Real estate appraiser here. The reason STR zoning is not universally valued is because it's not universally valued by the "average" buyer in a market. Until the buyer pool is knowledgeable about STRs then the price won't reflect that zoning parameter.

Certain areas like Gatlinburg and Blue Ridge have seen price increases of 200-300% in just a few years. These markets already have STR premiums built into the property prices.
Agree they may be overheated. But, that doesn’t mean the STR premium is built in. It just means a lot of money is chasing “hot” airdna locations. But, it does give a glimpse of how much prices can rise due to the large NOI str throws off.

I’d be very curious to understand how to apply portfolio construction techniques to 3x the LTR revenue with a STR and eliminate or at least significantly reduce the volatility. I’m assuming it’s too much work for the average investor, but maybe there’s a way to see 80% of the benefits with 20% of the effort?
Just diversify. Find places that have complementary income steams. Counter seasonality etc.
