It’s not because she adopted rescue dogs without permission, it’s because she let them pee in the house constantly and destroy stuff. I know plenty of people who rescue dogs and have multiple dogs or multiple cats or other pets who are responsible and clean, orderly people. It’s a lot of work but it’s totally possible.
She still should not have done it, since it was not allowed in the lease.
I know this would not apply here, but here's the idea: Before installing carpeting, first lay down 6-mil poly sheeting, then padding & carpet. Especially in rental houses. The lesson here is, if the tenant yuckifies the carpet, the subfloor won't get yuckified as well. I was going to post this to your Reddit post, but it's locked.
I don't like carpet in rentals. After refinishing these floors, there are three coats of polyurethane. I'll take some effort to damage them.
What if people apply with emotional support dogs? Where i live its illegal to reject tenants for pets, if they have pets due to disabilities then youre in even bigger legal trouble for not accepting. The trend seems to be laws tightening against landlords everywhere now, itll be unrecognisable in a decade

I have always had dogs and I know many many dog owners, never known anyone who lived like this. This is an unusual situation because they were mentally unwell. If it wasn’t animals it would have been pizza boxes or something else, human waste even. This landlord is fear mongering. I am a landlord and my tenants have pets and they pay a pet deposit, they are normal people so everything is fine.
Did you not do regular checks on them?
I was in the house semi-regularly to check on things for them. There was always a dog smell, but most of the floor was covered by rugs. No significantly visible damage. Last time I was in the house was a couple months before they left, and that's when the damage was finally obvious.
I have just become a strong believer in the random landlord assessments that should be/are written into so many contracts. I would be infuriated!! MY GOD!

That is so incredibly nasty, I mean it's beyond words. Poor dogs too, forced to live in their own piss and shit during that whole time I'm sure. She should not be allowed to foster dogs if they are left to live in this type of condition. Also, it's completely counterproductive to the dogs being adopted if she is complicit with them using the house as their bathroom, who would want to adopt a dog that has gotten into the habit of just pissing inside the house whenever it needs to go? I would have called animal control on her as well.

Welcome, and thank you! Upon reflection, yes. Former tenant was a friend who I was helping out. Her previous landlord sold the house she was living in.
I have no idea how people can live like this. I have a dog and of course they can damage some stuff, fortunately mine only destroyed a couple of shoes and a sofa that was mine, no damage to the property. This is unbelievable. I got here from your post on Reddit, congrats! Your work is amazing! Looks like a completely different house. In the Netherlands they have home inspections before vacating so damage can be assessed and payed for if needed. Might want to consider including that in your contracts, hopefully you'll never need it. Best of luck
Yeah. I no longer allow dogs. It's unfortunate, because there are food dog owners, but it's too hard to know who will be responsible.
I came to say the same. The contract my tenants sign says that any damages in the property will be payed by the tenant. It's still a risk, if the person has no money, they will never pay you back.

Where does the shower drain go?
Drain from the shower, sink, and kitchen sink run into a gray water tank. I only use Dr. Bronner's soap, and I pump the gray water through sprinklers to water the grass.
so good!! How's the hydronic system holding up? How often do you need to replace the filters?
The hydronic system has been fantastic, after addressing a couple of small leaks (incorrect sealant used on stainless steel connectors). We used it on a Thanksgiving road trip last week. 27 degrees outside overnight, 68 degrees inside the van! Unfortunately, I still haven't gotten around to finishing the shower pan to finalize the recirculating shower. I've had a ton of other projects take precedence. Hoping to get it ready for the spring.
I believe PVC is not UV resistant so eventually, I expect it to fall apart. At the minimum, I would paint it with exterior paint so give some protection.
You may be right. Strange that pieces intended for this use (downspout attachment) would be made from PVC, if UV degradation was a huge issue. Fortunately, most of it is underground. I also have PVC gutters and downspouts on other houses.
Absolutely amazing! I see you use gas furnace. Can you explain how coolant get warmed up and can we use other furnace like propex propan one?
The furnace is an integrated part of the system. It all runs on a central controller, along with the fuel pump and coolant pump. The fuel pump pulls gas from the gas tank via an auxiliary port. Pumps gas into the furnace and ignites. The coolant pump pushes coolant through the hot furnace and through the loop system. Passing through the furnace heats the coolant to 194 degrees F. The hot coolant allows us to have hot water (plate chiller), hot air (air matrix) and heated floors.

I'm not entirely sure. I went down the rabbit hole of heating options, but the hydronic system best fit our needs. After that, I stopped looking for other options.

how much wats does it use? could you run it off solar
It's a pretty significant current draw, and the cycle runs for over an hour. It could certainly be run on a solar power system, but you would also need battery storage and a large inverter. I've seen these installed in camper vans.
The only problem with this is that kitchen sink needs a vent to drain properly. So this is not up to code.
This is why studor vents exist, otherwise any sink on a kitchen island or peninsula wouldn't be code compliant.
I'd buy it! This looks like a fun project that would scare off most investors.

@@jessesmithchannel depends on the local market where you're at...maybe find a comparable in the neighborhood and then negotiate for $20K below given these structural problems. You have great skills so you're the guy to fix this kind of problem. Most people wouldn't crawl under their homes. This messy home can look great once cleaned up, and you're they guy who can do this repair. Always enjoy your videos because I'm working on a fixer upper too in Niagara Falls (1930s house).

Cherry and Dark are now out of style , the pure oak yellow clear is in , painting any wood for me is a no no , but to each their own, I will advise my table sanded , better to let the buyer pick the color , but I can also loos a customer by doing so , you see if I do my manic and pick the color I know it will look great and sell , but to please the decor of the customer’s pad I like when they decide , confusing ? You bet , that’s finishing 101 😊

FYI - This is going to be SDR pipe. Sewer and Drain. When he says thinner walled PVC this is what he means. All the fittings are different than Schedule 40. You don't want to use Schedule 40 as all of that is "foam core" now and is more fragile. Ideally you want the green pipe, SDR 35.
Yes. I got the SDR pipe from Lowe's, when they put a big lot of it on clearance.

Seems like it would have been a better idea to take the crown molding down before installing drywall, then reinstall after taping and finishing. A lot more work but I think the edges would be cleaner.
Maybe so. But I attempted to pull a small section of the crown. It started to take the plaster wall with it. Would have been like opening pandora's box for a small improvement at the edge.

I’m just gonna say it. What about diarrhea? Let’s face it. It happens. We have all seen people blow up bathrooms. Is there any option you use water at all? It would be nice if everyone had nice little formed 💩but it doesn’t always work that way.

No, you can still do it. You just have to use a good quality stud detector and/or a hammer and nail to find the joists. I've actually used a strong neodinium magnet to locate the nails used to secure the lath to the joists or studs.
There are definitely other ways to find the joists
How many feet is the pbc pipe. What tool did you dig the sod with?
I believe the total run was about 12 feet. I used a flat shovel and an oscillating multi tool to remove the sod later. Took about 30min
Ours vents outside & you do smell it. We use it in an STR on the Puget Sound since the property doesn’t qualify for a septic. I empty the pan between quests. Drawbacks - complicated for guests, flush sticks open sometimes, smells like pee/poo outside & pee leaks out of bottom on floor sometimes (empty often helps with this). I wish they had scented liners 🤷♀️ or maybe I’ll start putting essential oils on liners …. Occasionally sticking open problem - we haven’t been able to solve.
I will add - We do love it otherwise - it works great!
I recently learned that some models have a chamber with pellets that filter the smells and fumes. My model doesn't, but worth looking into.
5/8’s is preferred for ceilings. This plaster does not even look like it needed to be covered???
5/8 would make sense for a fresh install, where the plaster was removed. Adding 5/8 over the plaster would be extremely heavy for the ceiling, adding unnecessary strain on the joists, and requiring very long screws.
@@jessesmithchannel Right, I was saying 5/8s because you said 1/2”. Im restoring 107 year old house now. The rooms that had sheetrock lay over on the ceilings I tore it all down and went 5/8” rock. Even with the 3/8” of plaster, the lath and 1/4” rock (if you can find it) that’s a ton of weight.

This is awesome and I have done it a lot in the current home we live in. I find it especially awesome because our house was built when they were starting to use a mixture of wood lathe for interior walls and an early rendition of drywall on the exterior walls as backer board for the plaster. I have been laughing as I cover it up with what’s holding it to the wall, a plaster sandwich so to speak. Great video. Waste of time to tear it all down unless you want dust in your house years to come. Finding the joists isn’t that hard

This is very informative. How did the pop-up drainage attachment perform throughout winter? Was there any ice blockage? I'm not a plumber, but I'd have to imagine residual rainwater could remain in the pipe elbow for insufficient force to push upward after a storm.
No issues last winter. There is a weep hole at the bottom of the pop up fitting to allow excess water to drain into the soil.
How much power does it draw?
I haven't checked the power draw on a full cycle, but it's a significant draw when the burn element is on.

@@jessesmithchannel yeah it's called "Cinderella incinerator toilet" you connected LPG GAS ( propane) and it works in the same way but I think the cycle is 40 minutes, its definitely handy then using power, only downside is you gotta replace gass, we have them on off-grid canal boats or some people do. I'm currently trying to acquire a boat shell and fit it out and put on of them toilets in. I'm not sure if it's just a UK model or world wide.
Is water just going to sit in that pipe or did you put a hole in the bottom of the 90 where the popup attaches to let it trickle out?
The pop up piece has a weep hole at the bottom, so residual water can drain out.

When you're putting a sheetrock over the stucco ceiling. I noticed that you did not remove the trim to get the sheetrock underneath of it, why did you do that?
Good eye. That's the original crown moulding. I didn't want to pull it and risk cracking the plaster on the upper walls, leading to a much larger project. I butted the end up tightly, and caulked the seam, before painting.
Many piss same time they shit.. Wander how that works out if you have big amount of piss there whit soft shit. That paper is ? not sure of it and If you like/need to clean little whit soap and water and that go there too.. First thing what comes to mind. Compost toilet still the way to go if not water tank toilet.
This toilet can handle it.
