    As the owner of 24 rentals, I’d suggest 3 things: 1. Thoroughly research the insurance available for a rental with a pool and a fireplace. No all rental companies will insure those. 2. If you have a mortgage, read your contract carefully and contact your mortgage company as some expressly prohibit using the property as a rental….doing so could void your mortgage. 3. Check with your HOA as loud parties coupled with complaints from neighbors, will cause major headaches!
    We started out cleaning and maintaining all of our rentals ourselves but soon found it was better to have a management company (even with expense) because no one wants to be called at 2am for an overflowing toilet or furnace issues etc. The expectation of renters is that you will tend to everything immediately which is understandable as they are expected to pay rent on time and not damage the property.

      And the rental company is important if your in any way soft hearted . We owned rental properties for a few years and were astonished at how poorly people treat your property because they pay rent. I’m sure not everyone but the people we rented to were awful

      On the flip side:
      We are a military family and have been renters for 18 years. We've never called the landlord beyond business hours. We've also had awful experiences with property management companies. Our best rentals were when we lived in privately owned houses and we dealt with the owner one on one.

    You might want to consider a shipping container to hold things at the new property while you're in the midst of moving/building. Love from SC!

      Oh, we have a neighbor that did this and when he was done with the house he built a "barn" over the shipping containers and they became "bunk rooms" for visitors and he'll probably make it an airBNB some day if he needs the money.. it's so cool!

    Try to keep and rent. My sister just sold her house and totally regrets. It couldn’t get out of the contract.

    Don’t be afraid to take a bit of a break from strict home schooling during this process. Your kids are all bright and will easily catch up after this is all over. Also, this is a great opportunity for them to learn life skills. What if you bought a shipping container to store some of your excess? Later you can turn it into whatever you want - home school room, home office, music room, playhouse etc.

    Good for you. Not to be negative , but your current neighbors might not like a short term rental in the neighborhood. I would sell. You already have a lot on your plate . Excited to see the new home unfold !

    You can make it work. When I was a teenager, my parents built a new house. We lived in a tiny modular home on the property during the build. My two brothers had their room in the detached garage. It worked just fine. We have great memories from that “camping out” stage of life! Life is an adventure!

    The black tubs with gold lids sold at Sam’s are FANTASTIC bc they hold a ton, are super study & stack well without becoming warped with weight/time. Don’t get the 40 gallon unless you’re putting light items in them. They would become waaaay too heavy to move!

      I agree! I bought the ones with the wheels on them. So easy to move around. I use them for my yarn and fabric materials.

      I agree, too! Costco sells a little larger size than Sam's Club, and if you have ave a Menard's in your area, they sell the sturdy black containers with a red lid that are a little deeper than the clear ones you purchased.

    I live in Australia & in some states it’s compulsory to have a water tank that collects water from the roof. If you have 2 houses on the property that’d be even better. Lots of huge tanks very eco friendly! Even small units have them now which the water used is to flush the toilets.

      My tanks do the same but I suspect that water tanks would be problematic in Nebraska's winter. They'd probably freeze solid.

    Being a landlord is a nightmare! Take your equity and run. I put a trailer on my property for overflow after a hurricane to rehab my home. You can do a point well near your lake there. Surely there is water because you have a lake

    We live in the country in IL and we use mice bait stations around the outside of our property as well as in our shed. We also keep things in our shed and basement in plastic tubs. You may want to keep some of your food storage in tubs depending on how it’s packaged.

    If you could insulate and drywall the garage it will pay off in the long run. Then you could put a wood burner stove in. After it becomes a garage again it will be nicer in the winter for puttering around in.

    I've heard Dave Ramsey say the hassle factor is greatly increased for short term rentals and of course he says not to become landlords by default. I know Solo does finance things. My husband and I sold our house in your city and friends said make it a rental but it sure felt good to pay off our new house (new to us) in just 2 years.

    Rodents will eat thru thick plastic, ie black/yellow bins from Costco won't work. Metal and glass containers for storage food and clothes. get a large storage shipping container delivered to your property.

    The scent beads you put in the washer work great to I usually put 1-2 of the lid in a plastic bag that I put holes in with a tooth pick and put all over, I use this in our camper and have had no mice and we live in the country!!! Irish spring and peppermint oil works great also. Also using plastic tubs keeps bugs out of your stuff too. Put dryer sheets in them or bags of scent beads helps keep them smelling fresh besides keeping rodents away!

    The bins are much better than boxes. Bugs like glue in boxes,so using bins are much easier.I haven't watched you in awhile,kids are growing& beautiful. I bet you wish it was done..☺️👍🌴🌞🙏

    ENVIRONMENTAL ENGINEER !! For water contact an 2:08 environmental engineer. They will be able to pull records of wells drilled in area, all the specs of past drills and get reports of geological formations. Also watch videos on water witching. As weird as it sounds it truly works. Our son just drilled for and got water on one drill using the two things I’ve suggested. We live in Saskatchewan a very dry place.

    I moved into my during a blizzard. No one wanted to help me. I drove from one side of town to the next back and forth in my Buick, and that wasn't the heavy stuff. My sons were 12 and 22 months. I was exhausted. I haven't moved since been in my house 20 years. I will probably move again one day..but not for a while. That's good you got your babies to help you.

    Oil of peppermint is a great deterrent for mice. Place on cotton balls etc around entrances and throughout. You will be surprised at the outcome.

    Hi, Sarah, My parents raised nine kids in an apartment which was about 915 square feet. We had two bedrooms, one bath, and a teeny kitchen with no dishwasher. Admittedly, she did not homeschool us, but we all survived in this very tight space. You can do it for a short while! ~ I would not advise renting out your current home for special occasions. I am not a lawyer, but I suspect you might be liable for anything bad that happened in your pool.

    Listening to that long list of things that have to be stored of figured out especially the piano. I would be inclined to rent out the house on the property and stay put until the house was built. It could be more of an air B and B destination out there and sage you lots of time and money. Plus you could still have use of the pool all summer!

    Place things on pallets instead of directly on the ground for when things warm up and melt. I live in ND so I understand the extreme cold and extreme hot, lol. If you have electricity in the storage area, the ultrasonic rodent repellents work great.

    If you still have the RV some of the older kids can sleep there when things seem claustrophobic until the house gets finished.

    Over the door pocket shoe storage for those pens, pencils, etc. Or a personal pencil box for each kid.

    I am decluttering a massive mess after my mother and then later my father came to live with me before they passed away. So many many things to go thru with sentimental memories. But it must go as room is needed. I am 73 and never thought I'd be facing this alone after my husband died 16 years ago. I do have very good feeling that I was able to raise 2 children and help raise 6 stepchildren and take care of a disabled husband and have a place that my parents could stay and live their final years God Bless you and your entire family.     We had an outdoor-entry storage unit in Texas for 2 months. We put mousetraps and sticky traps along the entry door. When we went to empty it out, we didn't find any chew marks on our items, and only had a few bugs stuck in the sticky traps. I'd recommend using traps if you do choose to store in a unit or POD.

    you'll work it out!! personally I say sell the house .. why pay all the expenses, utilities, taxes, etc to maintain it when you can sell and use $$ for new one and lessen the mortgage...plus you may not always have lovely renters..seen some scary houses after renters

    We just did our 2nd move in 3 years. I hate moving too.
    Suggestion, consider a shed or outbuilding on the property not to far from the house you are in. Put things in shelves out there in plastic totes with tight fitting lids so you can have access to each tote and get what you need out there. It would probably cost less the a storage unit. I would make sure the things in the totes are not food related nor would there be cardboard or things rodents would want to nest in. For instance, the extra books or extra toys, activities… it worked well for our in between move.

    By the black storage boxes with the yellow tops at Sam's Club or Costco their 27-gallon like $10.00 a piece they are moisture proof and mouse proof we live out in the country and some of ours were left outside all summer winter and spring and no moisture and no mice in michigan.Michigan..

    Dave Crosby (RUclipsr) is building a home on their property. They hired a well witch to located area to dig for their well. It worked. May be worth it to look into it.

    Well my husband says that Plastic isn’t going to keep them out if they want in Unfortunately! However we didn’t have any problems with it! My advice would be that the Costco in my area sells huge stock pots I would keep anything perishable that you don’t want anything getting into in there! You could use bungee cords to secure lids in you needed to but I never needed them! They are 38Qt

    Sell the home that you are in while homes are selling fast. Who knows what 6 months from now may bring. Also think about getting unit for storage that is temperature controlled and rodent proof if possible.

    I have a large trunk that we use for our "coffee table" in our living room and all our homeschool supplies (pens, pencils, papers etc.) are kept in there. Then I bought a spinning caddy off of Amazon to use as our working supply holder. We are a family of 12 (one is married and living in his own home) that live in an apartment...so we have figured out how to fit many things in small spaces! 😂

    Cleaning one room always leads to another room becoming a mess. Some days it can drive me 🤪 crazy. Lol
    I would love to see a peek at what you keep in chapper keeper. Is it Sonlight you do?
    We do Classical Conversations. It's our 7th year. We now have 5 kids in the program and the tuition is starting to get crazy to pay. We love and pray every year over joining again or not. We are currently paying off our rental property this year. I'm just not sure it will be in the budget for all our kids next year because of that. Trying to look into other ways of school.
    My youngest is the same age as Peace and puts toys down her pj's to.💗
    I loved the book you, your dad, and grandma wrote.

    The storage bins, if you go to Costco they’re roughly $9 and it’s a lot bigger. Also, it’s not clear it black and yellow top. And more heavy duty if you don’t mind.

    Great start to getting in the moving mode! SONLIGHT storage suggestions to consider from alumni mom here: 1) Copy the book list for each grade and put in on a side facing out of the container (clear ones good choice) so when you find those inevitable "drifter" books OR want to add something you picked up to that time-period collection, you can easily confirm where it goes. 2) Also, two LARGER labeling ideas to consider to help you later on (you may have done this and I missed it as I'm hurrying) but a) large Label from the "inside" as well with large signs- homemade or computer generated. Keeps from having lots of taped-on signs ripped off and less tape residue later. OR b) use the adhesive pockets (come in different sizes from business card size to full page) to have a label "pocket" so can be used for storing different things later on without having to take off a label/just change the pocket insert which is your label. Hope that made a lick of sense!

    Get you some self adhesive labels and write down what's in the totes and stick on the ends of the totes when you stack them you will know what is in them without having to go through them all to find what you want. It is super helpful, that's what I've done as I'm decluttering.

    I would build a pole barn first for storage. Make sure there are no little holes in the plastic container, mice can get in small holes. Also mice will eat through plastic to get to food.

    Just remember damage comes with party rentals. You definitely want to be prepared for that, if you do short term rental.
    As for the mice… use Rubbermaid tubs in lieu of boxes for storage.

    At least in the spring, summer and some of fall the kids will spend lots of time outside since you're moving into a smaller house for awhile.

    Plastic boxes, great idea! We also have a tip that was for RV storage but helps in plastic bins too and that is the strong smelling dryer sheets….mice do not like them!😅

    I have 6 kids and do the same type of sweeping! 😂😂. Sweep EVERYTHING into a pile and say “if something in here is yours come and get it or it’s getting thrown away” 😂😂

    Great job! I only have five but I could not imagine trying to move all our junk! For our curriculum I pick a color for each grade and then put a piece of that color washi tape on the spines of the books so it's easy to sort things back by grade (and find the books that are mixed in with our regular books).

    Organization of the move is crucial and you have that well underway. I moved twice across country with only 2 kids. Gives me heart palpitations thinking of 11 kids and moving. Even across town. I had a spiral note book and had room by room listed with things that needed to be done. I then made a list of what was in each box and labeled each box #1, #2, etc. It worked well for me.

    We have moved 19 times in 16 yrs, most of those moves to completly new states 4 times from 1 side of the usa to the other. The last move was from Nevada to Florida our entire home, plus a car we drove to Florida with 5 kids and 2 cats. Moving is stressful but if we can do it with little kids and a broken arm and pregnant, I'm sure you guys can manage with older kids plus you have church and friends amd family, we had absolutly nobody, and no house had to live in a hotel for 3 weeks.

    You can buy or rent storage containers that are hauled on tractor trailers -different sizes. It could be used for other things after you're finished storing moving stuff. My hubby is contractor and he uses for storing materials on jobs.

    If you take the stove out of the smaller house you can keep both houses on the same taxed parcel.

    Mice chewed through lots of things including plastic and electrical cords at the storage unit we had short term. Metal trash cans are good. Best success we have had was with the sticky traps around everything important, and it's all important.

    We have barn cats and you’d be surprised how just a couple of them will keep the rodents away. Also, a conex box for storage. We turned 2 of them into a worshop. Paint them and they aren’t so bad looking

      A note about barn cats. They definitely keep rodents away, but they will also likely pee on your containers! Especially boys.

      @@mmec.3554 our cats roam the property and they get fed in the barn. They don’t have access to our storage areas. They do just fine keeping our the rodents and in turn that keeps out the snakes just fine. We have 160 acres and have only ever seen one mouse the first year we moved here.

      @@homesteadonpotosi6929 that’s great! Our cats earn their keep, too. They enjoy marking their territory, especially on our wood piles. I was mistaken by your comment, because I thought you meant the cats would need to have access to the storage area to keep the mice away.

    If you even just insulate the garage door it will make a big difference, that and a new seal for the bottom that's really flush.
    The insulation kits for the door are a couple hundred?
    Not sure on the seal

    Hope was cracking me up today just doing her own thing, wearing the bucket, doing some kind of puzzle or something on the kitchen when everyone else was working crazy🤣 she is just so.calm and does her own thing, just love it ❤🤣🤣
