Eddie, I will be closing on my house at the end of September. My basement is a little under 900 sqft (Unfinished). I've been shopping around, and the all-in low-end utilizing a contractor was 35k, and the high-end of 55k. I grew up in a construction/masonry/carpenter family and didn't have faith in me taking on a project that size by myself. Then I came across this channel, and it changed my mind completely. I've watched all of the videos at least 3 times already, and this video was the icing on the cake. Now I know I can do it; the good thing is, I won't have to pay over 15k. I went online, priced everything as I watched this video, and added it all to my cart at Home Depot. Grand total....$12530; ok, I might sub out the drywall. 😁😁Thank you!

Drywall really just depends on how complex your basement will be. I've drywalled my entire main floor (about 1230 sqft or so). My basement (750 sqft) is going to be significantly easier because I'm going to just do the exterior walls with only one interior wall for under the stairs for a server closet and a location to host light switches.
I'm just 29 though and I weightlift regularly so lifting the drywall isn't too difficult for me. I also bought a drywall lift a while back so ceilings are also pretty easy.
Stumbled on this video since I'm currently doing my basement, very happy I waited. Those lumber prices just a few years ago were insane. I spent $3.25 for 2x4x8 framing lumber.
I'm so glad wood has gone down in price since this video. I just spent 3.75$ for 100 2X4X8's, like 12$ for 2x4x16 PT wood.

Took me about 2 years to finish my basement, I had your subscription to bfu and watched tons of your videos. About 1,200 square feet and subbed out electrical and drywall (1,200 in labor total, but this was someone I knew well and he did the work a little at time on the way home from work). I would estimate around $16k total and I did a 1/2 bath. Pretty spot on estimate since my electrical and drywall labor wasn’t typical
Also, did a drop ceiling to make utility access easier. I was able to get a much nicer high end ceiling tile with all the savings.
Thanks for sharing. I finished my basement a year and a half ago with help from your videos. I did run into a few extra costs such as a radon system that I did myself, Water powered back up sump with radon cover, replaced parts of duct work with low profile duct for head room, arc/gfi breakers for most all circuits. House is 3 year old open concept and didn't like the floor bounce so doubled the joist under great room and kitchen and ran blocking else where. So with 1300 sq ft finished drywall with 2inch foam between stud wall and concrete ,full bath,, premium vinyl flooring, trim doors and hardware same as upstairs I am all in at about 25k. With the 2, 4 by 4 windows and extra stairs going outside it could be made into 3 bedrooms according to the code inspector but for now it is the wife's craft room and a man cave. Yes all permits were pulled and fully inspected. Because of lumber and material price increase I would maybe be at 35 k if I did it today but it is still a bargain .

@@BasementFinishingMan No I am a fairly experienced with carpentry plumbing and electrical but the basement has it's own particularities that I didn't care to learn as I went making and learning from my mistakes so I watched your videos for tips and watching your crew to avoid as many mistakes as possible. Maintaining ceiling height and that to make it feel like regular space I had to sacrifice floor space to disguise mechanicals is something that is difficult in basements if you are not familiar with them I learned from your videos. It looks great without weird soffits and bump outs. I have a knock down finish on my ceilings and only 3 8 by 8 access panels in it for hose bib shutoff valves. Couldn't be happier.

Eddie , I am a first time home buyer I should be closing some time near the end of June in Huntington, NY you have inspired me and motived me diy the basement of this new home. I have been very handy for many years even where I rent my Landlord loved me because I would fix everything in his two family home. I’m 58 but in great shape and so I’m ready to make the move to be an owner. But I can’t wait to get into that basement and renovate and add even more value to my new home. I just watched and subscribed...the best I've ever seen on You Tube! My house is under construction with an unfinished basement with the premise of finishing it myself down the road. I thought I've seen a lot of videos already (and there are a lot) and give me a basic knowledge of the process, until I saw your video and realized how much I didn't know and missed with what I have seen so far. I've been in home valuation business for 30 years. Typically increase in home value from a standard finished basement is about 3% - 5% of the value of the home, depending on the local market. Value increase for a walkout basement can be higher. I'm not disputing your cost estimates, just want to make sure homeowners know that they will not be getting full value for money spent.
My local Home Depot in a suburban area is getting so much theft they have locked up all the electrical wiring and power tools behind metal cages. They stopped allowing customers to use the self checkouts. Home Depot Employee is at the self checkout to scan items for you.
Thanks for doing this video! It's very informative. My parents are in the process of buying a house with an unfinished walk-out basement. They told me that I can move-in downstairs but I would have to finish it myself. I figured I can actually save money by putting my savings into finishing their basement and then not have to pay rent for the next 5, 10 or however many years I end up living there. I've got a very rough floor plan drawn up (thanks to your videos for all the great ideas) and I'm just trying to figure out the budget. I would love to sub out the drywall work - I helped my dad renovate a bathroom last year and I did the drywall because my dad has a bad back. It was a miserable job and, while acceptable, didn't turn out very good. I would like to avoid it if I can afford to. Anyways, thanks again for all your videos.
Also, if you need an idea for a video, may I suggest that you do a video on how to find good subcontractors. I have no idea how to find a drywall subcontractor, what questions to ask them or how much of the project needs to be done before I start getting estimates.

I finished my basement with open ceiling and painted with black. Finishing drywall-mud/sanding is the hardest part. I would recommend to hire drywall guy just in case i will do another basement job 😁 great info on those numbers but now they are double with the inflation!!

Is there a reason you use the light cans and bulbs vs the new pancake led lights that are adjustable? They seem like a lot less money overall and you just drill hole and install.

I'm curious what is your opinion of metal studs vs. wood studs? Why is that? And is there a major price difference between the two?
Do not use them at all...not much cheaper than wood currently. To much of a commercial installation causing to many modifications to standard residential applications. ~Eddie

I have about 1,500 square feet, but all of the framing is done. However, I was quoted $105K to finish the whole thing. Seemed ridiculous. Plumbing is already in place as well. I would need plumbing for a wet bar though. I don’t have time to finish it myself, but I may partially finish it.
Yes Charles 100K for 1500sq.ft. is not all that uncommon at todays building material prices. You could finish yourself for around 25K, and keep the other 75K in the bank! Good luck with the project my brother!

What do you think about using 2x3's for exterior walls to save on costs? I know it's unconventional, but it's quite a savings right now. There would still be room for electrical, probably not plumbing but can move to 2x4's in that area. Your thoughts??

Wanted your opinion on Sani tred. I don’t have the money for a full reno. I also live in Pa in a 1940’s home so my basement is typical cinderblock. Just looking to clean up the walls of Efflorescence. The prior owners painted over it but not sure if it was a water proofer, if so it didn’t work there is bubbling and chipping. Looking for an affordable fix and just to clean up space for a nice laundry area. Thanks!

Contractors are asking for 40k for 535 sq ft of the basement in North Grafton, MA. What should I do? I do not have enough knowledge to pull the permits myself.
Don't pull them! Most homeowners do not get permits from what I learned over the years...It's you house and you can do whatever you want to it without inviting the government to dinner! ~Eddie

Here in Canada - Toronto I’m getting quotes of 85 - 95k for 900 a sqf basement.
Does that include a Bathroom or a Bar? That's really high if it's just a basic finish of a basement...

Homeowners seeking pricing info: please keep in mind these are STARTING prices. Also keep in mind, not all contractors are going to be charging the same based on their overhead (cost to run their company) as well as their quality of work and reputation. "Starting" means basic finishes. So that doesn't mean you're going to get a tiled shower, but an acrylic insert and vinyl flooring. Also, minimal or no partition walls. Although it may seem like no big deal to add walls, remember it adds additional drywall, electrical, doors, trim, and painting material and the labor associated with it. Remember, the material prices shown here obviously do not include markup. Contractor markup is vital on all material and labor in order to cover overhead and profit. So, if you price out materials, the difference isn't what's going in their pocket. I usually tell most of my prospective customers to double what they're thinking a project will cost.
I never implied that the difference between materials cost and contractor price was the contractors profit.
All I am showing in this video is what a homeowner can save diy-ing the project versus hiring a contractor to do the project for them...
But you are 100% correct in your analysis...the contractors has to back-out all of their fixed expenditures as well as all labor and a lot of other hidden expenditures to arrive at there gross profit margin. I know as well as you, that we contractors don't get to keep all that difference money!🤨

For insulation, for using Home Depot calculator on a 1500sf 9 ft ceiling, it tells me total of 33 bags, seems way lot that the 8 bag you mentioned. A little confused
Just count how many stud cavities you have and add it up. Then buy the right number of bags to fill the walls. If you count 100 stud cavities and each bag has 10 pieces of insulation, you would need 10 bags...and so on...
8 bags is middle of the road for us. The insulation calculator is wrong! Just physically count the pieces needed and buy accordingly. Best, ~Eddie

I got a quote for my 700 sq ft basement renovation and the contractor gave me a quote for $25,000 but I would have to buy all the materials myself or $40,000 if he bought the materials.
He's figuring the materials will cost around $15K and his labor is $25K...that's about right...
Where the heck to people buy green pressure treated base plates.... I can't find them anywhere. All I seem to see is the darker brown pressure treated wood for decking and outdoor use. I have tried multiple lumber yards also and they all are not selling unless you are a contractor or builder with them specifically. Do the Brown pressure treated 2x4's work for basement plates?
Home Depot and Lowes both sell Pressure Treated Lumber. Some treated lumber is more brown than green in color, but as long as the tag on the lumbeer says it's pressure treated lumber it works just same whether its green or brownish in color. ~Eddie

Only if your basement walls are Masonry units...Concrete walls need no sealing.

What about the underlayment for the flooring? Usually priced around .15 to .45 cents sq ft.
Hi Larry! Well we don't use any, never have and probably never will as it is not needed for most synthetic plank flooring systems over a concrete floor. So...I have not factored any underlayment into my costs. But if you're going to be using that product you would need to factor it in! Thanks for the views brother! ~Eddie
Life proof flooring suggests against it. Everything is built into the plank. They do list a certain type of underlayment if you choose to use it. All others violate their warranty
