  • The verbiage prefab and modular home are interchangeable in many instances but on many websites, they are sneaky with how they use the difference of these two descriptions. With the rising costs of traditionally built homes, many people are turning to alternative housing solutions like modular homes and prefab homes but what the difference between the two, today we will be taking a deep dive into the verbiage that many websites use to lure you into investing in their pre-fab home companies and how many people never even get that product they pay for.

      You mentioned in the video to look for real photos of the modular home - do you have any real photos or videos of a Boxabl house on a permanent foundation? I keep seeing them in parking lots or on frames -- I'm hoping one of your incredible videos shows a real one on a permanent foundation. Thanks!

      @@HowToADU since the Boxabl homes are not in full production yet I haven’t personally seen them on a permanent foundation. I was able to tour the factory and unpack a home but I hadn’t seen one outside the factory.

    A true modular home appreciates along the same lines as a "stick built" home, as it must comply with the same building codes . . . BOCA & CABO . Other prefabricated homes do not comply, and ultimately end up depreciating somewhat like an automobile. Also, not all banks will lend for either. Buyer be ware !
    It's too bad that we don't learn the basics of building or buying a new home in our education system !

    Some of the red flags you mentioned are not that dire, there are others that you didn’t touch upon that are more a cause for alarm. Vetting the company is extremely important, as too many are engaged in selling vapor ware, or unproven concepts that may never be proved worthwhile. The biggest hurdle for buyers of pre assembled modular homes is actual logistics. The factories where these are produced are not down the road where you want to have your hone erected, they’re typically many states away, and you need to look into the feasibility of trucking those modules cros country at exorbitant costs to cover wide load restrictions and carefully planned routes, and the special permits required, not to mention the rapidly increasing fuel surcharges. Then you have the cost of an on site crane which practically never drops below $5k a day. Modular built to better than mobile home standards has a definite market, however this is not nor can it ever be an affordable alternative. The concrete 3D printed examples in CA are a cruel joke and a near complete boondoggle. Boxable has a cool concept, less prone to complications in shipping due to their collapsible system, but you’re extremely limited in scope and breadth of product unless you’re so wedded to the idea or circumstances allow you to splurge big bucks for multiple units. The answer to affordability is not that complex, it just needs breaking with the past in more practical ways to address the very complicated housing scenario we’re facing and shall face for many years to come.

    Now in order for the electric company to turn on power you have to show that all the permits and inspections have been passed even in the most rural parishes. So if you want electricity there is no way of going around the bureaucracy like 10+ years ago. We live in a very rural parish, only parish that doesn’t have a single red light. And we had a house that was destroyed in hurricane and so we tore it down and are putting a double wide and they are making us redo everything from surveys, to elevation, septic inspections, etc. or they won’t turn on power. As well as water companies started cutting off water to people that had more than one home on waterline.

    Have a P H modular that has withstood 110 mph winds, it sits with a concrete slab in the crawl space, so it in nailed down. It was built by the same guys that build the mobile homes, so just barely better than one. Anytime one Insures, hooks up to public utilities or finances the property file is pulled & the assessor will come document the upgrades, no drone's necessary. One has to remember the 1460 Dutch "fire place tax" is still in effect everywhere, so no matter what it is, one is renting from the government for life.

    I'm looking to move to Port St Lucie, but there's a 10-12 month wait for a new house and the prices are rising everyday. pre-existing houses are being sold in less than 2 days and usually $40K-$50K above asking price. I know I can sell my house in less than 3 days and I could profit $100K, however I'm not going to get into a bidding war or pay above asking price. I think I'll sell my house, live in a RV for a year and buy next year when the prices return to a reasonable level. I could also buy some land in the middle of Montana and build a log cabin like Honest Abe Lincoln ;)

      Dear , want's to live in Port St Lucie, hate to be the bearer of bad news , but, being someone who has lived in PSL for 27 years , I can tell you right now, prices will not come down , they never have and they never will, I bought my house here in 94' for $49K , it's now valued at $249K , just keeps going up, problem is , even at that price , it's below market value with most coastal community prices , Even if I sold at my price , I probably wouldn't have enough to buy another home within 5 miles of a beach ...I think You may have a better shot around Cocoa or Titusville .

      Whichever county you're looking at in MT will find you and make you meet requirements lol. I wouldn't sell hoping it'll go back down, you may get priced out of the market

    You are a phenomenal FOUNT of information. I live in Wisconsin, been considering moving up northern WI..and most homes have no basement and many are 3-season only homes...I bet (considering what you've told me now) many of those will not qualify for traditional financing! And some of the little tiny off gridy types that I see there too..would not either -and NEITHER may be able to be insured!!! OH MY GOSH!!!!!!!!!!!!! I have no idea for sure, but these are EXCELLENT points to consider Wow, thank you. Just plain wow. ..so much to know. :-((((( Love your channel, I just eat it up. THX!

    I’ve been loving your videos! Quick question about 3D printing: SQ4D - one of the companies you showed in the video - just sold their first home in New York for 1/2 the price of a new home in that area. They estimate construction costs to be 9% of traditional building and only take 48 hours to complete. Do you think the High price for the California region is because of the land?

    The problem that I am coming across is I am not able to see a Franklin home franklin homes prefab modular jasmine1 model 5117. If I put the info in or even delete the franklin home, I am not able to see anyone with a franklin home.

    My husband wants to build an “earthship” out of old tires on our 300 acres. We already have a well and electricity on our property. Do you know much about this type of housing and whether insurance is obtainable?

      You have them delivered to your location and have a general contractor install them.

    I am looking for modular re-sales and can’t find any........where are these homes anyway. Seems that they aren’t even listed on sites such as Zillow.....help!

      They resell as regular homes, so they are not listed as modular upon resell. Once they are put in place they are considered a regular home by all the legal entities. A manufactured home is a totally different story.

      I’ve done two videos of Boxabl homes. They are wonderful and affordable. They will be in full production at the end of this year. Very exciting to see them from the beginning to full production. It’s a fantastic eco friendly home.

    600k for a 3 bed 2 bath is cheap if it is anywhere near the Bay Area. You are lucky if you can find a 1 bedroom for under 800k here. And even if you can, plenty of people will likely pay tens of thousands over asking price and out bid you. Now, if this is in the middle of the dessert like Death Valley, well yeah, not so great of a deal. 😄

    Those 3D printed homes for nearly 600K or 1M are total ripoffs. I caught a few videos when printed homes first started. Should be only 30K to 60K end of story.

    3D "not affordable" -- I think you need more info before reaching a conclusion. For example, how much would you have to pay for a 10K foot lot IN CALIFORNIA *and* with a (presumably in-ground) backyard swimming pool BEFORE you built a house on it? That price needs to be separated from the price of building the 3D house.

    "Prefabricated" = "Modular" in building homes. They mean the same thing. It is when people in the industry say things they know are not true that the public becomes confused. An example, other than the title of this video, are all the RUclips videos of manufactured homes (HUD-approved) labeled modular. I do not know why these people do this because they do it intentionally, knowing manufactured and modular are not the same, but modular and prefabricated are the same.
