I'd also appreciate a deal walk-through video/ series. I'd really like to see how funding is calculated with a 1st lien hard money lender and a 2nd lien gap funder. If I could get your perspective on this, I'd really appreciate it. I'm in the middle of a deal now that I don't feel confident in my analysis when it comes to analyzing the two loan terms.

Being in school on a fellowship that doesn't allow me to receive income from any source other than them, I am limited in the action I can take now, so I am learning all I can and saving what I can. I have always had the mindset of pursuing excellence, solving problems, and being competitive with myself. I am encouraged that with this approach I will be able to make things happen!

OMG David! What an episode! This is one of those "make sure you watch until the end". The very last part about having "excellency" as a goal is just powerful. I am 100% with you. Two of investor that are sort of my "mentors" are owners of restaurants where I used to work as a waitress many years ago before I became a nurse. They both invest heavily where my husband and I invest now, and these two investors are happy to answer any question I have. Why? Because when I worked for them as a waitress I gave them my best. I know the answers you gave this episode were kind of general, but I appreciated it because I feel like it can be applied to more people in general. Many of the answers definitely spoke to me. You are just great David! Thank you for what you do!

In my opinion, these conversations are more valuable than any deal deep dive that you might do, because I suspect that you are more successful due to your mindset than because of your raw deal-finding talent (though you're amazing at that too, no doubt). I don't actually know Dave Van Horn but I should reach out to him because I've never actually met a Vanhorn that I'm not related to, plus he just sounds like an awesome guy. I look forward to reading your future book that you referenced about goal setting.

Interesting take on the effect of higher interest rates. I've heard other big names say that the higher priced areas that experienced the most appreciation in the last few years, will be the ones that drop or dip the most. And the lower priced areas will dip less.
P.S.: I totally bragged to my real estate investors friends, and my Facebook friends, about you answering my question on a previous episode. And then you mentioned the same question on a second episode!!!!! I was shocked!!!

In the first story with the 16 bed apt, you did not actually listen to the guy. You talked about how maybe he should sell his property in Colorado as you mentioned markets like Idaho are “exploding.” But his property is actually in Rexburg Idaho - not in Colorado.

If you're gonna be in the area and have transportation I'd suggest going to Tratto on 20th St and Camelback, Barrio Cafe on 16th St and Thomas, or Valentine on 7th Ave and Indian School. You won't regret any of those choices for a damn lovely dinner. I know you don't drink, but if any in the party do, Valentine has ridiculous cocktails and Tratto's wines are superb. Barrio has the best horchata you'll ever drink though.

David, I've compared extensively dscr and commercial loans extensively since I've had to finance 12 separate purchases this year. some advantages of commercial not mentioned here include significantly lower closing costs at purchase. I normally pay less than $1,000 to close on a commercial loan but several points on a DSCR. interest rate is also usually 1% are more lower. with that in mind would you still choose a dscr loan every time? I'm open to calling in during the show to discuss
Currently living out contractor having personal problems and having to fire him since he was being abusive to his workers and materials and materials going up in price. But right now, looks like we will still make money.

Hello, I've been watching Bigger Pockets videos for the past couple years. It's because of you guys that I refused to give up on purchasing my first home post-pandemic as a self-employed individual. You also are the reason that I am gearing up to purchase my second property soon using the creative strategies that I've learned from your RUclips videos. That being said, I am in agreement with many of the other commenters. I would love to see some of your personal deal deep dives. Specifically I'm interested in how you negotiate the deal with the seller and also how you deal with contractors.

On the one where the guy wants to buy a house that his brother would use as a primary residence, it depends on the state law but I think they could buy as tenants in common as his brother's primary residence, co-borrow the loan, and the loan would still be a primary residence loan. I've looked into that where I am.
Would love to see you analyze deals! I have equity in 1 buy and hold rental property and wanted to buy another with the equity in the Calgary market to use as a short term rental. I have enough for a 20% down payment on a townhouse. What are your thoughts property with HOA fees. I worry about them going up.

First of all, love the podcast! So I have a question: Based on the final topic you covered, I loved the bit about pursuing excellence - that has always been my moto going through life. Now, the example you gave was strong and clear, but that’s where my dilemma kicks in. At 24 years old, I’m already finding that to be difficult, as there are small bits that would allow me to pursue excellence like you’re saying. I’m an Engineer, and enjoy being an engineer - but the work I do not is slow and I know I can do more. Being an engineer helps me recognize patterns and solve problems looking at the overall system. But unlike cutting lawn, I’m held back by the limits of my employer, so therefore my cash is too - I’m not sure what direction I should take that will allow me to increase the velocity of my wealth, as well as enjoy the process (I like hard work, but not sure what to point it towards). Thank you.
