At 4.6% 5 year fixed with a 30 year amortization, that means a 300k mortgage, which implies a 375-400k purchase price, perhaps stretching to 450k depending on your assumptions on rent.
The unit is priced at $40K more than the same unit 3 floors higher sold a month ago. So, if the last unit (on 48th floor) sold for $595K, this unit should not sell for more than $595K - 3x$2K/floor = $589K. That is if you like the unit ... 1bed+den for less than 600sq.feet.

Doesn’t work with every agent but if we get 20 or 30 showings someone will go for it and I’ve definitely noticed it work well over the years
