    Excellent advice. My husband and I were looking at real estate in Jaco back then and stayed in one of the completed Sonesta One condos. We didn't like the location or the layout, but the condos were extremely nice. So was the pool/common area. Cookie was the salesperson. A hard sell. Felt like a used car salesman. Kinda slimy. I am sorry for all the people who got screwed on this deal.

    What about a reciprocal agreement with the US? In the US migrants are allowed to come in free of charge, are given a debit card with $10,000, free food and free hotel stays in 5 star hotels. Does Costa Rica have this type of residency? Can US migrants vote in Costa Rica?

    Your posted this video a year ago, which makes me wonder, whats your source of info? Since October 18, 2021, the Regulation for Future Execution Installment Sales of Real Estate Projects (Executive Decree No. 42995-MEIC) has been in effect. This regulation mandates that developers of new real estate projects with installment plans must establish a premium protection trust: a mechanism to safeguard the funds contributed by buyers and ensure that the contributed resources are properly managed until the property is delivered. In case the party responsible for the installment sales plan fails to demonstrate financial solvency through premium protection trust, they must provide a bank guarantee equivalent to 100% of the real estate development plan. PLUS, construction was haulted in 2008. Remember? 2008? the housing crisis us investment banks created? Yeah it was US´s fault in some way... "Be Wary when asking for informatión to relocate to Costa Rica".

    Auto mercado might be the most expensive of the big names but it is definitely the best. The bakery is very good and not that expensive , meats and vegetables are always fresh and it has the best customer service by miles. You can buy frozen pizza dough balls from the bakery and make pizzas at shone they are like 1.5 usd each.

    stop using the word "expat" you all are immigrants that you are American or Canadian doesn't change that fact and doesn't make you special. And sure you may argue that the expat term has more to it than immigrant. WRONG! it is an immigrant community, not an expat community and the fact that you are moving here for pleasure doesn't make you less of an immigrant, there are different types of them. We Costa Ricans are tired of you all coming here elevating prices, believing that you are superior and yet we welcome you. If we were to move to the US (which we don't Costa Rica has one of the lower immigration rates in the entire region) all of you would treat us badly like you do to Mexicans and other people from the region

    My partner and I were the victims of an armed home invasion by three masked men in 2018. We had just finished our dream home near Playa Hermosa just south of Jaco. We were hogtied with zip ties with a gun to our head and knives to our throats for almost 5 hours. They destroyed our just built house. Ripped cabinets and mirrors off walls thinking we had money and valuables hidden there. We were certain they would kill us when they put a mattress up against the window of the room the kept us hostage in. I still can’t believe this happened to us. It is something you see on tv or in movies but would never happen to us! Yes, the police were useless. Possibly even involved in the crime. We tried to stay an carry on as we felt by leaving the attackers would win. But we never felt safe again so after six months moved back to the USA. The USA certainly has it’s problems too regarding gun violence. Thought I’d share our experience so folks know these things do happen in Costa Rica and more often than is reported. The tourist industry there certainly does not want this to be common knowledge.

      What a terrible experience for you and your wife David. I don't blame you for wanting to leave after that. I personally had the same thing happen. In my case, it was over in less than 20 minutes, held at gunpoint. It happened not that far from Hermosa, several years back. Same experience with the OIJ and Police... they did nothing. It's something we try to be very honest about to people thinking of moving here - that they must take their security into their own hands, because law enforcement in Costa Rica is not going to protect against this kind of thing.

    This means that it's doable to spend the winter months in Costa Rica, i.e. from November 15 to April 1 (150 days), but for the last 60 days you have to go through the hassle if you don't drive, if hitingta driver to take you to the border, walk across for half an hour, then turn around, get the visa and come back? And if you're a retired couple there are no exceptions?

    My buddy relocated there in 2020, amazing time, I visited last summer for 2 weeks. BUT 2 months ago he was home invaded. 5 guys masked up, he came home after dinner and when he walked up to his door they came out from the side if the home. He lives in Dominical Beach area for reference.

      ​@DanielAriasSarkis that sounds like pretty bad gun laws then, if the criminals are able to obtain them but law abiding citizens are not Not saying the usa has gun smart gun laws tho, canada about 5 years ago was a pretty happy medium, about a month wait time, pysch eval, but in canada now it seems kinda crazy, almost 6 month wait times, basically impossible to own one. Just like in CR with the amount of expats, it shouldnt take 3 years to get a gun, espeically with the uptick in crime/home invations in southern CR right now
