It is doubtful if the former two would be converted into tall residential buildings one day. Those who usually drive through the Stonecutter Bridge shall certainly have unpleasant experiences of sucking the bad smell from the sewage treatment plant.
Actually, when sea breeze come from the west, I bet no flats can escape from that. But at least those facing south east can avoid facing the dock directly 😅

@@shshakira1 It's not an apple-to-apple comparison, becoz some flats of GV can enjoy a Central Victoria Harbour view, while LP10 can only enjoy the sea view of Tathong Channel. However, there are no complaints about the bad smell from the latter so far. It all depends on your budget and district preference
@@wuchatprop The Central Victoria Habour view is really so attractive, but so is the wide seaview of LP10. I don't know how miserable it would be to live with the noise and smell pollution though. Put it simply, given a choice between T2B of GV and T1AC of LP10, which would you pick? No need to reason, just curious about your preference given all factors surrounding both units.

我係住緊隔離凱樂苑嘅住戶,老實地講句,其實離地鐵站冇想像中7分鐘咁耐,5分鐘都已經行到,maybe我腳長啦😂, 臭味就唔係好覺, 係有海水味好似尖沙咀海旁嗰陣味 既,匯璽我有幾個朋友都喺嗰到租 ,去過幾次,空間感真係麻麻哋 特別佢哋啲公共空間lobby ,唔夠大體,另外室內設計嘅我覺得玄關位是需要的,始終要放鞋放搓手液放鎖匙放口罩喺門口附近,因為有朋友就係匯璽 其中一個單位係冇玄關,佢整咗個鞋櫃喺門前行入去嗰個通道,令到空間10分狹窄

其實同匯璽比一定要匯璽,但匯璽有點好奇怪,就是沒有三房單位,兩房都唔多又奇怪,比如是兩房兩廁開放廚,這新盤好似就係食匯璽這些不足點。另外匯璽本身都已經是比正常貴了,它位置冇咁好平匯璽價本身就係貴了。當然,匯璽都有個大變數,就係酒店旁那一大個大市場,那一改建匯璽啲海景就會冇晒。就好像現在的曼克頓山咁。其實,比這兩個盤,不如加個曼克頓山入去比。
匯璽有3房單位,6座B室,未賣曬,不過成千尺,都好貴下。

其實你知唔知匯璽一手貨尾賣得7788,得番好少一房,最平都要900幾萬!呢兩日睇埋二手低層對正富昌邨都要24000尺!!呢度個景靚咁多,就算低層都叫做望海,700幾萬就有~真係有其他選擇?
社會運動同埋疫情夾擊之下,匯璽係分三期推出,仲要係三千几單位嘅大屋苑,其實都已經算賣得好好啦。新盤租金回報率低係常識啩,但點都好過按揭利息啦。咁短視不如自己都唔好買樓啦,做個長命租租好過。
@@DennisShen 列出附近新屋苑的租值比較,都是入市前的參考,決定與否純屬個人意見。至於投資客,相信他們都不是單純要輕微高於按揭利息的投資產品,而是將同一資金最大化投資回報吧,這個與一般上車客有不同的考量點,不宜論斷這是短視或租樓決定與否。
其實2邊低層都係望住個臭海, 臭璽最大賣點係樓下有MTR同Vcity, 民生方便好多. Victoria距離MTR成10分鐘路程, d車出入村要兜大圈先入到, 附近街泊問題嚴重, 出入塞車. 唔好俾個望海賣點呃左, 其實唔值700幾萬

匯璽第一批係2017年賣,最後嗰期2019,社會運動完全冇影響過佢,現樓同示範單位日日排長龍,批批價單都清貨。

住奥运海边低楼层 其实在家没有闻到过异味 朝西南阳光真的很足 但是夜晚去海边散步有时候确实臭到想吐 但是好像这个味道跟天气有关 有时候臭死 有时候就一点味道没有

點解唔做平台,推高1、2期個游池,做無邊際游泳,同正南海景相影成趣... ... 😅 個跑步機對正BBQ場... ... 😅
