Unfortunately, many people who run HOA are type A personalities and become very narcissistic with people. Power changes people and attracts people who are ridiculous. They live for hunting for wrongs! I lived in one and the influences where coming in from new home owners. The original community worked together and knew each other like a good neighbor! Times have changed. Now laws and knowledge is abused power. I am thrilled a move is made to let certain types of people know, they too have boundaries in their attitudes of law enforcing! Finally! Everyone wants to enjoy life not pay and get hounded every time they may miss a beat of a strict drum!

I think the new safe grants signed covering HOAs should also include condos that are multi story not solely townhomes or single family.
Mukti stiry have the same hurrican window, storm shutters, and door issues that the other two have. Therefore individual units should have access to the grant funds available from the state! In fact, multi story condos have more expenses vs the others since they are hit with rising costs of the building in addition to the rise in cost of esch individual unit they own. The grants are biased.

In the State of Florida, a Home Owners Association (HOA) are governed in accordance with Florida Statutes. The Home Owners Association (HOA) membership are unit/home owners. The HOA Board members are elected by the HOA members to manage the HOA. Make sure you elect board members that follow the rules, not make rules up as they go. If you are in an HOA you have to hold the HOA board accountable. The board has a fiduciary responsibility to the home owners for managing the community in accordance with the HOA covenant’s, rules and by-laws, etc, etc. Most of the HOA rules can be changed. Any changes must be voted on by the HOA (home owners).
If a buyer is purchasing a home in a community governed by an HOA, the buyer should have received HOA disclosures in their contract stating there is an HOA. They should ask the seller for a copy of the HOA covenant’s, rules and by-laws so they can read and fully understand what they are expected to comply with when they move in. These documents are also a matter of public record.
However, if you want to plant a garden, or leave your Christmas decorations up for 6 months out of the year, or leave you trash cans on the street for two days after the garbage has been picked up, or leave your garage door open so your neighbors have to stare at the clutter in your garage, GO AND BUY A SINGLE FAMILY HOME.
