When does the vendor get paid with option agreement. Who do you sell your options agreement to. Do you have to cold call small developers to sell them the option

I am just in the process of buying my first falt, but just came across where the este agent is asking for a deposit of 1k, it says refundable only if we dont pull out. is this normal and how do you deal with this? my offers accepted but hes saying that they wont send info/papers to my agents until i pay a deposit. much appracite any thoughts on this? or any one else here who may have some thoughts on this. Thanks for sharing this strategy. I’m struggling to find a broker that agrees the value of the commercial unit is based on anything other than bricks and mortar (i.e. the valuation is no different if tenanted or vacant), which breaks the strategy on uplifting value based on tenanting. Is it that the brokers (5 that I’ve spoken with) are not knowledgeable enough, or that market conditions have changed meaning this strategy is no longer possible? Would greatly appreciate your opinion on this.

Options allow u to back out, but with delayed completion you have exchanged contracts and must complete. Also may be SDLT implications. If you take possession on exchange and have a long delayed completion, then SDLT will be payable on exhange as you will have deemed to have 'substantially completed' the purchase on exchange. There are more issues, and we will do a video on this shortly

Some people dont realise the true value or have the time permitted development right have rent changed and about to come into play alot of people dont know this and they've been trying to sell building for so grab your hand off at the offer... this is my understanding anyway
They don't have the cash, the time or the will. I'm guessing. So the option deal is a bit of a God send to them where they don't lose out and may even make a gain.
Hi rajan, thanks for the content one question when you have the option agreement and let's say you have planning. How can you raise funds on the property if you havent completed and the property is not in your name? Are there lenders that would lend on this basis being the property is not yet in your name?
Hi Ranjan, just a quick question, In order to raise capital using a bridging loan don't you need a deposit? Most bridging finance companies will only give you 75% of the property price.

It would be better if buy to let mortgage companies did mortgages for under 50k, even if the percentage rate was higher to justify the costs.
