    So you basically said that a HOME INSPECTOR is not an Inspector, but someone with an opinion of visual defects and without the proper education to review or report on structural concerns or safety of the property? Leaving any issues or safety concerns up to the property owner to Inspect and repair as they see fit? My question is, then why do people hire you, if you are not trained to foresee damages or hazards that could harm a family or property?

      A home inspector is not an expert in every construction trade. Nobody is.
      Home inspectors are paid to provide their opinion. He never said, or basically said "the home inspector is not an inspector" as you mentioned. And he never said they aren't "trained" to foresee damages and hazards. That was your bias interpretation.
      He said it's up to the homeowner to fix those things prior to selling the property and he was right.
      A licensed home inspector is highly trained and properly educated. They are qualified by their states to report on structural / property safety concerns once they have completed state approved training through both schooling and accompanied field training. He says at the 1:15 mark, "the inspection report is only supplementary to the sellers disclosure". So by that logic, a buyer hires an inspector to find all the unfixed items that a seller is either trying to hide and lie about, or just isn't aware of.

      I believe you missed the point. There are things that are responsibility of a home inspector, and there are things that are the responsibility of the homeowner. Future roof leaks is one example of what a home inspector is not responsible for. Why do people hire home inspectors? Because not every home as problems, but some homes do. And the best way to find those problems that may exist in a home is to get the home inspected.

      Trithfinder isn’t very good at seeking out the facts 😂 If you were interested, seek out the Standards of Practice for home inspection and the associated code of ethics. Then you’d have found the truth. Good luck!

      @@internachi I would like to disagree. ALL houses have defects. Old ones, newly build ones, well maintained ones and neglected ones. The only difference is the amount of major and minor defects. With the proper training and insight the Home Inspector can (and should) point out the flaws of the property. In his/her report you can see his/her structural and safety concerns.
      This can be a great point when you negotiate the purchase price. Don't just use the cheapest guy around because "they're all the same". In most cases you are not saving money when you skip the inspection because the Real Estate Agent or Seller said everything is fine and they're no issues. You have to live in that house, you have to pay the price to buy it.
