    One major pro in my opinion is this: Let's say you're paying 2.1K for an apartment at Tropia. You're not just paying for the apartment, you at least get the whole Downtown Wellen Park experience at your door, Wellen Park High, Primrose School, Costco, Starbucks, trails, kayak lake, cool restaurants, Hospitals (coming soon), Cool Today Park, a Food Garden (coming soon), etc. For what I pay for an apartment, I'll pay it, because not even in California could I get this convenience.

    Cons- Wellen Park is located within the city limits of North Port with a Venice address based off of postal. Have to pay taxes to North Port and Sarasota County, which for my residence in Wellen Park, is about 10k without homestead.

      That is true! you do get hit with the NP tax as well. You also most likely have a CDD in WP which is applied to your tax bill. Def something to consider. Thanks for the comment.

    Looked at Lennar's golf and CC yesterday. I would say the biggest problems are there will be a decade of construction trucks throughout all of the routes to and from I-75 plus you are 1 1/2 hours from RSW airport if you don't hit a traffic jam . Punta Gorda is 45 minutes away but no flights to areas I frequent. It is really bargain priced so it will sell. Not interested because of the location along with the artificial feel of the place.

    Wellen Park is way overrated in my opinion. Yes it has some nice amenities but that's the smokescreen the builders use to sell you a subpar built home that should be worth half the price they're selling it for and on top of that they make you pay for all the amenities anyway through the CDD and HOA fees. They make you think it all comes with it but you're the one paying for it.
    I believe that Wellen Park is also for the most part in a flood zone, it's sandwiched between the Myaka River and the Gulf, the area had some extensive flooding after hurricane Ian.
    Buyer beware!
