The problem is that top agents usually already have great photographers. Finding them and then converting them to actual clients is very difficult. Generally there's little loyalty in real estate - if their photographer was hit by a bus, an agent's only concern would be to quickly find a new one. So your best course of action is to have a superior product range AND far better service than their current photographer before getting them to notice you. Doing freebies only attracts bottom feeders and smacks of desperation.
Most of my freebies landed me very high end clients, got me in the door and gained their trust..
Only problem I see here is most agents who are the "top agent" already have a good relationship with their photographer and wont be switching to a new person for no reason.
Better to get rejected by a top agent than a non agent

I've been a realtor since 2006 and one thing about typical photographers is that they don't know how to run a business or follow up consistently to stay "top of mind" with their clients/realtors and they fade away from the agents memory. GOOD Realtors are super busy and it's easy for that to happen

Thank you. There are some good tips here for sure, but the title’s a little misleading and “how to research the most active agents in your area”might be more appropriate? In order to GET these folks as actual clients, how do you contact them and what do you offer them to make getting clients like “shooting fish in a barrel?” The best and most active agents in an area are likely working with one or more photographers already, so how do you get their attention and get them to give you a try… besides the ways you knocked in the video?
I suppose I should make another video on how to approach realtors and close business!
But to answer your questions here, popular ways like Instagram aren’t as effective as more traditional, less “sexy” ways, like emails for example.
If you have a list like the one I cover in the video, you can set up an email campaign that is far more effective than any social media platform or website with first place keywords.
This has not only been my anecdotal experience, but has also been the experience of the members of the course and supported by companies like Hootsuite who have tested and shown that email marketing is at least 3x more effective than social media.
And besides emails I would list cold calling and hosting continuing education meetings with your local realtors association all as better results that are more profitable than social media.
As far as talking to realtors, I can do a video on that, too, but it’s all about having a prepared response for predictable questions.

I'm based in Australia. What's the Australian version of Zillow scraping?
As it pertains to emailing, would you recommend emailing all agents in a brokerage (not necessarily the Realty Executives and Keller Williams of the world that have countless agents)? If not, how come? If so, would you email each one individually or all together in one email like normal or all together but BCC'd?

I emailed every agent from one branch of KW in my area (95 agents). I received 3 emails back asking for more info.
1 said they'll need me next month (set reminder), 2 saved my contact info.

I just took a paid, on location course with another RE phototography guru and he is advising the opposite of what you suggest. He's advocating "the instagram method" and doing the "first shoot for free" method. It worked for him in his business. So now I'm trying to determine who's giving a new guy the better advice? How do you get these top producing agents to give you a shot and leave their regular photographer?
Otherwise great video and I'm looking forward to viewing others from you, but there is something I haven't been able to find: The link you mentioned on "ordering your list according to frequency" could be found "below". It might have been an oversight and is easy enough to add. Several others have asked in the comments below, and I didn't find an answer there either.🎬

You use a count function and you can get a list of how many properties each realtor has listed.

I've been doing this for months as a Realtor myself. I still have to contact over 100 agents before landing a gig.
You could contact thousands in minutes with an email. 👀
@@REPMC I've done that. I sent out 1000 mass emails a week barely got replies. I've sent over 10,000 emails. The best result I'm getting right now is calling realtors directly.
@@NoamTube way to get started! What are your open and click rates like? What realtors are you targeting? These are all important keys to results.
@@REPMC Every morning I look through the MLS for the "coming soon" properties and look for anything with no photos, a few photos, or really bad cell phone photos and call them. I tell them I do photos, drone, virtual walkthrough, 2d floor plans and videos with very competitive prices. I'd say I get about 30% of the calls I make and starting to get clients based on recommendations.

Quick question. Zillow listings don't show the actual listing agent. They show the agent that had paid for leads. It's usually a buyer agent. Are you sure that these companies are able to get the actual listing agent by scraping Zillow?
Zillow does show the listing agent for sure. Whenever I've looked up a listing for a job that I shot, the agent I did it for is always there

My name is Jonathan by the way! A great way to get killer portfolio pieces with great practice is finding a neighborhood nearby that is under construction and visiting their model home. You can go unannounced.
Just walk in with your camera where there will be someone to give people tours, and ask if you can photograph the house. 👍

Yup, I showed up at a model home and nobody was there. Called the realtor. Met her there the next moring and she gave me access to all their model homes and spec homes to shoot.
My issue is I know who the top producer are but I have competition.

Fiverr is a small part of the equation here. It’s more about completely rethinking your approach to how to find clients and reach them effectively rather than wandering about the market aimlessly.
In the next videos I’ll be talking about how to use the info in this video to launch email campaigns (which are more effective than social media), marketing campaigns, ads, etc.
