    If you want to save money get the home builder to build the shell. Take on the entire interior yourself and hire your own plumber or electrician. If you get a home builder in they’re going to gouge you with all the sub contractors with added costs versus you hiring them individually. The more you’re able to do yourself the more you’ll save in the long run. RUclips is a useful tool for those willing to learn and do. Don’t forget to get your permits. Home Depot sells electrical and plumbing books. An inspector has to inspect your work anyway if you choose to do your own electrical and plumbing. So if you do something wrong they’ll let you know about it because they have to check it and pass it prior to you boarding.

    $300/sqft min floor not including lot. August 2023 Northern Wisconsin. QUESTION: What do you build hourly $ ? Do you actually give them a fixed price or time and materials? Nearly impossible to give an actual price.

    $220 per ft2 is absolutely rediculous.
    I’m in Florida and I just got off the phone with a highly rated expensive engineer and he flat out told me what it costs the builders to build cbs home 125/ ft on the high end, the rest is mark up.
    This cost better include GC fee.
    Outrageous

    In Texas it starts at $110 dollars base price, land included. To $145-155.00 includes land. But Texas is cheaper cost of living. That’s why people are moving here. If your house are so expensive,

      I’m from Texas & now live in Tennessee. Similar areas & costs for home building. With today’s lumber prices, I find it difficult to get a really well built home for those prices unless you do much of the work yourself. I am in the home building process now and in the finish phase. I am building a hybrid timber frame home with 2000 sq ft of floor space. I hired a GC to do the structure, drywall, insulation, rough ins, etc. I am doing all of the flooring, tiling, painting (inside & out) cabinet installation and ceilings. I will also eventually do all of the decking, landscaping and hard scraping outside. I have a lot of DIY skills, but am by no means an expert in anything. It looks like I will finish up at about $145 per sq ft not including my land. I am not skimping on anything except labor, so the finishes are quality. I think if I had done this pre COVID I could have saved 20% of the building costs. Also it caused many delays and some compromises. There are lots of out of staters moving here also. I am told the same house would cost over $750K in many parts of US, so I think I came out pretty well considering.

    Very informative channel. I'm looking to build a custom home in Maryland. What is a fair and reasonable profit for a cost plus build?

      For cost plus I would say 10 - 15%

    Good info, but when you ballpark the cost per sq ft, do you factor in the land or just the home?

      Hello I’m factoring in the whole build, the finishes, the permits, site improvements but not the land

      @@JasonLawrence Thanks for the follow up. I've been quoted $180 on average here in the Midwest. I may GC myself and hope to get the cost down to $150 per finished sq ft, but headaches would follow.
