You are Absolutely Right Bro. Most of us abroad are buying properties in Nigeria because we didn't want to stay in an Hotel whenever we come to Nigeria. Also most of us wants to bring our children to visit Nigeria and being in your own home is the most Ideal for most of us. Sometimes, buying a home is not always because of an investment. Building a house in Africa was never about financial speculation. It was about putting your root into the ground so your descendant could remember your name. Those names or surnames were used as the family's address within the city or village. Family members and children's placentas are buried as a symbol of continuity.
EX: The household of BOB or the Jacksons will keep that name for generations and nobody will dare change it. Having a household is a source of Prestige and respect. You can't go back home and sleep in a hotel, expensive or not, you can't squat, because that is a disgrace.

New subscriber! This is a great topic. The best way to start in naija real estate investing at a small scale is to build a semi-detached 2 unit house where you sell one and air bnb the other (which you use the few days or weeks on ground). Ideally it should be either in Lagos or Abuja (best cash flow possibilities) but it should be viable in other major cities. The village house consideration is real and important for ndi Igbo (historically goes back to the ‘60s). It’s 100% emotional investment and all very necessary IF your family doesn’t have a suitable village abode and you are the head of household of your family. Otherwise, I agree that any naija real estate investment has to be done on a short term turnaround as a development endeavor. Sorry for the long write up ❤🇳🇬

I was in Nigeria 2019 and 2020 and i noticed most people build duplexes and not rental apartments. You mentioned a deficit in homes ,thats right but the majority of the people can't afford these luxury homes. Why not go for apartments and cashflow. With time the property appreciates, and you can sell later.

Buy land and build and do not buy ready built. A friend bought a plot of land in abuja for 13M, and it's now selling for 27M . Going by todays exchange rate, he made 14M profit.😅

You hit an important point. I stay abroad but visit Nigeria frequently. The cost of homes is so high and too big for my needs. This is why most in the diaspora buy land and build themselves. It's also risky but at least when you come back you have a place to stay.

I would rather build my home than to buy one, they want to sell homes that should have been $200k for 1 million dollars they think making dollars here is that easy 😂….. My 4-bedroom home here in the United States looks way more beautiful than Naija's $800k homes also our neighborhood is clean, greeny and those houses are spacious. However, from my experience dealing with so called estate agents, my best bet will be to go to Naija and see for myself. There are a a lot of factors to consider when it comes to housing investment. Nobody is buying watches without owning houses, so asking first time buyers to do that is not good advice. Can you invest in both, of course but invest in real estate first but consider other factors. Don’t go and build your house in a village where economic growth is at a stand still and expect speedy equity growth. do not throw money into watches as your first investment.

Daddy Freeze is absolutely on point. Do not buy a property and think it is an investment. Developers sold the Lekki prooerties that are being demolished, what has happened to such investments. Annual inflation rate is also not helping matters. Also Nigeria is not a stable country for investments.

One of my clients in the UK has a very beautiful and well maintained duplex to come to here in Lagos Island whenever he comes back home.

With the rising population in Nigeria, the future is apartment. Our culture is what is pulling us to houses and detached duplexes. Selling apartments are a lot easier than houses, they’re easier to market. Real estate is still a very valuable industry.

It’s still a worthwhile investment to buy in Ng. For majority of people it’s an easier and safer investment than say starting business, trading Ng stock market etc. If you really want to build dollar wealth that’s a whole different ball game. Start from building Ng wealth then you can branch out. Don’t know why we are so obsessed with $.

Africa is a sad place, they want foreign investments but have weak laws. when i was in the pension industry we wanted to build malls in Nigeria and it was a nightmare. everybody claims rights to the land from ordinary people, local chiefs and politicians. we sadly had to take our funds to Europe.

I plan to develop the state I came from in Nigeria which is Ondo State people think every quality of living and urban areas should be strictly Lagos which in fact is not true. I grew up in Lagos before relocating to the USA my greatest fear is the lawlessness in my country and high corruption. There are lot to do in my State. Nigerians in the diaspora never learn. All 50 States in the United States are developed we can do the same
