I’m glad you didn’t just buy that home and do NO UPGRADES on a home built over 20 years while expecting 2022 rental prices! I own investment property as well in Texas and I always repaint, change carpet and upgrade my homes. I get quality renters in return! My last tenant left my home so spotless it left me in awe- she always paid on time so when she called and asked for anything I did it. She was saving up to buy a home and once she closed I happily let her out of her lease w no penalty bc I was so happy for her! People see when when the landlord cares and they return that energy- wishing you luck on your new investment

I love that she is about to own like 50 homes but will skip out on a $17 pack of highlighters. Raven invest her money in the right places and doesn't care so much for flashy brand names because her wealth is where it counts. Such an great role model not only for her daughter but for everyone. This is definitely goals! One day I will be as successful as Raven. Claiming it now! Amen.

Gorgeous and sophisticated! I know someone will be elated. As the video rolled my calculations came to over $38,000. But it was worth every penny. One tip when u get applications see how the renter left the last house & talk to their old landlord. People never think you're going to do that. Girl u will find out the truth!!!
The suggestion to speak with the previous landlord is great advice! It would definitely save the property owner a lot of trouble in the long run.

I thought the same thing too. I would’ve just updated all of the appliances.
That was my thoughts, upgrade all appliance and sell white ones, also update master bedroom ceiling fan! Other than that it looks great!!!
Definitely stainless stove and refrigerator will allow $200 more a month in chargeable rent. It is worth it to change it now especially to match dishwasher. 💕

I WOULD HAVE SPENT LESS ON THE KITCHEN CABINETS REFACING WAS QUITE EXPENSIVE AND SOLD THE WHITE APPLIANCES AND FULLY UPDATED THE KITCHEN WITH STAINLESS STEEL APPLIANCES & REPLACED THAT ONE CEILING FAN IN THE BEDROOM & IT WOULD BE. 10/10 BUT AS 9/10 AINT BAD. Wow, it turned out really lovely. And feels like the renovations happened pretty quickly. One video suggestion: Would you mind giving an overview or lessons learned type video on the whole landlord/tenant process? I can't remember if you said you would have a property manager or if it'd be you searching for/vetting potential tenants. Your experience of being a landlord (like maybe a 1-month, 6-month, 1 year updates). Just curious because I understand owning property is a great way to invest one's money, but personally, I'm a quiet person. I don't think I'm the landlord type lol.
I would totally rent this house if I lived in Austin. I love how Raven is making this house a home for the new renters. The home is beautiful. I would be so appreciative to move in a home where the owner actually cares about the space and ensuring the people that move in can make it a home. Some people wouldn’t care to make it nice they would’ve half a$$ed and still charged and arm and a leg. At least this home is beautiful with many updates, it’s worth whatever the rent will be.
That ceiling fan in the master bedroom, is killing me. Please take that 1920 thing out of there. Also for the laundry room, add a shelf above the washer and dryer. That will give the renter space to store laundry soap etc. I wouldn't want things setting on my washer and dryer. Beautiful reno. It turned out great.
I love the attention to detail! Most landlords would not have put that much thought into making their home nice and functional! So excited for you 😆
I'd say that you did very well! Suggestion would be to put some shelving or cabinets in the laundry room and maybe even a counter over the appliances for folding space and to protect the appliances.
Other than the mix match kitchen appliances, it looks great!!

Thank you for actually caring about what looks good in the home. I don’t live in texas but when looking for places to rent/buy it aggravates me to see when people buy homes and just fill it with whatever to make a quick buck or get the rent $. Your renters are going to love this, you really made it possible so anyone who rents will be able to make it an elegant home for thier family.

Fantastic first flip! As a renter myself…. I absolutely love more storage in the laundry area…. Would have love to see that next to the window on the right….. but apart from that…. Fantastic home!!!!
Wow so proud of your journey, this is defiantly my big goal. I would love to get into this, right now I’ve just stepped my foot into the Airbnb short term rental world but just staging these homes as far as furnishing etc makes me feel like I could also really flip homes for long term!

Beautiful, I pray the renters treat the property with love and respect as you put so much money into fixing it up. My only suggestion would be adding shelves or maybe one cabinet on the wall to provide the renter with extra storage in the laundry room.
Great flip. Please update the fridge, microwave, and stove. All appliances should match.

I absolutely love the amount of thought you put into remodeling this home. You updated it with such nice finishes for a rental. A lot of landlords would do the bare minimum, but this home looks so beautiful and ready for your renters to add their own decor. Awesome job! 🙌🏾

I’ve been watching Ravens videos way before when she lived in the townhome/apartment and I’ve fell in love with how down to earth she is. She really made me love houses and renovations as well as investments into properties. I just hope that I am able to be like her when I start putting investments into properties. Love you Raven!!!

I think the mirrors in the master bedroom are nice for a rental home. It’s a little dazzle dazzle, but simple.
Your parents are too cute! Loved the shot of them in the doorway. You do a great job of respectfully including your family.
Love the majority of this rental. However, my only advice is to maybe reconsider updating the appliances to all stainless steel or the same color….the dishwasher being stainless and the other appliances being white and somewhat dated is clashing a bit in the kitchen. However, it’s you’re rental property & it turned out beautiful. Overall, I think you did a great job with it !

You did such a good job for this being your first flip, I would’ve updated all the appliances in the kitchen though. I’m sure it was more cost effective to keep the stove and fridge, but a renter would be more Inclined to rent there if all the appliances were stainless steel and actually matched + it just looks more seamless and thoughtful
Didn't have ANY problems getting a great renter! They didn't even mention the appliances. As I mentioned, the appliances will be updated down the line.
Ehhh I would replace the fridge. I think it would elevate the whole kitchen and you could charge more rent.
I love that you renovated everything to where it actually LASTS and not just thrown together with a bunch of cheap stuff that deteriorates and charging the renters an arm and a leg to replace it (knowing it wouldn't last anyway) so they can't get their deposit back! If I had family in Austin I'd definitely with the quickness put in an application to rent here!
Raven you did a good job on the remake. My only complaint is the kitchen. For a $500k home to mix white appliances with the stainless steel dishwasher cheapens the entire home. It throws it off. You could just sold the white appliances and used some of the money to upgrade the fridge, stove and micro. So much white clashing with the tiles in the kitchen. A border would have broken up the different whites. Other than that, great job and it is a rental. I would have gone with a different more modern ceiling fan. Bathrooms look nice. Good job.

I love the fact that you created a space that you would live in yourself. As a renter I see so many places that ppl rent out and don’t think about that. You just didn’t do anything ol’ thing and then put it up for rent. Love that! 😊
Hey Raven! I'm a follower and have been following you for years. I'm proud of your new venture, flipping homes and renting them, but the RENTING part of it is not good! People tend to think because it's not MY house, I can tear it up and do what I want... sometimes they disappear!
And then what little profit you get from the house, you'll have to put back into the house to fix it all over again.
So just a little advice, you can take it or leave it... flip them and sell them!
That way you don't become attached or hurt that they've come in and tore it up. I've seen the worst stories on court shows where the renters had to take them to court because they tore up the homes so bad.

Good job! Nice simple Reno for renters. Just would have changed the other appliances in the kitchen to match the dishwasher. Looks weird having the half modern half 90s but nice clean base overall!
I’m loving the “clean slate” concept when it comes to rental properties. I’ve lived in places with the cheapest possible materials used before and it throws the vibe off for sure. As well as meticulous planning in place to make sure everything possible is up to par. 👏🏽👏🏽👏🏽 Kudos to you!

Great job! But all of the kitchen appliances should have been updated as well to make this a perfect 10 remodeling project.
Stainless steal washer but white stove and fridge. I understand just would’ve been nice though. That’s why own n rent anymore. Then again o never messed up my landlord’s homes. Suppose to treat it like your own. Others should think like that. Looks cute over all.

One thing I would like to mention as a certified car seat tech- Ziya is getting so big!! That it looks like she has outgrown the harness by height on the 4Ever. It would be a great time to switch her over to booster mode on the seat or get her a nice dedicated booster such as the Nuna Aace, Diono 5iST, Britax Skyline, Cybex Platinum. These are great seats for her to use and good for tall kiddos. (I have 3 of those! 😂)
If you want to keep her harnessed, the Chicco MyFit is a great seat for tall kiddos.

Hey raven congratulations on bigger boss moves. Everything looks great and I'm happy that you did this as if you want to live here. I want to know if you can do a video on what are the things you need to live in Texas and cost of living there. And etc. Would you recommend someone moving there
With water restrictions in Texas i would just get the credit SAWs gives to remove the sprinkler system. You just have to contact them and have someone come out to verify and tell you the zones so they can calculate how much you’ll get.

Congrats Ray. Absolutely fantastic. A couple of things that I want to comment about. The ceiling fan in the primary room is out dated in comparison to the minor beds ceiling fans. Just my opinion. One other small thing that I would change is the frosted light over the primary sink. I feel clear glass gives it that BLING. It was nice that some items you we're able to salvage and use again. That's always an added plus. One more thing.That odd fan that came with the rental. Seems like it might work as the ceiling fan for the primary bedroom. But great job over all.
