I’ve been in the online teaching industry and now I decided to transition to online jobs like this. Though I’ve only watched one of the videos you have in your channel, it already gave me a quick overview of the things I needed to know. What is the best approach if seller says my price if firm right away upon introducing yourself as an investor. As if seller doesnt want to give you a chance to bargain.

Very informative especially for new ISA's thank you. Okay lang ba kapag tinanong"how much is my home worth?" we go straight into setting the appointment? Ex: "Great question, We'd love to drop by just for 5 maybe 10 minutes to give you an accurate assessment of what your home would sell for in today's market. Is Friday at 4pm a good time for my partner [Broker's 1stname] to drop by or would 5pm be better for you?" ☺
Also making sure we uncover the seller's Timing&Motivation before ending the call
Yes this is true. Timing and motivation are
Important and I did cover it on my other vids.
On the other hand, I answered this in my previous comment, this particular training is for investor meaning we want to buy if cash, hence it will definitely not be at market value. The best way to go is to set it for our investor and so they can negotiate the price, not going to list it though since we are the actual buyer.
Your approach here and script that you suggested is cold calling for a realtor and does not apply here because if we say “we want to buy to at market value”, the client ( investor ) will be furious because they want to buy at a bargain price and wanna shy away from having to pay cash and pay at retail/market value.
I will though, create a different video in the future for appointments in relation to just sold, just listed, expired, fsbo, and other online seller and buyer leads.

I guess sa call flow na to nakuha or namention nyo po ung motivation kasi sabi nyo property was rented out before since tenants are too bad and you told him na " Tired landlord ka" Solid motivation ndin ba ung tired landlord?
Yes it can be however you have to ask them more and dig deeper? Can you tell me more about that? What will this do for you ( selling the rental property?) because “tired landlord” objection is just the surface and you can even ask a few more questions to know more and find out the REAL objection

Hello. I have a question and I hope somebody will answer this. Since this is pertaining on Cold Calling Real estate properties, what if customer tells this on the phone: “I’m getting ready to sign a contract with another company, so I don’t need your services.” How would you respond?
Tell ok I see but in case you didn’t sign the contract with them am I gonna up to your mind to contact to reach an agreement together in case he said yes it’s green light for you in case he said no ask him for the reason he will give you what is the real reason to refuse dealing with you

Hi Ms. Jessie! This is very helpful! Thank you for this. May I know how about pag realtor ang client? We should not say na we are the buyers po diba? Do guys have a general script na pede din gamitin for realtor/broker clients? Like a script po na we can use in any type of leads like vacant properties, pre foreclosures, high equity and etc.
Also, mas ok po ba na makipag work with an investor or mas ok po with a realtor client?
Hello Laine . About the script for realtor marami po nito. Depende po sa tatawagan. Usually I just google them for example if I want to get a script for calling expired listing, type ko lng “Script for calling Expired list” and it’ll show up. Because there are a lot of coaches na very generous sa script 😍 one i love are Jackie Kravitz and Kevin Ward. Next po, about ano mas okay it depends sa yo. Ano ang mas preferred mo. Ako personally, I like working with realtors kasi may variety ng tasks at gagawin at mas exciting siya for me. ( mas generous din sila sa hourly rate lol 😅 ). I hope I answered your question

Thanks Ms Jessie. Question po, is a generic cold call spiel like the one used in this role play as effective as a script that would be hyper local or area specific to the leads address? Ex: "I'm calling because we just sold your neighbor's home at [address] at 8% above asking price with 28 offers and still have home buyers anxious to move in... Just curious, have you or anyone you know thought about moving?"
Does the opening script even matter? I find kasi it just really boils down to a numbers game.. More calls more chances of getting a good lead or more NO'S! = 1 step closer to a YES..parang ganun haha
This roleplay is for investors meaning this is more on looking for someone that’s willing to sell the house for cash. About the just sold script, yes your just sold script works. I do have a pretty similar one, I say “ We just sold a home in your neighbourhood over at xx and it has ( no. Of beds ) ( no. Of baths ). We got multiple offers after having it on the market for xx days and it sold for x% above asking price. We still have buyers looking. I wonder if you or anyone you know have thought about moving? The script for circle prospecting and real estate cold calling for investors are TOTALLY different. Here, on this specific video as discussed we are practicing calling owners that could possibly accept a cash offer, not to list the house. On the other hand, if you do just sold circle prospecting it’ll be like asking them to meet the agent for a home eval AKA listing presentation 😁
Yes, the opening script MATTERS 100% In my own opinion. It’s never a numbers game for me if your mindset is to make calls and make calls and make calls until you get someone that says “yes” I want to sell, then that only means you aren’t maximizing the calls and just waiting for someone willing to sell as opposed to trying and doing your best in every call right?
What you say and how you say it in the first 10 seconds of the calls are going to be your foundation as a cold caller. Are you worth talking to? Does what you say make sense? As a lead, should I hung up on you? So yeah, In my opinion, the opening spiel do matter 😁

Ask lang po if what kind of leads are these scripts for? like seller, FSBO, Expired?
Or what kind of real estate business persons are we working for with these kind of scripts? realtors, agents, investors, brokers?
Both realtors and investors can work on any leads. They can make you call different lists like : Expireds, FSBOs, Absentee Owners or Vacant Properties etc. The big difference between the two is : Realtors will need you to set listing and buyer appointments, while Investors will want you to prequalify leads looking to get cash offers. Here’s my Question: In the US (or other countries)… what limit do we have when calling clients and posting? Diba you should be a Licensed Real Estate Agent in the US to legally sell US properties?
Our limit is just to call and gauge their interest in selling or buying. Ask prequalifying questions like motivation, timeline, asking price etc. then schedule an appointment. you’re not allowed to discuss listing price , commissions, do market analysis, and talk about other information that only a real estate agent should discuss. Your client should discuss this with you naman. Hope it helps.
