You can file small claim tribunal without tenancy agreement. The first thing to do is to compile all the evidence, e.g screenshot of proof like the online posting regarding the rental room, the conversation when you intend to rent the room, each month transaction of the rental payment and the deposit payment, and also make sure to record everything in the room that still in the good condition when you left (if not, might find reason to deduct the deposit). I manage to get back my deposit, together with other tenants that occupied the other room..

Moral of the story, just pay the necessary cost for the paperwork to give yourself piece of mind. Even for renewal, I will still do all the proper paperwork to avoid dispute in future.

I found that landlord ... mentioned, tenants will not get lawyer to sue her, not worth...and finance problem ... all workers...😂 that why she dare to do so. *God is always looking at us.
You have to sign the "rental contract" in English. Non-English version (Chinese/Malay/India Characters) "rental contract" to cause any disputes, your engaged lawyers will ask you to top-up a few hundred SGD to translate it to "Legal English" and get "public notary" process in "Singapore Academy of Law" this one will spent you a few hundred SGD again. The legal process cost is very high here , get used to English environment should be the best way.

从看了你和Jason的那两集,再回来这里看你这个影片,连律师也觉得只要有足够的人证和物证,不管是Message,Contract,Audio 之类的,受害人们可以一同去file case然后让警方去接入并调查屋主。还记得上次你有报警那位屋主的态度是有在怕的,这样应该可以给予‘’警告‘’的作用,可能严重下来的话就是所谓的‘’刑事罪‘’把这个屋主拉入黑名单。

我现在租了第二次,不大清楚什么叫所谓的合同。
第一次租的时候,房东只是拿白字黑字写条款,然后我和房东就这样签名而已。租期为一年,六月份开始租,租了半年后新的一年GST起价,房东也跟我说房租也要起价。我就奇怪了,不是有白字黑字写清楚价钱和租期了吗,可以突然间起价的吗?然后我不愿意起价就搬走了,房东还扣我一半的押金故意买很贵的东西来说偿还任何有弄坏的东西。
第二次租的时候,这次是有真正的Agent,合同要有Agent的公司作证那种的,然后要付什么Stamp Duty。这些我都不懂,因为第一次的时候完全没这种步骤,然后又过半年后新的一年,这房东也没说要起价。
所以第一次的是假的"合同"根本就没意义?第二次的才算是正式的合同有法律效力??

1) 你这个视频是何进才免费做给你的吧?很多律师楼要收consultation fee 的咯。人家是点钟收钱的喔。你没有可能给一个 consultation fee, 然后有不止一名,是两名律师同时来 entertain 你的。
打官司打律师信那些要另外收费的咯。
2)如果你的经历真的像你之前影片说的罢了,老实说你没有怎样被欺负到咧。OK 啦,你的屋主的规矩是离谱了些啦。或许那些前租客就真的可怜啦。可是惨的又不是你,你才住3天就走了,她都没有怎样tekan到你咯。有必要记恨酱久咩?
你定金都拿回了,你做莫还酱不甘愿?你还想跟那个屋主身上拿到什么?还要跑到去问律师,做一个系列出来,有点过火了吧?Zack 你蛮有复仇心理的咯。有没有要加入 Avengers 啊?
3)你讲的那些讨公道的途径是对的。可是任何人去做什么事情之前,你应该劝你的观众,去衡量 analyze 一下先,到底值不值得去做那些事情先?
很多时候都是 ‘得不偿失’ 的咯。你要想下,会有谁有那么多时间跟精力去来回法庭这些?这种东西不止是一两次就可以搞定的咯。要跑很多趟的。
尤其是人家要工作这些,你又不住这边,你有很多 leave 可以拿去玩官司这种咩? 搭车来回法庭这种,准备官司资料这种也是要时间和钱的咯。
你另外花了时间跟金钱,那个结果你会满意吗?
4)而且,即使官司你赢了,那个屋主也是可以照样死命不要还你钱的咯。你有什么办法去 enforce 那个法庭的ruling先?没有的话,那个判决at the end of the day 也只是一张废纸而已。
5) 450块的租金新加坡算很便宜了。有必要为了这一点小钱去找麻烦给自己吗?除非你真的被吭了很多,酱就没有话讲,有必要去讨回公道。
如果只是为了一口气,悭番嘀气啦。为了这些小钱不值得咯。我直接跟上次吃我钱的屋主讲,那些钱我当着我赞助他买棺材的钱咯,希望他早死早好。
6)我知道你会讲,如果放着不管,那个屋主会一直重施故技。你要为受害者发声。Ok,既然酱你应该为其他有similar case 的受害者发声,expose 多一点这类型的屋主,不要只针对一个屋主而已咧。
