It's quite insane right? The amount of people there is just so exciting. No wonder their commercial and market place is forever filled with people hustling. I feel that people from other states are all buying into this location as the proximity to KL city centre is often neglected by local KL folks, but in fact it's only a stone throw away.

For son stay working in PJ now but the TOD concept and freehold, 2 room rm379k level 20+ look very attractive to me. 10% rebate so no downpayment but bare unit. No HTC around, 30 minutes mrt to bukit bintang. Holding long term. Probably good asset appreciation also in 5-10 years time since it is 12 meter bridge extension from existing mrt bridge to the condo. 720 unit 40 floors, purely residential, 9 floor below car park. 4 tiers security.
Wow Travis, it seems like you've done your homework. My take would be to consider these several questions, 1. What are the existing competitors? Let's have 3. 2. What is the current rental rates for completed surrounding units? Can it cover your monthly installment 4 years later? 3. Why would tenants prefer your unit? 4. If your unit is unable to be let out to a tenant? What would be your plans? Can you afford to bare the monthly installment? This also means compromising the level of comfort of your current lifestyle. 5. Try listing out things that you don't like about the property as you're only telling me all the good stuff. This will help you manage your expectations. Let me know=)
@@iherng competitors...Aster at taman Connaught but surrounded by HTC..if you take mrt, you can see thr site clearly and the huge htc on left and entire back 50-100m gap is a huge no no to me. Maxim - walking distance to mrt not yet tried but i think is very dangerous..crossing busy roads Anex 1- walking distance also but under sun and rain, dangerous especially at nite however anex 2 could be interesting. M Vertica - challenging to walk to mrt. Saville - price beyond reach Netizen - walk under sun and rain My criteria - freehold, covered walking to mrt or linked bridge to mrt less than 100m, rm350-400k range for 2 bedrooms unit, no htc...so this bring me to b11 parkland. Cons - b11 quite far but.still 30 minutes mrt ride to bukit bintang. - don't really like surrounding especially old shops but then this is Balakong with old shops mature area whereby banks are all walking distance, groceries shops, chinese makan shops...all there..a bit messy, crowded and traffic jam at jalan balakong. Why tenant want to stay..mrt to doorstep less than 5 minutes. Just can't imagine reach mrt b11 station means reach home..no more hassle of waiting bus or parking at mrt station. Timing wise for appointment is precisely accurate unless mrt breakdown. - 4 tiers security...feel very safe..linked bridge for resident so not worry about long walk which can be mugged or robbed even covered...

In terms of walking to mrt, i think it is not viable for wife to bring kids walk 400m to mrt under flyovers and busy roads...400m go 400m back then 400m+400m fetch kid back from school and if one am session and another kid pm session, your wife will be fit to run marathon after six months lol..so in the end still more practical to drive and mrt become less relevant. For b11...close eyes or sleep till b11 station, get out train and walk to bridge to enter the condo in less than 5 minutes and viola home sweet home. B11, car has become unnecessary...

It's no surprise the buyers are young Mainlanders - the CCP has strict rules about sneaking money out of China - so the parents are giving cash to the kids to buy. It's only going to get worse after the pandemic as China will pay a huge price for lying. Just yesterday Apple is moving some work to Vietnam; many, many others will follow. And not just US companies - Europe is also very upset with the needless loss of life. Very nice unit. But I do wonder though - why don't the developers let you review multiple Types while you're there - you could either do it in 1 longer video or make 2 separate ones.
