Bro don’t ever move to San Francisco . The quality of life + the options one can find here for rentals are huge. I was paying $3750 for a studio. I’m now in Waikiki paying $2400 for a 1 bedroom. 160k/yr you should definitely be able to find a quality place to rent and save money. Will the price be logical , now that’s something for you to decide

In the best neighborhoods in Georgia or Austin or Phoenix, for 2-3k/month, you can get a brand new 4 bdrm 2.5 bath house with a massive yard. Brand new everything. In Oahu, 3k-4k gets you a shack with ants, no ac, in a 50-70+ year old "house" that's connected to another house.

If it’s used solely for primary residence, is it still taxed at the business rate? What about if the entire unit is rented out to residential tenants?
