    Property taxes throughout the state of CA are 1% - 1.25%. Taxes in TX are 3%

I wonder if you could look into a land-locked 25-acre lot @ $45K in Cottonwood, off Oak Hollow Dr. Be nice to know more about it, such as what option/s on how to get access to it.

      Thank you so much for the positive feedback! Ya, it is a lot of work for sure.
      On landlocked parcels, you need everyone's land you will cross to get to it, to sign in front of a notary giving you now a deeded access. So, from a county maintained road to the land locked parcel. Or purchase the other parcels if there are not too many. Sometimes they are landlocked too. You will need a surveyor to survey your access in if there is no excising road. You can also just ask for permission but it does not transfer to a new owner and they can always deny it at anytime. Consulting with a real estate attorney and having them write a letter to the parcels you go over asking for access or the like could be an option. They would actually know more than I do on the subject I'm sure.
      I took a look at the listing and it looks like one property in the way for Oak Hollow access but these can be tough, just depends on the neighbor.

    the problem is not the property, or price of the property. The trouble is California laws prohibit the owner from doing anything with the land. Due either to the cost of trying to do anything with the land.

      Interesting.... According to Wikipedia the last major fire in the area was 32 years ago and was at least partially due to a 6 year drought.
      "Both long-term climatic patterns and short-term weather conditions combined to create an environment conducive to a large and uncontrollable wildfire in late August 1992. Between 1987 and 1992, California experienced a prolonged six-year drought in the first such occurrence in the state since the 1920s and 1930s."

      Which taxes? Property taxes? Those are just 1% of the assessed value per year plus any bonds or assessments if any. Very reasonable. This area of Nor Cal also has the cheapest sales tax of the whole state.

    Any idea how deep water is? Is a standard septic ok? Is cell phone service available?

      I don't know how deep the water is since it really depends on exactly where you drill but as a general depth on average in the mountain areas, I have seen 250 to 300. The best bet is to call a well driller who serves Montgomery Creek, CA and ask them what they see for well depths in this area. A standard septic is okay as long as the property percs okay with a perc test which is required before you can install a septic system. I believe I did have bars on my cell and I have Verizon.

I'm always baffled by people who's first respones is " It's in California...I'll pass" I've found the Northern counties not much different in taxation or regulations than other "low tax" states. I think Alturas, Ca is a good example--it's much more Nevada than Sacramento. Best of luck wth the sale.

    Looks like it has many possibilities, is the land accessible during winter? How much snow and how long does it generally last each winter. What is the elevation?

      Yes, it is accessible during the winter. According to Google, it gets on average 22 inches of snow in a year. Basically, a few storms drop some snow but most of the winter there would be no or just a tad of snow on the ground. It's only at 2,300 feet elevation. The average temp in Dec. and Jan. is 37 degrees according to NOAA.

    Can you imagine the hoops you have to jump through to build there? $30,000.00 for the property, $25,000.00 a year taxes, $125,000 for building permit and hoop jumping and then it gets expensive, You spend all the money and the SOB burns down.

      Property taxes here in Shasta County are still 1% of the assessed value per year plus any bonds or other assessments if any. Doesn't seem very high. This property is not located in LA or some other big city. CA is a pretty big state and there are a lot of differences from County to County. Shasta County has the lowest sales tax rate in the state, 7.25%. Most of LA is 10.25% by comparison.

      Way off on taxes. The insurance cost is high everywhere now but regardless off grid living is extremely hard living. It's like camping for life. Always needing power generators, finding cell reception (imagine walking around to find a tower to make a call or take your laptop to a mountain to download movies to watch later on a hotspot), year round water issues, dumping sewage into a pit or incinerate it, and even getting heat at night. CA is banning gas furnaces in 2030 so if you dont get a propane heater in before then you're screwed doing anything off grid. Solar cannot heat a house in the winter. Also some banks are requiring utilities be wired to the property to finance building on it. I'd still build but I would only consider land that at least has ready access to overhead power lines and is at least within a short drive of a town. When you have to drive 2 hours for groceries, forget it. What does appeal to me is using vacant land for a summer cabin just for recreational use for a few weeks in the summer and boarded up the rest of the year when weather is bad.

      @@DrInQTel Sat phones work great... one solution to cell problem. Correct on maybe using it for a few weeks or even months a year though with all the b.s. rules.. maybe a nice RV instead of house..

      It’s okay people from other states tends to be quite ignorant sometimes. They are too focused on being ignorant. They’re forgetting that most of the fresh produce in their local grocery stores are from California. As a long haul trucker and transport most of refrigerated goods from California and delivering throughout the country including Canada.

      I went to the property and made the video on 2/25/24. This property is only at 2,300 feet elevation. There could be some snow there now but I wouldn't be a lot.

      I believe that is along the coast. We are inland all the way in the valley and this property is not far from the valley and it is further from the coast than the valley of Redding, CA.

      Southern, CA up to Sacramento, sure but very northern CA, Shasta County specifically, not so much. According to the CA Department of Transportation, Shasta County has been pretty steady. There was a slight dip in 2016 but pretty even compared to "Northern California." Take a look....

      Depends on the area of CA, it is a big state and Shasta County has the lowest sales tax of any county in the state, also, property taxes are just 1% to 1.25% of the assessed value per year. This area is the extreme opposite of say, LA.

      Texas has higher property tax than California. The only thing I would agree is on the forest fires. I can afford the land but would be to nervous to build considering the fires not to mention insurance cost.

    I keep looking but California if California was a bank, they’d of sued themselves into bankruptcy already for consumer fraud for all their hidden fees/taxes. Looking to get out of our crappy neighborhood in Tehama after 33+ years and taste a little of that freedom non Californians enjoy but damn it if we don’t hate desert and swampland. Even this video illustrated a private company trespassing to handle those trees on private property like they owned them and that’s the crap we want to escape.

      It really depends on your location in CA. This area is Shasta County, very opposite of say LA. Lowest sales tax in CA and property taxes are just 1% to 1.25% of the assessed value per year.
