    John great work mate, I’ve seen this video after watching the eviction. You are definitely an inspiring guy, I wish you the very best, you have such an amazing future! I was so scared at 21... scared of what?! Life is a game, and as Samuel said, you have to do the best that you can with the cards you have been given in the game of life. Being born in a land of opportunity... we won the ultimate lottery... it would be an insult to the rest of the world not doing as much as you can with your life and help others along the way. Very commendable how conscious you are about charity work. Well done guys! Inspiring and great content as usual on this channel.

    Hi Samuel,
    Looking for some advice please. I bought a one bedroom flat in London last year.. since then I have converted this to a two bedroom flat to increase value and have rented it out.
    Looking to remortgage and invest now. What would be a good place/project to invest in? I was thinking about a HMO up north however I know some councils are reluctant to give out licences now.
    Any advice would be appreciated.

    I am 22 yrs old and I'm deeply inspired by the level of success and knowledge you guys have. One question: how much time do you put in property?. I am also trying to be financially free; however my only 'challenge' is friends or people around me. I would love to be a part of your academy or family as you say.     Hello Samuel, i hope you see this. I have been watching your videos, soaking up information like a sponge. I have a fire in my belly. I live in the states. It may be a dumb question, but does it matter? Are your methods and system only applicable to the uk?

      You should check our people like @austinzaback & @maxmaxwell. These guys are killing the property industry in the US and I had the same thoughts as you but the other way round thinking are these methods only possible in the US and not transferrable to the UK. Check them out!

    How is it that his dad who is a QUANTITY SURVEYOR in the construction industry not know what a HMO is that seems very strange

      He'll know what it is, just not all the ins and outs and the inner workings financially. He'll know regs not the money.

      It depends street to street Stephanie. What would be best would be for you to contact a HMO manager in the area and discuss with them the type of people you want in your HMO (students, Professionals, blue collar workers etc.) and they would then be able to advise much better on what streets and areas to look in.

    Very inspirational, as always! Too bad i am already 30,but i'll start now, no excuses. I don't have a property, i don't have money to start with, but as John said, it's a great challenge, not a problem. I missed out on the Manchester course, so i'll be in Birmingham. For the first time in my life i am actually excited and super motivated to achieve something! Can't wait till end of November!

    Thanks for this video, John if someone similar to your age is looking to do what your doing, e.g joint venture with someone who can help the finances, what is the best first option to start with ? Is it lease option agreements, hmo? Even just trying to save for a deposit then getting someone to get the mortgage for you if your too young and renting it? Plz let me know if you can thanks, ps im going on a crash course soon also

    This is one of the most relatable videos yet. I’m a 19 year old student studying Civil Engineering who has started my own recruitment company and have recently been involved in the property scene. I’ve attended at least one event every week for the last two months and have managed to obtain two amazing mentors where I’m learning the ropes/methods of so many different strategies. I’m starting to look at getting my own deal soon and getting my foot on the ladder to rent out.
    Life is what you make it and if you watch enough of these videos, you will find that fire.

    Another joke , the secret to being successful that young is to have a dad that has housing development he can put you on?
    You have to start with a lot of money it's simple as that .
    No one can start at 21 from working themselves as it's simply not enough time

      With that attitude you will never be successful. Its as simple as that. I'm 21 and I'm just starting out and hoping to get my first ever deal done. Believe in what you want though, I'm happy for negative people to be a part of the world, less competition and more opportunities for the rest.

      Leon - what a mean message.... seriously talk about trolls behind keyboards. I know John personally and have also met his dad and know that his dad ran into some issues (which me and another lawyer on the academy was giving advice on) with his developments which John is helping him out with. John is a very bright and robust 21 year old as he asked his dad to be his business partner (way better than asking people you don’t know) and knows a lot about property investing now as a result of educating himself and surrounding himself with like minded people. I am disappointed with your comment and think that you are a joke for trying to cyber put down a 21 year old who is busting his ass to achieve financial freedom .... I guess John can have the last laugh on this one 🙋🏻‍♀️

      I personally have never bothered to read the stuff on there so I can't comment about it. All I can say is that Samuel has done great things for me and I view him as a truly inspirational mentor and friend.

    Hey i have a few questions if you don't mind, so what made you pick Burnley for that HMO you mentioned? Is 76k standard price around there or was that BMV? How many bedrooms? Do you need a HMO licence around there? And what percentage does your HMO manager charge?

      I Live in Burnley and 76k is a pretty standard price as the area isn't extensively "built up". However, the investment is likely to do well if kept and held in the coming years, as the local council has made announcements to invest heavily in the centre, hoping to generate a further £100 million gross value per annum. Also, the local university, Uclan, are in talks for extending their grounds.

      That's great thanks for getting back to me. That's some very valuable information. Sorry how many bedrooms did you get for 76k, I'm going to take a look so just want to know what to compare prices to. Also I take it there is a high demand for HMO's around the area?

      I'm not sure as i am not the purchaser of the property in question (I just live in Burnley and know it well), however I believe it is very feasible to purchase a property for 76k with 3 bedrooms and 2 reception rooms. As for the demand perhaps try a dummy ad of some sort on gumtree or spare room to see if there's any traction.

    This is fantastic John! Well done for taking the challenge of convincing your Dad head on and not giving up! I have a similar problem with my parents because my mindset is completely different to theirs and it is easy to let it get you down. Very inspired by you - it is so nice to see a young person that has managed to get their parents on side! :) Congratulations! :D

      Thanks very much Jade. It is a massive challenge to get people on board but don't give up. If you want to be successful at things you have to keep trying and pushing. Me continuing to push with my property ideas was what eventually got my Dad on board.

      As Paul said 'Education'. The best thing to do is educate yourself as much as you can and talk to HMO managers in the areas you are looking for the very specific information.

    Personally, I don't have anyone to give me a helping hand YET. I've been interested in property for a long time. But at 16, I can't do much because college is tough and I'm broke. Can't wait till I get a car, I'd love to visit your courses in the future. In your opinion, what's the best way of getting contacts and expanding your social network?

      Sam E I know. The price of insurance is just crazy. It'll probably be cheaper to get a cab or something a couple of times a year than insure a car. It depends on how much I need a car

      Nadim Chowdhury if you weigh up the risk vs reward for spending all that money when your income isn’t guaranteed (because you’re young) and how the car will benefit you, then yeah go for it. But for me personally I don’t feel the need to spend so many thousands on a car because I simply don’t need to
