Brokers want us to believe that we’re trying to steal someone’s business. When I see a failing store where the operator has clearly given up. I feel sad for those who are negatively impacted. The neighboring businesses deserve better, the landlord deserves better, and the community deserves better! A poorly operated laundromat serves no one!
Don’t forget that Florida will have snowbirds come in the winter time too that are usually there from October through February or March. Huge influx of people coming in for half the year
Love your videos! The apartment I have doesn’t have a washer or dryer and there’s laundromats in my area. All old machines and very behind the times. I’m hoping my venture into this will bear fruit and also bring a higher quality laundromat to my neighborhood and my neighbors
Hey Danny, if you can’t find the landlord, you just can’t gather any information and perhaps the broker will give it up the way you tried to get him to when asking about the option. As a last resort, isn’t it OK to call the broker just don’t lose your mind on it. Appreciate you man. Thanks.
That "No Using Dryers" gets me all the time unless the laundromat is a free dry. Honestly, a owner (that bought your DVD) told me that if customer's just want to dry only, the owners are still making money. Owners that's does that mean they missing money.
I don’t know who would bring in wet stuff just to dry, but I can see if it’s a busy store it can throw off the wash/dry ratio and timing of the machines if dryers are used frequently (and charge less than the washers)

You ask questions and then interrupt the person you're talking to before they can answer, and then you attempt to make them feel like an idiot for not answering you. We know that you know that you're a smart guy. Smart guys don't have to tell people that they are smart. It was clear from hearing the broker's voice alone that he's young and inexperienced. There were multiple instances where you were just awful to him for no reason. Please, for the sake of human decency, learn how to speak to people with respect. You also speak to your clients disrespectfully. They don't know how to handle it so they just laugh it off. I've also seen you reply to comments, so I suspect this will fall on numb ears, but practice what you preach.. listen and learn. There's always areas we can improve.
It's business. Not personal. But speaking with an inexperienced broker gives you a competitive edge and the experienced party will and should take advantage of that. I do for my clients.

I bought your dvd a long time ago. I never opened that laundromat. I was looking on broker websites in my area. One looks very interesting based on price of the laundromat and advertised cash flow. I wonder, why would they be selling? The ad says they are going back to a cushy corporate world job.

Those NDA's are to keep you from end running the broker. Self preservation so they get their percentage. We talk to the Landlord, NOT the broker or even the existing operator. Wouldn't it be great if you could get all of this knowledge in one place?
The only explanation I can think of is he thought that Danny would be able to get the Landlords number out of the broker, perhaps if Danny used a little more persuasion he might of. Nevertheless, Danny did illicit some information from the broker…ie; the operator was still under lease for another 5 years and apparently had no experience running a laundromat. Lewis just keep your eye on this one cuz the owner is gonna feel more and more pain as time goes on and there might be a remote possibility you might be able to get it but the owner does have a gas station and convenience store so he might be able to prop up his laundromat until he finds some ignorant sucker to sell it to. Get the landlords phone number for Danny..you can do it.

You are buying the washers, dryers, and ancillary item (such as folding tables and carts) It's certainly not "renting", it's a loan, just like a car... The similarities are actually striking. Just like a car, the BEST deals on financing come from the manufacturer. Exactly how we do it with equipment. Get my sill course, it's all in there.
