What are your thoughts on Shaddock Custom Builders and Developers?
Why is the buyer responsible to make up the difference in taxes when the builder owned the home/ property? For those months prior to closing?
Great question! The builders know the proration will often be wrong because the home will still be based on land value at closing. They specifically put clauses in their contracts that say proration is final.

Grand homes more like sorry homes, everything comes with poor quality materials, don’t waste your money on buying grand homes, the builders had no experience at all , I had no experience in homes and I knew more than they did and their warranty department sucks as well 👎🏼👎🏼

I need to get someone to run new insurance rates for me lol. I have a feeling I'm way overpaying. Yes mine has gone up over the years (as has everyone's) but it seems like I'm paying way more than I should for a 300k dwelling. 2022 - $2492 yr, 2023 - $3385 yr, 2024 - $5247 yr ....doubled in 2 years and currently $437 a month again for 300k dwelling. It's 38% of my monthly mortgage payment (P/I, insurance, taxes). Crazy.

We are less than satisfied with our Shaddock home. They subcontract everything of course and some of the subcontractors subcontract yet again. It all goes to the low price provider and the lack of quality shows. This is particularly true regarding the finish work. It is faaaaaaaaaaar below what you expect in a $1M+ home. We've had electrical issues, drainage issues, window issues, and more. If this is an "A", I'd really hate to see the other contractors.

I think the biggest impediment to buyers representing themselves is Texas being a non disclosure state. A buyer can educate themselves in every possible way but without access to that data they will always be vulnerable.
I’m in a DR Horton home that uses thermoply. The rooms that has brick on the outside are ok. The ones with hardy board are cold in the winter and hot in the summer. You can hear outside noises easy. It sucks. Would not have moved to TX if we knew. Houses where we are from uses OSB

Britton does not even deserve to be on this list. Their warranty is long because you will definitely need it to keep your sanity. Anyone who builds cardboard houses in DFW should never be listed as a “luxury” home builder. The loose construction laws in Texas breeds all these greedy irresponsible paper contractors. What a shame. But thank you Wendy for putting out content to help educate the public. 90% of what you say is what other realtors do not care to say to their own clients for their benefit. I appreciate your effort.

"This contract subject to Buyer obtaining Buyer Approval" doesn't make sense. Obtaining Buyer Approval of what? If I were either the buyer or seller, I would want it to say something like "Buyer agrees to provide SELLER with a written confirmation showing lender approval of buyer" or something to that effect.
I don't have the contract in front of me but it might have a heading stating it is in regard to finance approval. Still, I agree with what you've said here!

I have a DR Horton home built with thermo ply sheathing. It sucks. It’s always hot or cold in the rooms that have hardy board siding. The brick areas are not as bad but we have 3 rooms that we have to use portable heaters which is pathetic for a 2 year old house. Now that we know we do not recommend any house that uses thermo ply

Love Frisco! Been here since 2006. Paid 175K for my house that is now paid off. My kid is now in middle school and Frisco ISD is still excellent. I may cash out and move once my kid graduates high school but for now, Frisco is still home and I work from home so I don’t have to deal with traffic much 😁

Why does every new neighborhood have an hoa but almost no one likes them. I get not having to mow your lawn but there's a comment that says they pay almost 800 dollars a quarter. Just crazy that you pay to get told how to live. Hoa is unamerican at best

The potential “foreclosures” are probably being bought by the big investment firms(that is the WEFs goal…own nothing)..so they never hit the news or the market…keeping the illusion going and the inflated insanity. That is the goal…keep the ponzi scheme that is the US reserve note 13:06 going…good luck!

I purchased a home from Highland Homes expecting quality construction, but I’ve faced recurring plumbing issues caused by poor workmanship and substandard materials. Within months of moving in, my plumbing backed up due to a cracked pipe. Over the years, I’ve dealt with multiple leaks, improperly installed components, and, most recently, a $24,000 repair due to a plumbing pipe breaking underneath the foundation. A contractor confirmed these problems were caused by negligent construction and low-grade materials used by Highland Homes. When I contacted Highland Homes for assistance, they dismissed my concerns, citing an expired 2-year warranty. Despite clear evidence of poor construction, they refused to provide any help or compensation. Highland Homes does not stand behind their product. If you’re considering buying from them, be prepared for potential long-term issues and zero accountability.
They filed a complaint in AZ against an inspector who specializes in new builds. He shows the terrible quality the builders today are calling good enough. Taylor Morrison didn't like the facts and rather than stepping up and doing better, they tried to get the inspector fired. Any company that seeks to silence critics (with evidence of shoddy work) rather than address the concerns is not a company I would trust. When it comes to amenities in these communities, they're there while the homes are being sold and then left to rot. You'll use them for 5 minutes and pay for them for 30 years. The HOAs in these communities are also often terrible to deal with. A reasonable person with a job and a family who just wants to live their life is NOT the sort that winds up on the board of the HOA. The board is always busy bodies who think everyone else's life is their business. They thrive on authoritarianism and control. I wouldn't listen to realtors or anyone else who's going to benefit from your buying a Taylor Morrison home without a lot more due diligence.

But why do you have to go that far, for example looking at 350k vs 420K, and difference of 70K. People will just think in a few years, they can refinance, lets not discourage the market in general. I have a great regard for your analysis, but im currently looking to sell and hence the anxiety. Also in 18 months tesla and bitcoins have more than doubled, so you have to take other factors into consideration as well, in comparison the dallas market is on par with the stock market as well.
All excellent points! Right now I’m watching how the federal deficit is being cut and realizing that alone will probably lower mortgage rates. It’s crazy how volatile the market is right now!
I live in central Texas and have been here since 74. If Abbott does not get this fixed, then he needs to go and we bring in someone that will help home owners. He has not done enough for us. Get rid of the property tax all together and raise our state sales tax from 8.25% and cap it at 12-14%. Having our property values increase as they are is wrong. Homeowners are not being treated correctly. School taxes being the main driver. Yet most of us do not have kids in school any longer.

I honestly don't understand how people in Savannah Tx deal with 380 It's ATROCIOUS. Seems it was all about greed ,they built that master-planned community really fast. They didn't consider traffic. Who in their right mind structures a highway without a center median. It's absolutely TERRIBLE.

Price reductions are your biggest gain - this is partly why cash can potentially be more effective with preowned than with new construction. With new construction the seller/builder has to be aware of how one sale can affect appraised values for all of his future sales. The preowned home seller has no such concerns.
My mom bought her new home w cash in November. They are having to put some mobility features in there. That should be done for her to move to Houston mid February. Then she will have time to get her old home ready here about 3 hours away in time for spring.
Spring is a good time to think about selling!

I bought my modest home at 70 yrs old..and have a VA 2.65 mortgage loan..this was cheeper..house note then the rent in lower Michigan..rent is outrageous..even for seniors..based on your income...really sad

You have to see sustained deflation before public psychology around inflation shifts away from anticipating price increases. Right now investors are primed to buy inflation hedges over any news so they are not left out given what happened to prices post COVID. I think it's pretty text book given what happened in the 70s. As long as we are not in recession, rates won't go down. Then again, a sovereign debt scare would drive rates up regardless.

I have a question on deposits. I know builders can and do keep deposits, but on an existing why are we told by other Texas Realtors that on a resell the earnest money means noting and you can back out and get that deposit back?? Are they not the same in theory ? A good faith deposit that you will buy and close ?
They are quite different because the contracts are different. Each contract will have instructions regarding under what circumstances you can get your earnest money or deposit back and the narrative is very, very different.
