MEGAWORLD Corp. is putting 10 of its key office assets into a real estate investment trust (REIT) that is aiming to sell up to P27.3-billion worth of shares in an initial public offering (IPO)
MREIT, Inc. a company designated by Megaworld Corporation to operate as a Real Estate Investment Trust (REIT), leases a portfolio of ten (10) office and commercial assets to a diversified tenant base across the Philippines with an aggregate gross leasable area of 224,430.8 square meters.
For MREIT, it will conduct its offer period from September 14 - 20, 2021, and IPO on September 30. Megaworld [MEG 2.71 3.21%], MREIT’s sponsor, will sell just over 1.2 billion common shares (49% public float) of MREIT (assuming full exercise of the over-allotment option), at a maximum price of P22/share. Since the deal is 100% secondary, all of the money raised will go to MEG, not to MREIT. For RCR, it will conduct its offer period from August 31 to September 8, and IPO on September 20th.

According to a prospectus filed with the Securities and Exchange Commission (SEC) on Wednesday, MREIT, Inc. is planning to offer secondary shares of up to 1.239 billion common shares at a maximum price of P22 per share.
“We are going to launch the largest REIT in the country. This will be the largest IPO of a REIT. We are launching a total asset size of about P55.6 billion for 10 properties. The size of the offering will be around P27.3 billion (including overallotment),” Kevin Andrew L. Tan, Megaworld chief strategy officer and MREIT president, told reporters on Wednesday.
The offer shares represent 49% of the company’s total issued outstanding capital stock, assuming the overallotment option is fully exercised. Megaworld will retain the remaining 51%.
Through a property-for-share swap, Megaworld put in 10 office, retail and hotel assets with a combined gross leasable area of 224,430 square meters (sq.m.) into MREIT.
The buildings are located within Megaworld’s major townships - Eastwood City in Quezon City, McKinley Hill in Bonifacio Global City, and Iloilo Business Park in Mandurriao, Iloilo City.
Included in the portfolio are: 1800 Eastwood Avenue, 1880 Eastwood Avenue, E-Commerce Plaza, One World Square, Two World Square, T

I agree with what Kevin said about data privacy. And in general security when you are in a WFH setup. So i think, it's inevitable for some company to have their workforce back in the office. Just hoping that mreit gives out good dividend as Kevin said, what investors look at when they go for reits in general is not the price action of it. But the dividend payout.

WFH Setup is a challenge to IT Technical Support Engineers especially if you need to physically repair computers. You have to go to office to do the work.
Establishing remote sessions to customers while at home is also a problem if the Internet Connection is not stable. Employees in WFH Setup also shoulder the cost of Internet to do their work.

I think this is a good investment
Like in the book "who moved my cheese?", being open to changes. We think that after the pandemic, everyone will just go back to the office? No, sorry. Wfh and office work has its own value but to force the old just to satisfy complacency is not good. Progress involves constant change and adjustment. I think the real estate industry especially the office rental business should quickly adapt to this and not just think about the old ways of pure office rentals. They could convert even half of their building spaces for pure leisure activities or activity places for transient clients. Guaranteed, that 100% pre-pandemic occupancy will NEVER return. The world must move forward and adjust to mixed work environment since remote work and flexible results based work is becoming the norm. Workers are seeing value in their time and wants results based work.
I have the same sentiment during early lockdown of 2020 but an ideal settings of wfh is not within reach for the majority of the Filipino workforce, mostly working in areas where they coudn't control everything that's happening. This is pretty evident hence all real estate magnate echoes the same answer. Workers benefiting from this mostly likely have the ideal environment and resources.

I remember I bought MEG in 1998 around P3, 25 years later the stock price is still around P3, Andrew Tan becomes a billionaire but MEG long term investor lost a lot of opportunities… not really a good company to invest long term.

he is correct sir marvin, its very difficult to work at home in a typical asian set up, children are noisy dogs are barking you are on your own means most of the time you feel tired, work at home makes you lazy lol , so office is more ideal talaga .
