Commerce is amazing. I am an early riser, usually up by 4am, and being able to just get up, throw some shorts on and go run around town at 4am w/ absolutely no fear was wonderful. Very quaint, quiet, but alive town. The university keeps it fresh, there is new business each year, a couple of festivals, and the proximity to Dallas and Greenville make the town darn near a suburb. You can rent an apartment right there, downtown, if you wish, and the real estate prices are not out of reach for new families/first time buyers. TONS of history here as well, if you like exploring
