Folks, Informational Purposes only : These (55) Communities (FAIL) TO (TELL) "You)" that a certain "percentage" of (FOLKS) , don't need to be (55) to live in their communities, as long, as they have (No) young children........! They keep this real quiet & Secret. The last time I investigated this it was. about (17%) of the Communities, are allowed to have Folks under (55) with (No) children.....! Keep that in mind, when choosing a so-called (55) Retirement Community..........? Good Hunting........! Amen

My parents lived in Lake Wales around 1975 right across the hiway from the Catholic church. My father managed a small nursing home next to the house they lived in. A blind man lived next door to my folks. I'm sure they have ruined Lake Wales now. In '75 I remember beautiful homes that descended down around a lake. At least I have some wonderful memories of driving from Boca Raton to Lake Wales. Some crooks who owned the nursing home wanted my Dad to do some illegal things which he refused to do. Florida has been ruined from the early 60's when we moved there. A shame.

is this a golf cart community?

My mother lives there on Ridgeglen. It looks lovely, but I'm appalled at the cheap doors, bathroom mirrors & Home Depot builder grade air vents. It would be fine, but for 1/2 a million it REALLY shouldn't be that way.

The Villages have “horse property” lots- 5.5 acre lots to build on or buy pre-owned that already has the stables built. The Villages has Polo Field, Polo Club and Polo Academy to learn to ride and to learn to play polo.

There is a HOA Fee at Lake Ashton. Also, a management company for Lake Wales - Lake Ashton Residents.

The HOA at $570 per month. Yikes! Better include a lot for that price.

Are there CDD fees in these 55+ communities ? I haven’t heard it mentioned. If do, how much is it?

This is a beautiful area for sure but the issue to me is that the turnpike runs parallel to this community and I mean it is literally in some houses backyards. Meaning noise and you see the road from your backyard. And it's constant noise because the turnpike never sleeps. I like the Highlands Ranch part better because it is not as close to the turnpike. And because the community is on a hill you actually look down on the road. Some of the homes are not close but the ones that backup to the turnpike are a no-go for me. So yes it is super convenient to turnpike and cute Winter Garden, bike trails etc. But if you value peace and quiet and want to be able to enjoy your backyard I would make sure your not backing up to turnpike!

That is the most unenthusiastic realtor I have ever seen - I visited pelican - it is crazy nice, and super active! He does it know justice! I am definitely looking at this place as my top option.

Any other additional fees such as do you pay property taxes in this community as well?

We went there last week and purchased a new home. That is the good news. The bad news is we have to wait 9 months to move there. However, it is worth the wait to get a home built exactly the way we want it.

I see that there is a airport next to the community; does this make for a lot of air traffic?

We love this type of community and have family in Estero but we would like to be closer to Orlando when we're ready to retire. Are there any similar communities with a 45 minute radius of Disney? We especially love the water views.

Why are property taxes so much higher in the villages?
