Hello, No DC conversion on the land and the seller doesn't have town planning approval but the seller has BBMP building plan approval , Betterment Charges (2005) paid seller valid A Khatha(PID) documents along with valid sub registered papers. Will there be any problem in future if we purchase this property when the house will be demolished and get approval for new house construction ??

Layout developed BDA and sites alloted by BDA will have BDA khata to maintain layouts under their jurisdictiom and tax is paid to BDA authorities. Apply for BDA khata online with required documents in BDA website. Once BDA completes development and hand overs the layout to BBMP you will start paying tax to BBMP authorities and whenever that happens you can visit nearsr ARO office and apply for BBMP khata.

Betterment charges are collected from unapproved layouts within BDA limits. If your property falls with same sites under same layout and has A Khata, which means BBMP has collected betterment charges & issued A khata. In order to process an application for khata and pay betterment charges please visit nearest ARO office.
Sir as of now is not happening Bec there is a audit going on illigal A khata that r issue to B khata property from 2015 -16. Once it starts I ll update you on the same.
