I agree returns are good. But when you keep comparing it with mutual fund or crypto. 600% in 17yrs is just 11% compound anually, which is quite low. Please always talk about compounding percentage instead of absolute percentage. Mutual funds gave in the range of 17-30% compounded in the same duration.

A well reputed developer itself takes 2-3 yrs to develop a layout of 20-30acres. Now imagine government taking up development of 19000 acres. How much time will it take to develop? Ppl who have paid money for hmda layouts are still waiting for development to start as there are no funds with HMDA. These kind of channels project themselves like they have presented only factual information but what is more important is how the common man gets benefit out of it. So your point is that "how could the govt ignore real estate as they are getting more revenue from it?" That's one way to be optimistic, but we still need to see what's this govt's approach towards real estate growth. They may focus on new areas. Congress always good policy maker's. Going to be days for horizontal growth and end of vertical era as we do have sufficient land bank in Hyderabad. However the luxury segment still continue to grow in hyderabad west.
Neopolis avge price is 40 crores per acre. Plz dont hype it. Ur calculation has lot of assumptions. How many total lands in hyderabad is 10 crores per acre, except in west hyderabad and that too few places, lot of unsold apartment i ventort in high rises and clearance requures 2-3 yrs. Current CM told in a video he is against high rises as its leads to traffic congestion, therefore prices will correct/stagnate deprnding on the area for 3 years.
Already Hyderabad real estate market is highly inflated. Prices are already in saturated levels. Can't expect same growth acceleration further. So appreciation anywhere within 5% annually on plots and flats are already over priced...

We have seen in the past all CM’s in United AP & Telangana contributed for growth by supporting previous govt. initiatives but now it is different, with out properly stuyding the projects pros & cons cancelled key projects with in a week of taking over the govt. , this indicates next 5 years we may not expect any new investments creating jobs and drastically slow down the growth of Telangana. In addition all the freebies promised by new govt. Will push Telangana towards bankruptcy. 😢 people already started realizing their mistake for voting Congress.

You have ommitted the growth of Telangana is primarily due to Andhra enterpruners businesses in real estate and Pharma IT. CMs were bribed to move their real estate projects. KCR's contribution to real estate is negligible. Common Telangana people cannot afford even 100 sq. Yds. Time to put a check on runaway land prices. Hope Revanth Reddy will help both the poor Telangana people and estate businesses
Andra dint develop due to floods , no Hindi language , regional and cast feeling etc.. Hyderabad is always top 5 state even before Andra people started coming
