      Putting up no trespassing signs is the best legal way to make sure that if they do come onto your property and they get hurt you have justifiable reason to call the police.

    An elderly couple bought a nice retirement house, a smaller two bedroom, attached garage, and a swimming pool. After they moved in they heard noises in their pool, neighborhood kids were swimming by the moonlight. He went out, talked to them, he let them know he didn't want them in his pool. They went home and cried to their parents, who promptly called the elderly couple, at zero dark thirty in the morning, to B at them about not letting their kids in their pool. He didn't vacillate, he didn't bend the knee, he went out and drained the pool. The very next night, some idiot kid jumped into and empty pool, threats were made, court case came, and the parents of the spoiled kids were very disappointed. Seems the signs stating no trespassing were there years before they moved in, and had been enforced before, on the parents. Word got around about the mean old couple, neighbor families gave them a wide berth, which was fine with them. They had the pool filled in the next year.

    Eminent domain means the GOVERNMENT takes a person's land, not the squatter. Yeah, he didn't know what he was talking about. Now, if he was talking about adverse possession, you have to RESIDE on a property for at least 3 years, pay the property tax and the land had to have been abandoned prior to residing on it. Yeah, no.

    If/when you move onto a new Property, ALWAYS GET A SURVEY AS PART OF THE CLOSING PROCESS...that way you know EXACTLY where the Property Lines are (and any problems with encroachment by the Neighbours) before you sign the final papers and take possession of the Property...

    Pool Story: OP should have put in Cameras watching the Pool and then have a Lawyer send a Cease & Desist or get your Ass Sued Off!, then, when they continue to use the Pool, you not only Sue the Unholy Howling HELL out of them and get a Restraining Order (No Contact & Stay Off My Property) against them as well as calling the Police to press Trespassing Charges...
    If I was OP and couldn't afford to install a taller fence (to keep the brats from hopping it), I'd install a coil of barbed wire on my side (so about half the coil is above the top and thus visible to the neighbours) with a WARNING ELECTRIC FENCE Sign every 5 feet or so facing the Neighbours...the Barb Wire will of course be hooked up to a Rancher's Electric Fence module...enough Voltage to give them a nasty jolt, but not enough Amperage to be dangerous...If I remember correctly, a Ranch Electric Fence sends out pulses (so the wire isn't always live) of around 120,000 Volts at 0.75-1.0 Milliamp and it takes 5 Milliamps directly across the heart to kill...120KV will HURT LIKE HELL, but it isn't going to kill you...

    Oh hell no. I would have hired a crew to come in and remove his "improvements" and then put a lien on his house until he paid for the work. Pool-Security camera's and call the cops. Second time have them arrested for trespassing.

    He owned 6 houses. I'm petty enough to have done the research to determine where they were all located and then searched tax records to find which one (or ones) he claimed as being his primary residence. See, there this thing that allows you to claim a property as your primary residence in order to get a break on property taxes. On my state, it is called a "homestead" credit (no, has nothing to do with you being a "homesteader", it just recognizes your primary residence as being your home). If I found that he had multiple properties listed as his primary residence, I would pony up that info real quick. Jerk me around would he. Only once.

    Pool: It would have been wise to get either restraining order or something in writing from the neighbors stating that they have been notified to never enter the pool area without expressed written permission. If you take a long vacation, you might find them taking advantage of your absence.

    I heard this from a friends as it happened to his brother. So, the brother purchased a house on a big lot . He then built a good sized pool. He put up an expensive privacy fence around his sizeable

      Backyard and an fence around the pool. He also built a basketball half court along other enhancing features. The first two “Fourth of July’s” the brother joined his wife’s family at a lake cottage for a several day vacation. After the second 4th some neighbors complained about the big & noisy party held when the brother & his family were gone.
      Needless to say the brother was shocked & angry. First, he put up top of the line security cameras all around his property. He then saw his nextdoor neighbor sneaking into his backyard to use his pool. The neighbors son had friends over to use the basketball court. They always cleared up leaving no evidence behind.
      Comes the next 4th the brother seemed to leave again. Instead he stayed at a friends house. The brother watched on his tablet monitoring the security camera. His back yard & pool was soon full of uninvited guests with the neighbor running everything. The brother then called the police. The brother waited for the police to arrive. He briefed the police. The police called for additional squads. They then proceeded to the brothers backyard. The police then confronted the neighbor. He insisted that he was the owner. Then the brother revealed himself. The neighbor paled. Brother wanted the neighbor arrested for trespassing & that everyone else had to leave immediately. The neighbor squawked & was not pleased being cuffed. It took a while to get all “guests”to leave There was a mess left behind.
      At the trial the brother showed video footage of the multiple incursions into the backyard & the pool. He had 2 other neighbors testified to the raucous party held the previous 4th of July. The Judge fined the neighbor & gave him & the basketball playing son a considerable amount of community service.
      The bother then made sure he had substantial locks to the backyard & for the pool. Previously, there had been locks that were nearly never used. The neighbor & son kept their distance. About a year later the neighbors sold their house & moved away.

      If you occupy someone else's property without it being contested by the proper owner. You can legally take said land for yourself and the previous owner can't then contest it in protest of the transfer of the property to your name. Again though, it takes thirty frickin' years to pull it off. 😂

    I don't understand the entitlement of people. When I was a teenager and our neighbors put in a pool, I never even considered asking if I could swim in it. It was on their land surrounded by a fence. Never had any problems.

    When I was about 13 or 14, our neighbors built an inground pool. The house owner was also on the rules committee for a national racing commission. He installed a large flagpole in the backyard and used racing flags to state the pool status. Green flag meant the pool was open to the neighborhood, everyone welcome. Red for pool closed. Checker was cocktail hour, adults only. I forget what the white, black and yellow were for, the blue flag with the stripe meant tread carefully, the owner has a hangover. A very generous man who sadly died in a plane crash a couple later. That ended the pool parties.

    The hotel story the OP said they saw the woman on security cameras talking on the phone outside her room and could hear everything she was saying as the cameras recorded audio too. Then the boss goes up to talk to her and asks the OP to join and record on their phone for proof. Why? They have security cameras that record audio and clearly know it as they just used it minutes before! Could it be the boss wanted to antagonise the woman into making a scene so they could also get her arrested for trespass and whatever else?🤔

    I would have, As The manager, gotten her remived frim the property and placed on the DNR list SOOOO FAST, THAT HER HEAD WOULD HAVE COME OFF HER NECK!
    AND THE MANAGER DID MAKE A WISE CHOICE BY HAVING The OP ACCOMPANY THEM TO THE ROOM AND FILM THE INTERACTION FOR COVERING OF THEIR ASSES.
    HOWEVER, THE ASSESSMENT OF HER "TRACK MARKS" WAS COMPLETE HERESAY ON OPs part. I am an ex Heroin addict (clean going on 10 years now),
    And tracks can be caused by MANY THINGS, INCLUDING NURSES HAVING TROUBLE HITTING COLLAPSED VEINS. BUT DOUBTING HER MEDICAL HISTORY AND "CALLING HER OUT"
    NAH MAN ...THATS JUST NOT CALLED FOR .
    I'M NOT DEFENDING HER ACTIONS OR LIFE CHOICES IN ANY WAY SHAPE OR FORM, KINDA MAKES OP COME OFF AS A DOCHE NOZZLE

      Well, it's not hearsay since he was holding a phone to record video. So if he saw them, then the phone would have as well. The camera in the hallway might not be able to pick up on them, depending on the distance, but up close would be different.
