There is no requirement to purchase one property when selling a property and using the funds in a 1031 exchange. Often be a use of the need to buy a more expensive property than the one sold, the investor will purchase multiple properties using the proceeds. As for your question about primary residence, that is a different idea than buying and selling investment property.
