder gawa ka limang account at every yr kunin mo interest at ipasok ang capital. Ganun ka simple at may safe net pa capital mo may makukuha ka pa every yr pag ginawa mong ladder multiple account.

2. This reason is subjective. People I know are willing to pay for 20-25 years because they are using it for passive income. I'm not sure if you ever heard of people using the bank's (pag ibig in this case) money for property acquisition with the objective of leasing. People under lease are basically paying for it.
3. I think MP2 is like "forced savings". Dapat may goal ka upon opening an account like for retirement, education, wedding, etc. As you said, you are lending the money and in return you will only maximize its gain sa maturity date. Definitely should not be every one's emergency fund as well. Kasi hindi siya liquid. -and this could be the 4th reason why not to open lol

Parang mali ang prospective mo kung sino yung mga members na nagloloan sa Pag-ibig.
Yung sinasabi mo na bakit nila pipiliin yung 30years over 15years kung ang difference lang naman ay 2k. Para sa kanila mabigat na para sa kanila yung additional 2k every month, panggastos na nila sa basic needs nila like kuryente or tubig.
