I want to congratulate you for coming out as a transgender male-to-female recently. I remember you when you were a full male. You were so brave to make the transition. You look great. You are an inspiration to the entire LGBTQ community and especially to other transgender people. Good video too.
If an improvised coffee shop in a warehouse area makes you decide to waste $500k or more in a house built in the 60s with probably ending a collapse sewer line in a few months go ahead. Wilton Drive doesn't have a single place to dine. And no it's nothing to do after 9pm (50+ is most of gay population that is not more than 30% of the total population of Wilton Manors). Wilton Manors Police Department is in crisis and the lack of prevision of the City Board has the city on broke budget that doesn't allow to pay policemen. So no. Not a good place to live neither a gay paradise town.

Having said that and ignoring the subtext of your 2nd question, ill focus on the 1st. It depends of the Profile of person/family looking for a place. Profile includes budget. But it's way much more complete. A 60+ retired gay man will love WM A conservative mid 40S family with 2 kids in school and parents working might be tempted by the $1.5 MM house but few weeks ago a 14 yo was shot by his 15 yo friend on 25th st WM. Both were going to FLL High School 1mile away. And City doesn't have a posture about guns, drugs or violence. As I mentioned WMPD can't help without budget. So who will protect your client in a $1.5 MM house in a Non Gated street. Davie has many communities with that average price for their bran new built homes in gated private boutique communities for example. Haven't compare the School ratings but that's maybe the realtors or family's job...

It's not. A bunch of retired gay guys working half time to pay mortgages and living with 20 something yo mostly ilegal as roommates meth heads with basic jobs or trying to make money exposing themselves on X or JFF doesn't make it a gay city. Besides not more than 30% of the total population of WM is identified as LGBTQ
