Sunway Iskandar, the largest development land in Medini, 1800 acres to be exact. Filled with amazing natural topography that includes the sea, river, lake, mangrove forest and etc. This is just the right canvas for the developer to start building their next township.
Following Citrine Hub and Residences, Citrine Lakehomes will be the landed homes located closest to the sea. Hence it's pretty remarkable that the selling price were well received back when it was launch. The only technical thing that's difficult to comprehend would be the land ownership but since it's easily more than 110 years left, there is nothing to worry about.
This is just a project with lot's of debate, if you're unaware of the constraints. Due to the restrictions of GFA (instead of density), that explained a lot about the rational of decision making around the product.
Overall, I'm not too sure about me feeling nostalgic about Medini or I'm pretty happy with the product.
many Korean, Japanese, european are staying here before MCO since many of them working in SG or Iskandar. Very Chill location just that connections are not so interacting with the JB town or JB Central area like Skudai
this township need alot of time to catching up with the upcoming commercial development on the international scale and the local biz.

the idea of using top hung window with little pitch allowed just seems weird to me (especially inside the bedroom), no issue with the ventilation..??
Erm, according to authority guidelines it seems fine. But I haven't try living in the room to test out the ventilation.

When the lease expires, the land belong to a company.
If the land belong to the State,most likely the lease can be renewed or extended.eg in PJ 5.
If land belong to a company ,then it's very high risk !!!
If not mistaken, plus this is not official...I've heard that they are discussions about the entire Medini being converted back to Freehold status since it's the original status anyways.

Are these buyable by expats if they come onto the market?
Yes, because it's stratafied. Just that the minimum price of property often change. But usually anything above RM 1mil would be buyable by expat=)

@@iherng i can recall some townhouses in Farlim, way back in 1993. When i was working for Pizza Hut Farlim on a part time basis. The set up was a bit weird.They look like normal double storey houses but first and second floors were owned by different owners
the location of staircase and the main door were not ideal. Well as you said fully sold, then as a comment over spilt water hahaha. currently on phase 3B, type B1 is about the size I like to have. leasehold until 31/08/2141. look elsewhere now.
The shared toilet doors are facing the common room doors directly, bad Feng Shui..... 😅
that door should just be refitted in reverse to open outwards lol
That door is ok as we seldom keep door open. I don't like the windows that can not open widely

HOT with all aircon compressor running in each home, like the area in Ubi, katong and marine parade in singapore due to aircraft approaching the airport and passing by this region. absolutely confirmed hot.
Sign integrated into pavers looks cool but not practical in long run.

why would anyone buy a house that is lease from a company? the land and house end up is the company assets. we are no difference from renting a house from the company for 100 years lease. this is a new term in property to slave the buyer
Maybe because of the benefits gained from freehold to lease, like no bumi lot, no foreign capping and no RPGT etc in Medini.. Different market segment then?
@@ryanban3550 when more people buy into these kind of properties, developer will start creating this kind of crappy concept. buying property at the first place is already is our most expensive buy and yet they want to milk this from buyer like us. should shame these companies not promoting them.
