On 1/24/22, I put an offer on a house in Overton County and after opening escrow, a clear title could not be produced for at least 4 months due to a death of one of the heirs.
I sold a duplex once where it had a bad survey that held up the sale. I ended up selling it about a year later (different buyer) for about $10k more because the market had gone up. Cha-hing, win!
