    Inspection report is needed, because the exterior of the home isn’t something that buyers are adept at. Inspectors can look at the roof and window fixtures, because you never know how the warranty division will refuse to accommodate.

      Thanks for watching my video & for your insight. It's very much appreciated. If someone feels like the need an inspection then I always recommend one, but in most situations & with most reputable home builders an inspection is not needed.

    This video was helpful. I am still in the decision stage. After bidding on my dream home and losing :( I decided to build. I found a lot in update NY and met with builders. The builders will front the cost to build and cash out at the end with the bank so I can avoid the whole construction loan. I need to proceed with purchasing the lot and hiring the builders, architect etc but I didn't realize all the hidden out of pocket fees associated with a homebuild like permit fees, engineering etc. The lot is 30k and I am hoping to get it for no more than 20k. I'm sure I want to build I am just scared that I will have exhausted my entire savings. DO you have any advice for how much someone should have saved when looking to build, when it comes to out of pocket cost?

      Thanks for watching my video & for your excellent questions. Most builders in Utah include the cost of permit, engineer, architect & etc in their cost to build. As far as how much one should save, that dollar ammount can vary drastically from location to location & also depending upon the price of the home you're looking to build. In most situations, you'd want 20% of the final cost to build saved. The builder should be able to give you a solid approximate cost for everything.     Thanks for all your informative videos. I just signed a contract for a new construction for completion in December. The sales agent said the prices will be going up. Is that normally true? I just hope I didn’t get ripped off.

      That's an excellent question. I would say yes. Obviously price would be a consideration. But as long as it's in the a comfortable price range I'd go for it. Where are you building a home?

    Hi Ty, I am a first time home buyer. We have been actively looking at preowned homes and new construction. We are a little bit intimidated about the new homes. We really want to make a better decision. Any recommendations in Southern California?

      What part of So. Cal? My brother lives there & I love to surf with him at Huntington Beach. As far as building vs buying existing I have a video that explains that better. You may want to check it out. I feel like you get a better value by building so that's what I recommend. You just need to set a budget & refuse to go over it.       Ty Wilde Realtor & New Home Construction Specialist I currently lived in Long Beach on Ocean Blvd near Belmont Shores. With the housing price at the moment, we can only afford the Inland Empire. Which I have been researching few Builders in the area. I love listening to your RUclips videos. I just really need some good education on how we are going to approach our buying strategy. This will be my husband and I first home and it means a lot 😊

      @@clayejoiner4075 Well, if possible don't buy from one of the large National builders. See if there's a mid size local builder that has great online reviews. If that builder has built several homes in the neighborhood you're considering, go talk to some of the neighbors. Ask them how much upgrades were so you can figure out about how much the home is going to cost. Another strategy would be to just buy a builders quick move in home if they have any.

    Hi Ty,
    Thanks for your videos they have been encouraging to me to more forward with building a new house. I have a lot to say so hope I don’t stress you out.
    I’m looking at a lot in West St. Paul, Minnesota 55118. This is tax forfeited land and the way it looks is that there is a reassessment fee of $45,000 on top of $40,000-$50,000 it will be auctioned for. My question is is it worth it for $95,000 if it’s valued at $60,000. Will the valve go up if I purchase it at $95,000?
    The next thing is I grow up building house for a local home builder and I’m considering getting my own contractors license and building it myself/a crew. My question here Is how much can I save % wise by doing it my way vs. having a contractor do it? Again thank you for taking the time to make these video wise you all the best.

      Robert, Thanks for watching my video & for your questions. To be honest, as a sales person, I'm not privy to the profit margin homebuilders charge. I'm not comfortable even guessing. As far as the price goes, if you love that particular piece of land & you think it's worth paying that price then I'd say do it. Also, because I'm not familiar with that location, I have no clue how long it would take for your land value to increase to what you paid for it. I'm sorry. I know I haven't been much help. All this being said, if you build it yourself & save $30k then it would probably be worth it & I'm guessing you could do that. Best of luck.

    Great video as always ... In your opinion what's reasonable for me to spend on a gourmet kitchen upgrade from 5he builder (roughly estimate from your experience and basic nothing too fancy)

      Peter Mikhael In Utah it’s pretty common for people to pay approximately $4300 for the gourmet kitchen. That being said, that number can vary significantly based upon what is included in that option.

    Thank you for the informative video. I have a question I was hoping you can answer for me. I am renting an apartment and currently accumulating credit towards purchasing a new home from specific builders such as KB, Beazer etc. However, it looks like part of the conditions for using the credit towards a new construction home includes not being able to use the services of a real estate agent. I was hoping maybe you can clarify that for me and the reason behind it. I am a first time home buyer and not sure what to do. Am I only allowed to use the services of a sales counselor at the site to help me with the purchase of a new home? I would appreciate your help. Thank you.

      ppeliper1 Great question. Thank you for asking. So, obviously homebuilders don’t want to pay an outside real estate agent. 3% of a $400,000 home is $12,000 so obviously they would like to keep that money. So, when you visit a homebuilder your real estate agent must be present or the homebuilder does not have to pay them and they won’t. So, when you’re out looking at homes make sure your real estate agent is with you and then you will be welcome to use the agent.

      Keith Kirk Awesome, I was raised in Phoenix. I love that part of the world! There may be some grants for first time homebuyers and I’m pretty sure you could use those rather you’re buying existing or building. A lender would be able to answer that question for you more specifically

    Ty I am looking into purchasing a new home in Eastern Washington. The home I am wanting is with a walk out basement. My question to you can I negotiate with lot price because it is building close to a major freeway.

      Aquarius nelson thanks for watching my video and for your question. Normally, a homebuilder will increase the price if the Best homesites in the community and decrease the price a little if it’s in a less desirable location. So the builder may feel like they’ve already reduced the price. That being said, I would tell the builder that I love your homes but I would like to offer $10,000 less on this particular home because it’s so close to the freeway and submit your offer that way.       @@TyWilde Just went under contract on Friday. It was fast paced because it was the last lot and it was a great deal. Upgrades seemed a little steep. We still need to do interior upgrades. I do have a realtor already so I just hope he'll do great in negotiating during the closing process.

      David Timmreck congratulations! Building a home is super exciting. As far as negotiation goes, the agent should have done that before the contract was written. Once you’re under contract, builders rarely negotiate. Upgrades can be kind of steep depending on the builder. I’m not sure how Oakwood Homes is.
