What our channel is about:
We bought this semi-detached bungalow in August 2022 and given ourselves 3years to flip the property and sell on. We have a target budget of £70,000! Natasha is the editor and video maker, while Rhys is the builder (a carpenter by trade). We plan on doing 95% of the work ourselves to keep costs down.
This channel is for documenting our experiences - Good or Bad. This is our first time doing anything like this with full times jobs! Can we stick within our budget?     Guys what a brilliant effort. I came across one of your videos by accident and have gone back and watched all of the rest of them. Most in the order that they were posted. I think I have watched them all in the space of about three weeks. I can’t praise you enough for the time and effort that you have put into this project. There is nothing that you won’t tackle.     You could've used hard core to fill up so less concrete mixing .

      We used some rough hardcore to fill about 200mm of it but I wanted a solid 300mm of concrete ready for the steelwork to be drilled and fixed into the pads

      Yes we did this as all part of our planning permission. We were really lucky the drain was private and we didn’t have to get Welsh water involved to create a build over agreement. We just cut out the old line near the front of the house and re-routed it to the required locations

    Great job. Can I ask what the brand of roof tiles is and the colour? I am trying to choose roof tiles for my house, and I quite like the ones you used.

      Thank you, we used a brand called NORTHSTONE and the tiles is the causeway smooth in Matt black, they were cheaper than Marleys and other brands but we did find them a little crumbly and from roofers I’ve spoken to, it sounded like they came straight from the factory and didn’t have time to sit and cure for a few months. I believe Marley tiles are about 30p each more and may be worth the extra

      I understand that but we were getting quotes from 13k plus and we even had one for 20k plus, I understand trades need to make money but some of the quotes were criminal

      @Selfbuild_TheJenkins I agree some quotes are always over the top but imagine, a firm has to pay wages, tax and national insurance plus pension contributions, holidays, public liability, run vehicles for the employees and uniform and ppe then pay rates and insurance on a place of buisness and then upkeep and still earn a profit just saying its not as cut and dry if you can do anything yourself it will always be vastly cheaper but if you can't peoples time/experience costs money 😁👍

      We kept to the spec that we had for the extension and took this through the house. There wasn’t any DPM meaning waster was rising up through the floors and it was all just on soil. Now it’s all sat on 150mm hardcore, 25mm sand blinding, layer of DPM, 150mm of concrete, 150mm of insulation, another layer of DPM, underfloor heating and the 65-75mm of liquid screed

    Great progress. I am sure you have this sorted but just in case, I assume you are insulating above the water pipes otherwise you need to insulate the pipes themselves. Double check with your electrician if he wants cables above or below insulation - cable ratings. As for the chimney breast, I do wonder if the value would be higher with more bedrooms - i.e. although the bare brick makes a great feature in the snug would it be worth more with the snug as a bedroom - I'm assuming you are still intending to sell?

      Hi Ched, welcome have clipper the cables along joist in the extension about the insulation, for the existing house they run below the insulation. Lagging the water pipes is on my list to do, which seems to be a never ending list! The 3rd bedroom will really depend on how much difference in value it increases and if it’s worth the extra work. If we do sell it we maybe lucky and find a couple who’s have a family and just prefer the larger entertaining space

    I personally think that exposed brickwork is very desirable. It’s something that people tend to look for, so I think it would add value and look impressive!

      We feel the same, shame about some of the brick work has been smashed out and patched in with mortar, fair bit of work to bring it bag to life but we this it will be worth it 🤞

      Hi both. Regards the hallway , you can put intermediate switches in that will allow you to switch on and off at any point . If you can keep cables out of the way as much as possible , so avoiding any chance of them being damaged in the future is always a good idea . Same goes for routing cables , don’t just go for the shorts option, yes you will use a bit more cable but it better to know where they are . And certainty in your case the cable runs won’t be that long anyway. Where the cables drop down to Dis board , try and make provision for them to go back entry in the DB . This can be done by mounting a timber board that is stood off from the wall which the DB can then be mounted on . Again making life easier for your electrician . The regs are a bit fussy about how cables enter a DB so that nothing can find its way inside ( strips and thins ) as they like to quote . The days of just knocking out the holes provided on a DB are over , or at least they should be .😊 If you can get your electrician to look over what you done before you cover any cables up this I would highly recommend , because he will be issuing a full certificate for all of the installation, so it’s only fair for him to see everything . As a company we wouldn’t give a full certificate unless we were satisfied with the total installation . We would still give a test and inspection certificate, but this obviously is a different certificate which allows for limitations of access . Hope this has been of some help , and hasn’t bored the socks off you . But in the past we came across stuff that resulted in expensive reworks being necessary . But knowing you both from your channel, I’m confident that anything you have undertaken has always been to a very high standard . This diatribe is more for those who follow your channel , who may be considering such a project . Which is absolutely fine as long as you work with the guidance of your chosen registered installer. Best wishes and kind regards from an old but well meaning channel supporter . 👍

      Hey thanks for the comment, that was a read and a half! 😂. Yes the electrician did come over and inspect my cable runs, even though I went mad on clipping the cables neatly he did tell me to add all round band as the plastic clips can melt in a fire allowing the cable to drop into the room causing issues with escape, so all round band added, spend ages dressing the cables neatly and all capped before dot and dabbing. Although it seems acceptable to run horizontally from socket to socket, I used a bit more cable only doing vertical drops from above when wiring, gives me the confidence I won’t screw into any horizontal cables if I forget 🙈 thankfully the board is in and his tests all came back good and no open ends etc, he seemed impressed with my electrical skills, maybe I should change trades lol. He is due back though once the walls have been skimmed and we install all the sockets and lights so he can do all final test and inspection and final paperwork 🙌

      I’m not the best at explaining things but I set up my laser lever and tried to find the lowest point of the ceiling by measuring down from the battens to the laser line. If one area is 125mm gap between laser and batten and another area is 80mm between batten and laser, that means the 80mm section is the lowest point. About 45mm lower than the other section at 125mm gap. Hopefully that makes sense? From there, I reset my laser lever to sit 100mm lower than the lowest point, then I proceed to drop all the battens at the fixing point so they sit 100mm between the batten to the laser, this means the ceiling is level within 1mm tolerance each way. Hopefully that explains it better?

      Sounds like you made a good job , must admit I forgot about fire rated clips but I’m sure you can add them at certain intervals along side your standard clips . As for going horizontal with cables it is permitted, but the hassle of providing adequate mechanical protection makes it not worth the effort . Admittedly I’ve seen plenty of examples where it’s been done , with just a bit of plastic caping as protection. 😂 . Anyway well done the pair of you , what you have achieved is frankly amazing . And working full time to boot . Your family must be very proud of you . Regards as always

    Reg the hallway.. Just take a 3core from the front of the hall to the back of the hallway switches. Doesn't matter that there is 2 different circuits in the switch inside the extension door.

    Hi both Definitely a major project even for someone who has a trade to use to push the work along , but if any of us knew at the start what was in store we might never even contemplate the journey . What you have achieved is quite frankly amazing , and all while working full time on your day jobs . It’s an absolute pleasure to be part of your journey , and from my perspective be able to rekindle memories of my own experiences of renovating properties , which started back in 1978 .       @Selfbuild_TheJenkins thank you very much, I have been off work since February with sever sight loss problems and got some bad news last week which means that my central vision and near sight vision is not recoverable at the moment. Am not spending Christmas with my family this year as they are in the process of moving back to the UK from Ireland. I will be spending Christmas with some friends. Take care of yourself, you deserve a very long holiday when this project is all over

      It’s so much better, can actually work through the winter without being frozen inside! 😂 we really Can’t wait for the day we can come home from work and just put our feet up and watch tv! 😅

      So far so good, we do hear birds pecking the roof sometimes so I’ll have to check it every few months to make sure there’s no damage 😅

    Coming along well folks. Just on suggestion. I would chase out the wall and put in some conduit beside the door in the bedroom/snug . Then if you decide to change the room and reopen the door you would only have to chase out the wall for the switch box.

    our kitchen came from DIY and we love it, cant fault the company at all and the showroom is huge and worth a journey (we went from Norfolk)
