Definitely agree Hallandale Beach has a lot to offer! 🤩 Definitely a great place to hang out and spend the day! Question, what is your favorite parking spot for the beach at Hallandale, I hear it can get crowded or not enough parking....thoughts?

@AdelaPhilipson it's in between everything in South Florida your next to Miami, Aventura, Hollywood, Miramar, sunny isles, so anything going North and South have to pass through the city, that's why it's a great spot for business like restaurants and Lounge's.

@@AdelaPhilipson @AdelaPhilipson I actually live (Due to a wrong decision) in Wilton Manors, follow very closely the Board city meetings, I am member of the WM Historical Society, Supporters of the WM Library and Member of the West WM Residents Association. Having said that and ignoring the subtext of your 2nd question, ill focus on the 1st. It depends of the Profile of person/family looking for a place. Profile includes budget. But it's way much more complete. A 60+ retired gay man will love WM A conservative mid 40S family with 2 kids in school and parents working might be tempted by the $1.5 MM house but few weeks ago a 14 yo was shot by his 15 yo friend on 25th st WM. Both were going to FLL High School 1mile away. And City doesn't have a posture about guns, drugs or violence. As I mentioned WMPD can't help without budget. So who will protect your client in a $1.5 MM house in a Non Gated street. Davie has many communities with that average price for their bran new built homes in gated private boutique communities for example. Haven't compare the School ratings but that's maybe the realtors or family's job...

@@AdelaPhilipson so you're saying it doesn't have to be screwed or attached to anything to be considered built-in I have installed hundreds of kitchens there is only a couple of refrigerators that are built in Sub-Zero is one of them that fridge is neither

@@williamsouza3386 bingo…it appears or assumed its built in…you bring up the refrigerator, but you’d be surprised I’ve had a couple transactions get shaky because of a microwave that was fit snug into the space surrounded by the cabinets…it wasn’t fixed or screwed in but because it fit perfectly and was plugged in it was perceived as “built in”. Microwave isn’t even mentioned in the contract but it can cause gray area. Now I tell Sellers “only take your toaster and anything inside your cabinets, otherwise everything including fridge and microwave leave it behind”…plus we sell houses in Florida with all appliances including washers and dryers. Can’t imagine having to hire moving company to move not only furniture but a refrigerator and washer and dryers as well 😳

So you're saying you almost lost the sale of a house over a microwave you do know they sell microwaves right you could 400.00 out of your $30,000 in commission and maybe worked anywhere from 6 to 100 hours divide that up it'll be 2 hours worth of work to buy another one I wish I could charge $270 an hour to install a kitchen

I actually did buy a microwave last time and I’ve even paid for a washer and dryer once…realistically seller was stubborn and to make things right I personally replaced them. It my reputation on the line as well and I’m not going to ruin a transaction over an appliance 😅 🎉

Kind of, depends what you’re looking for…there’s Flagler Village next to downtown primarily new apartment buildings and some new condo buildings….then there’s the new Pier 66 in south Fort Lauderdale that is getting built….then there are a couple communities primarily townhouses that are being built in South Fort Lauderdale…There is a small community that was built with two story houses.
