Maerim district is nice near mountain nice view , another San kamphaeng close to the city hot springs . I prefer Mae rim or any city go up north cz I could go to Pai or Chiang dao , easily
For Visa, you can extend your visa for 1 or 3 or 9 months. I recommend you watch the expats channels. They always make vlogs explaining thorough details. I recommend LIVE LOVE THAILAND channel. So informative!

More there is a government hospital in mae rim nakhonping hospital in case of emergency . My plan to get a house there too
