Baffled what the architect meant when he said it wasn't attached to the rock? How was the foundation built? On siesmic dampers? Steel beams with all that thermal bridging is an odd choice with all that glass. Rolling shutters are a very nice idea - glare can be annoying at certain parts of the day.
Oh man the steps walking and noise is very bad for these million dollar houses. They must have put some insulation for these timber steps. This is a problem with building houses with wood as well so much noise is generated just by walking on the floor.
