    as a homesteader here in cochise i see why the county wants to do this. its a good thing honestly. ALL my neighbors who have built homes have done homes on a slab at grade and had sheet flooding issues w their homes. ive built up a 3' berm and started building my house. plus w the opt out permits i have talked to people who have had issues getting home insurance after their home is finished. one neighbor bermed there property and now the diverted water has washed out the main dirt rd that services like 6 homes here and yet no one but me seems to work on the rd when its all on them for it being garbage. plus ive seen several videos of yters who started building their homes in or near a wash and started having serious issues w water.

      Those are really good points that we hadn't considered! We figured people would know to build in a way that would mitigate water, but we didn't realize that many people had built that way. We have seen homes in washes too which is pretty sad that someone didn't tell them what a bad idea that was! We also know that washes can move and redirect, so building near one is just a terrible idea. Doug grew up in NY and I grew up in WA where water is always considered when building. Even in a dry climate like this, a slab at grade is even a bad idea...would always build a french drain around the slab or a berm like what you're doing. Thanks for the perspective and have a great day!

      That's why they make you get a separate permit for flood and make you get an engineer to plan it if anyone is building in flood you can get a big fine redirecting water is why they want that to be engineered.i know of a woman who had a block wall put all the way around her property cost a lot of money did it wit no permit so they didn't build it with any drainage so she got fined and had to remove the wall 5 ft tall all the way around 4 acres

      Where I live in the County it has never flooded and the dry rivers only run if there are big storms in New Mexico. A guy just built a house for his wife thats not elevated and the county was fine with it. In fact he got in more trouble with how he hooked it into the water lines here, and he did it how they told him to.

    Thank you for posting this information. I didn't comment after Doug's last video but you need to set up your solar system even tho what you do now is not what your final plan is. If necessary lay the panels on the ground. With your hill you can get a slope.. Running a generator is. using up your precious resources.. You have so many animals to feed that are not producing any income yet. I hope you have the chicken coop roofed in with rain water catchment in place. What ever water you can catch will save you money. When you set the solar panels fix them to catch rain also. I hope you have been able to get the stuff out of the tents so it is now protected. Mama and the kittens are so cute. I hope the rodent problem is getting well under control. I know no one wants to do temporary stuff you know you will have to do over but saving money is as good as earning it. When you do the permanent placement you will have learned a lot of things to make the redo easier. I worry about you guys and wish you the best.

      I agree about setting up the solar. Its already paid for. Just a little bit of work and itll be free electricity for the Two Rebels!

      @tworebelsoffgrid  10 месяцев назад

      Hi Wanda! It's nice to hear from you :) Clay shared your "unfortunate event" from the other day and we are so glad you both are okay...I probably would panic in that situation! I am wholeheartedly agreeing with you on the solar, but Doug is just not ready to do that yet...So, we have a compromise where I run the generator during the hottest parts of the day and it's made a HUGE difference for us! I like the idea of using the panels to collect rainwater too! We plan to mount them on the roof of the house eventually to have an extra layer for water collection. We will be starting the roof on the coop this week...the frame and base layer is on, so that will be exciting...we are actually planning on moving our stuff from the storage tent into the coop because it will be a much more secure and element-proof structure. We will plan on re-purposing that tent for a greenhouse at some point. Yes, mama kitty has been training those babies to hunt and every night they go out a bit further and that's make a huge difference with the rodent problem. Awe, thank you for worrying...we really appreciate it...you've given us great advice knowing the area like you do and it's been so helpful! The only parent Doug and I have left is my mom and she worries a lot too :)

    I live in Cochise County and probably in a town you've not even heard of. A guy here just built a house for his wife and just finished it up like a month or two ago and it is not elevated. Were I live the county rarely ever comes out here and every time they try and enforce something they are run off.

    Thank you for sharing this information. I sent an email to the board of supervisors as suggested, though I wrote my own instead of using the form letter. I have concerns that this may make earth-integrated structures difficult or impossible to construct, and it also doesn't make any sense for buildings built on the side of a hill. It's pretty silly that they want to apply this everywhere in the county regardless of the flood hazard.

    • @tworebelsoffgrid
      @tworebelsoffgrid  9 месяцев назад

      Hey James! We are glad to hear you found it helpful and yes, I would encourage anyone with an interest to read the proposed changes and contact the Supervisors accordingly. We have the same concerns. What I read is that basically anyone applying for a permit in the county could be subject to the discretion of the Flood Control Board requiring the applicant to obtain an engineering study to "prove" that their site is not at risk of flooding. I feel like this really opens up all property owners to being regulated out of even being able to build, especially something like an earth structure or other alternate form of construction. Funny thing is that most earth structures will likely be around for hundreds of years longer than traditional stick-built homes if they are constructed correctly. Anyhow, glad you made your voice heard!

      Yes, the 'county' wants more petty controls, I'd ignore half of it, if ur far from town. Don't be scared just say no. The mega farmers are here using up ground water, and polluting with gmo crops, and they want to regulate our building.
      If it's your home ur not planning to market in the future, just do it, good luck!

    Thanks for the info! Our property is on the shoulder of the Dragoons and has a decent enough slope so I’m not concerned about flooding at all. The folks in the permit office also told me that where my property is I didn’t need to get the flood plain permit either.
    So it sounds like the system in place is adequate and whoever is considering revamping it is either very uneducated or getting paid off by someone who will then prosper in the future.
    Make some noise about it people!!!

      Keep watching all our older videos and most of your questions could be answered,, we recommend researching the county’s website for all the rules then buy land then look at your land’s resources and if you have sand build a sandbag home or if you have stones build a castle,, the world is your oyster

  • @shawnmad2493

    If your in a flood plain you need a flood permit and need an engineer to show you are or aren't in a flood plain and if you are you need them to plan your build this is not new so make sure you know it's not in a flood it cost a lot to build in flood

    • @tworebelsoffgrid
      @tworebelsoffgrid  2 месяца назад

      Thanks for sharing I believe the bill is trying to claim that the entire state of Arizona is in the flood plain and it will cost home owners $10,000 a home to have the engineers come out and prove that they are not and if so they are considering that these homes existing or in the making raise their homes up on considerable foundations.. sounds like someone else will be getting very wealthy off of this if it passes

    Thats dumb about the new changes. Yes you have a wash but you clearly arent building in or near it. The only way a lot of you guys would flood is if noahs ark is needed again... and if thats the case no "building up" is gonna save you anyway 😂
    I agree, sounds like a way to falsly raise insurance rates. One of the thinks ive been doing while i look for land is CHECK the fima flood zones to avoid that mess.
    And i dont know... but i would think a building on stilts would make more of a hazard for your crazy wind? Maybe not but i can see it turning into Dorothy's house is wizard of oz, 😂😂
    On another note:
    Omg Clara's babies are getting so big!! I see, feom the dirt on one of their noses, they are learning to hunt! ❤
    My strey foster momma is still pregnant... im so impatient! Lol
    Thank you for posting the update on the potential changes... i was so scared you were gonna say they were droping the owner builder opt out.

    • @tworebelsoffgrid
      @tworebelsoffgrid  10 месяцев назад +1

      Lol, you got that right!! You're smart to check for FEMA flood zones...not good to build in those, although I know people do...probably get a great price on the property that way! Ha ha, that's funny about the wind and things up on stilts, but you're Right!!!
      Yes, Clara has been working every day with the babies and they further "out" of the fenced in area every night! Awe, I hope your mama kitty has them soon! It's so fun to watch them from being little bits!
      They would be insane to drop the owner builder opt out...it's what is bringing so much needed growth to this County IMO!

      I know, it's absolutely crazy! I feel like even people that live on-grid should know about this because it means every building, even outbuildings, will need to be elevated which is pretty ridiculous! I am hoping people flood the Supervisor's email boxes!!
