Atlanta real estate market 2024 - Summer Update
Wondering what has been happening in the Atlanta real estate market 2024 for the Summertime? I'll go over some stats to describe what the market has been like but the short story is that there is much more inventory on the market and it is sitting longer...it is starting to feel somewhat like a buyer's market depending on the neighborhood you are looking in. The Atlanta condo market has become more of a buyer's market. If you are looking for a deal, the Atlanta condo market is your best bet.

How do you feel about investing in the Bankhead area? What do you think of the area for an investor?
Hello, I may be getting a job between Norcross and Duluth. I am single 20s-30s looking for city life not suburb families but singles perhaps mid twenties vibe and safe not ghetto. I'm a big church guy too. What area would you recommend near that area?
Thank you for the news.
You bet. Thx for watching!

I was looking at homes last night on Zillow. Specifically the midtown neighborhood and Sandy Springs. I feel as if the market in those neighborhoods are a bit high. Couple that with higher interest rates and I think you have your answer. As for condos that’s a hard pass. Due to the HOA costs. You can get a good price on a condo. But the HOA costs are out of control.
Yes, I was just talking with someone this morning about the condos and I think the high interest rate coupled with high HOA fees is keeping many buyers away.
@@AllAboutLivingInAtlanta Spot on!
same thing with every market I have been looking at my partner and I are looking at properties in GA and NYC budget is up to 800k. In NYC could get a nice condo for that money but the HoA on average is 1k a month and is likely to grow over time. Houses are the bet but the inventory is wonky and over priced by 50-30 perent, now is probably one of the worst times to buy. A correction is due and buying right now would be buying at the top of the market with era high rates.
Atlanta is such a VIBE. Best city in the south.
It really is. The number of unique neighborhoods really surprised me when I moved here (13 years ago)
Atlanta can just include all the supertall skyscrapers and world's #1 very own soft drink Coca-Cola!🍑🍑🍑🍑🍑🍑🛣🛣🛣🛣🛣🛣🏙🏙🏙🏙🏙🏙
Love all the emojis! lol
Buying stocks might seem easy, but picking the right one without a solid plan is tough. I've been trying to grow my $100K portfolio, but the tricky part is not having clear plans for when to buy and sell. Any tips on this would really help.
The strategies are tough for average people. They're usually done well by experts with lots of skills and knowledge.
@@Elliot-Ivan I agree. From my own experience with an investment advisor, I've got $1 million in a diverse portfolio that's growing fast. It's not just about having money for stocks; you need to know your stuff, stay determined, and be resilient.

Kinda agree decent lists. But if you want to see experience brook heaven but with off calendar events from the Asian and Hispanic communities Duluth, Suwannee and Alpharetta would be a good options. Specially when it comes to new concepts restaurants.
Thanks for watching. Yeah, those are nice suburbs. I specifically concentrate on areas ITP and wanted to create a list specifically for those that are focusing in this area...but def Alpharetta is a popular choice for a nice suburb and Suwannee is really pretty too!
What do you think about the east side of sylvan hills near woodbourne Drive?? To the right of Parker’s on park. It’s not as nice as the northwest side but I’m wondering if it’ll follow the rest of the neighborhood in due time. You can still get a good fixer upper for like 210k
@@mannyerick7235 I’m not totally sure. If it does improve I don’t think it’ll be a quick turnaround. Maybe if that commercial area along Metropolitan would get more exciting, that would help. I find if the area is not right on the Beltline, the area is much more slow to develop.
My personal take is you’re beautiful.
Can you do an update on this neighborhood please?
You are a stupid fool if you pay more than $700 for an "apartment" in Atlanta!!!
Great video keep up the good work!
Thanks for watching! :)
you talk toooo much
Thanks for your input. I find most people that watch want to see and learn about areas...but if you don't like me talking, you can always mute me. :)
Awesome video! I never heard of the morning side neighborhood in Atlanta until I watched this video. It's a very nice section! And it's right near Midtown, Downtown, and Buckhead. Such a great location!
It's a very sought after location - you can have the house with a yard, zoned to highly ranked schools, and basically live in the center of the city.

Hi, any tips for a family with a baby that is going to be around for a month and needs to be close to midtown?
@@carolineoliveira3862 Virginia Highland and Morningside are very close by to Midtown and very kid friendly. Downtown City of Decatur is also quaint and probably 20 min away.
Nice video, Reynoldstown is a great neighborhood. Maybe an update would be good. Barnes & Noble and Bed, Bath and Beyond have sadly closed.
Yeah, there’s a lot of neighborhoods I feel like I need to do an update on.
Just FYI, you mentioned that Inman Park is more expensive due to school district. Everyone from top of beltine at 85N all the way to Krog Tunnel is in same middle and high school cluster.
You are right on that...the elementary schools differ and that is what I was referring to (in my mind anyways).
This is very helpful, thank you!
You are so welcome. Thx for the comment!
i thought it said christian park xd
Chastain Park!
10 years i been in atlanta for 14-15 years
You have me beat. I've been here 13 years now.
I've lived in Atlanta since my birth a long time ago. You don't retire to Atlanta. Expensive. Traffic. Roads are terrible here. Crumbling infrastructure supporting new buildings. No passable options for public transit. It's not Texas, but everything is spread way out. Wherever you want to go is an hour away. Your next door neighbor you can touch with your hand out your window...it's an hour away.
I know not everyone wants to retire here but I have worked with several folks who are retired and want to live in the city for various reasons (be close to kids, for example) so this was intended for those that want/need to live in the city. There are some great retirement communities outside the city (which I briefly mentioned in this vid)
Awesome video! I heard about toco hills neighborhood in Atlanta before but never got to see a video of what it looks like until you made this video. It looks very nice. And that shopping center is big with great stores and restaurants! So I'm going to let people I know that loves to visit Atlanta, going to let them about toco hills. It's looks absolutely amazing in that section! Thank you for the video!
It really is a nice area and the shopping center at Toco Hills is very convenient! 2 grocery stores, a liquor store, Ace Hardware + restaurants = everything you need!
@@AllAboutLivingInAtlanta Yes! It has everything!

Also note most of these areas are technically Decatur unincorporated Dekalb county! This makes a big difference in services and taxes as you have to report to Dekalb county for anything service related as you are not apart of the city of Atlanta nor the city of Decatur.
Atlanta needs way more density.
As house of pain would say 🎶 pack it up, pack it in…🎶
Thanks for sharing👏🏽👍🏽
Thank you for watching!
What is the stefanksi Family
I have no idea what you are talking about! haha I haven't heard of Stefanksi.
The violin lady reminded me of the Buckhead Bird Man. Back in the 70's there was an old guy who would ride a bike around Buckhead and every few seconds he would flap his arms like a bird. Everybody knew about him. I never could tell if he was just exercising or if he was crazy.
Now there is a guy that rollerskates and sings down the Beltline. I love him!
yea right,,,,,, try walking that at NIGHT....hint,,,, carry a gun
Great video! Can you do a video tour of the lenox park neighborhood soon? A female friend of mine that i know from my our hometown in South Carolina tell me that lenox park is a neighborhood with real nice homes and other things. She also said that some people say lenox park is in brookhaven, and some people say it's in Atlanta. So I would love to see you do a video tour of lenox park whenever you have time!
I'll see if I can do that. I did show a snippet of it in my video of planned communities (ruclips.net/video/3IP2KQsWBXE/видео.htmlsi=vWw4CKMmg346kKn_ , around minute 6:37)
@@AllAboutLivingInAtlanta Okay cool! 👍🏾
Thanks so much, Molly. Wonderful tour! Can you update us on College Park or Lithia Springs too?
College Park is on my list to-do at some point. I don't really cover Lithia Springs so probably won't be doing a video of that.
My wife and I bought a condo nearby on Huff Road. We love the area! So convenient to just walk to West Midtown and the West Beltline. We’re excited about getting a nice e-bike and riding along the beltline and Westside park
Yes! All so true. An e-bike sounds great. Can't wait for the Beltline to be done in that area too!
Great video and thanks for sharing the neighborhood! Just wanted to say that there are rental restrictions. Any lease term has to be longer than 12 months. Good luck with the sale!
Hey, thanks for watching. Yes, there are restrictions on the length of term, I didn't mention that. But most people are always asking if they can rent out their units right away, which they can BUT it has to be a 1 year term. Thanks for bringing it up (in case someone reads this thread!)

why are realtors tip-toeing about the bad neighborhoods? it only creates a situation where people from out of Atlanta will visit those areas thinking it is ok to do so and then become a potential victims of a crime. more honesty is needed and for that, I wouldnt use a realtor to buy my home if they arent honest
Real estate laws prevent us from steering anyone from choosing one neighborhood over another. I try to be as honest as I can in my vlog tours and show viewers the neighborhoods so they can form their own opinion of what they think. You can go online to look up stats about crime. I get asked a lot about living in a "safe" area and it's very arbitrary - while I might think an area is safe, someone else may not....and we live in a world where people like to litigate about anything unfortunately.
I know you can't cover everything, but there are neighborhoods intown that are not so well known and are more affordable yet sit right next to some of the most expensive. Woodland Hills sits right next to Morningside (across the railroad tracks), next to Druid Hills with Brookhaven to the north, and yet the prices are anywhere from low 400's to 1 million for new construction (basically a tear down rebuilt). It is also one of the few areas of unincorporated Dekalb County left. There is also Lavista Park (which is now part of Brookhaven in the last year or so), but has gotten way more pricey in the last couple of years . There is also Lindridge - Martin Manor which also is very close in sandwiched between Buckhead and Midtown. Just don't move here and then complain about Cheshire Bridge Rd. Some of us like the quirkiness that it brings to the table 😂😂
Yep, definitely I didn't cover every intown neighborhood - it would have just taken too long to explain every intown neighborhood. But I have made separate videos on each of those areas you mentioned. In fact, I've even mentioned Lindridge Martin Manor & Lavista park in my "underrated atlanta neighborhood videos" :)
Great video…I totally agreed with everything you said
Thanks for watching!
Yes. Lives in Stone Mountain and Atlanta. I live in NYC. I’d like to move back to the South. I was in GA last month
That house was probably 50k 25 years ago. However as expensive as Atlanta has become it’s a Better Deal than in NYC. That place would be 1 million. Great video. I love GA
Have you lived in NYC? Yes, it's all relative. Despite Atlanta having become more expensive, it's still better than NYC, LA, etc.
Yes i will be moving to the sandy springs GA area in Atlanta, from Augusta Ga, what's the best time to leave Augusta ga going to Atlanta ga in the morning, and is there a scenic route to get around that traffic?
Hey Valerie- sent you an email but try to hit Atlanta between 10AM-3PM..times before or after that will be heavier traffic. Can't think of any good shortcuts though to avoid I-285 unless you zig zag through a bunch of neighborhoods which might be more confusing.
