    I love a neutral palate when you have a gorgeous view, Let nature add the color. Pops of green look so lovely with black and white.

      Sarah Richardson I just purchased a beachfront condo and I’m using antique white, black, and sand beige for the palate. The view provides all the sea and sky I could want so my art and accent pillows are watery blues to mimic the colors in the view.

    That is an absolutely gorgeous fireplace. I have watched this video about 6 times, just so I could keep looking at it. Girl, you knocked this out of the park. That fireplace is now on my ‘Gotta have it!” wish list. It is now one of my relationship goals! YOU ROCK!!!!!!!!!!!!!

    The wall that was taken down did serve a purpose. It helped to separate the main bathroom access from the dining area. Now the bathroom is directly across from the dining room, especially because the dining table has been pushed to that end. You can see into the bathroom when seated at the dining room table. Also, there seems to be so much wasted space in front of those french doors.

    The one type of living room I have ~ never ~ever ~ ever liked or thought could ever be improved is a "sunken living room ".

    Sarah, you are so well spoken. Do you get offers to do "voice overs"? You don't stutter; you speak like you know what you are talking about with lots of confidence and I know that you know what you are talking about. You can't fake that. It's amazing and I love how you describe every thing your thoughts behind the design and how the turn out compares to what you originally had in mind. You've got a great imagination for creating things and making them different every house or project you are working on. You do Canada proud. May you have continued success in ALL that you do. You and Alex bounce off each other well. He knows when not to say anything and he is also your cheer-leader. I am glad when he does get his say in the decision making as well. Great team work!!

    great to see a project that really is MOSTLY cosmetic. Using the existing bones and Sarahfying it. I agree with painting the wood... the stairs in the middle make so much sense ( some think a handrail but I am not sure it is necessary). Great idea to create a sideboard with same cupboards! Lighting is simply but stylish. All yummy looking. Thanks for sharing.

    I would completely live here. This being a rental, the choices that were made provide the perfect backdrop for the renter to express their personality by adding color thru their personal items. Pictures, rugs, bedding, dishes, etc. Sarah has laid the perfect formula for anyone to make this space their “own”. Thank you for the inspiration and so many interesting, refreshing ideas.

    This is beautiful Sarah. You did good with the lighting choices. They are great and just seem to fit with each other. My mother once told me to paint everything inside white or just off white and that was 30 years ago! People often comment how open my homes feel (even the tiny ones...)     You’re right, that is the perfect shade of white, which so many of us that are not the beautiful, Sarah Richardson, would chose. It’s perfect for this space. My favourite?....I love the added cabinet in the dining room with the waterfall top, especially how it mimics the kitchen cabinets. As I was watching this I thought , just as you said, Sarah, it appears to be floating. It’s perfect! So lovely. The living room is beautiful! The rug, the fireplace, the furniture...so amazing! 🙌🏻🙌🏻🙌🏻🙌🏻🤗💕

    I LOVE IT!!! Opening up the three spaces was a great idea because no matter if there are people scattered through out the whole space you can interact with everyone. The white walls and furniture leave so many options to change the pop colors and patterns. By not having window treatments, makes the whole area look happy and not closed in. Being able to see the view outside is an added plus because you never know what kind of wildlife may come to visit, just sayin lol. I will be using white in the next place I live along with fabric that has been treated with a stain protector!!!.

    I am learning a lot by watching your videos since you are not on tv in the United States. I have finally embraced white as a classic color (I am more for colors and shades) though I cannot stand grey unless it is used as an accent. The grey cabinets in the kitchen and the side board in the dining room is as much grey as I can handle. But oh, I do love that marble fireplace and the flooring is something I would love to install in my mother's house to update it. These longer reveals also give us a view of inside your thinking and it shows so much on how we should view our spaces, looking at the bones and what can be achieved rather than just going with what is in fashion at the time. I also must congratulate you on your book, "Collected". I bought a signed copy and when I opened it at random I saw my dream kitchen. It was so surreal, I have dreamed about having this kitchen for years and to open a book and see exactly what I was wanting was so cool. Thumbs up on the house so far, can't wait to see the rest, especially the outside color change.

      Im glad you like it Elaine! When it comes to rentals you always run the risk of things getting dirty or damaged. Try to rent to people whom you feel will treat the space right!

    I'm a big fan generally; in fact, I've never seen one of Sarah's projects that I didn't like...but this house just doesn't do it for me. Feels very cold and boring. I felt that way about the kitchen and entry, and now I feel that way about the living and dining room. There needs to be more texture or color...and certainly more warmth. The rug is cool and the fireplace is nice...but it doesn't fix the overall feeling you get from seeing this room. I couldn't even imagine trying to take a nap in this room. I'd shiver so much that I'd have to go take a warm shower.

      Jeff MB - I agree! And in a rural area of Canada where there is snow from the end of October until April at best! As a ski lodge rental, it is going to have high heating bills, as the people staying there are going to need to warm up.

      If I were a young family looking for a rental NO WAY would I let my kids in there!!! DANGER DANGER DANGER all that white!! It is a very adult space...but most of Sarah's are..never have a seen a space she did any kids I know wouldn't destroy. "Light Bright Airy" to me reads stark/cold/sterile...I know it's been asked but as yet I haven't heard the answer, Who is your customer target with this rental? Seems like sitting in that living-room on a snowy winter's day would feel like you are sitting in the snow bank.

    The sideboard in the dining room is stunning. The crisp white counter top, waterfall edge, and the white kick truly set it off. It's shallow narrow depth also makes it look more modern and custom.

    I have watched all your shows. Love your style always enjoy your reveals. Always chic. My favorite was the living room from Sarah's House 4. HGTV USA need a show with you. OHH Really loved all the Sarah's seasons. the back split was so glam and fabulous, the farm house so warm, the city home season one was so chic and real. Totally think a family would love that space

    Totally agree with not shying away from removing a post or wall. I recently removed a post in my kitchen that was impeding my reno plans. While it cost me a bunch to remove it (ouch) and have a huge beam put in, the kitchen is no longer marred by the sight of a pole. Completely worth it! Your living room does look comfy. It will be beautiful with that fireplace going in the winter. And the firewood box - genius!

    We just did some renovations on the lake house we bought last June that has a tone of tongue & grove pine. We’ve painted most of it but now seeing this I’m going to paint the rest. I thought I wouldn’t like too much white. I love this living room make over.

    I love the single seat cushion of the sofas but can't find anything that isn't eye-wateringly expensive. Love the color scheme. I'm currently renovating a 1957 mid-mod and trying to get it lighten up is challenging (resistant spouse). Great ideas.!

    We had a pass-through wood box on our farmhouse growing up, but it was loaded from outside in the yard. The box door to the outside was insulated so the cold air stayed out. I remember the sound of my dad loading it before he came in from his chores in the evening.

    It looks wonderful! I agree with you 100%, that you can’t have too much white!! The living room is the most dramatic transformation that breathes life into the entire space! Centering the stairs and adding symmetrical column and the glass panels makes everything flow comfortably! As per usual, fantastic job!

    My house is very similar. We raised a big family here, but honestly it resembles the "before" pictures. Not stylish, but warm and practical. Interesting to see the potential with your stunning makeover.

    Stunning update! Love the smart structural changes that created the overall space: removing the front entry, centering the stairs, removing the wall, adding the second post. The neutral background does support the views and placements of colour- and it features the people in the room. My own design philosophy is to create spaces and backdrops for people to be at their best. Question: living room window treatments? Are you putting any in? Dining pendants: I prefer half-mirror bulbs so the light doesn't shine in your eyes and bounces off the walls and ceiling- very soft and flattering! (I believe there are half-mirrored bulbs in the kitchen wall sconces?) I wonder if the original owners know you're renovating their home and are experiences sellers' remorse!! I would!!! Look what you've done!!! Amazing!

    Amazing result. What to do on that left kitchen upper cabinet? Ask the viewers. I say fill it because it's visual tension. When blocked by the black pendant light my BPM goes back to normal. Sincerely yours, G.
