Fundamentally, the difference is that Memphis has over 40 years of single party democrat rule, and the endemic corruption that comes with it. Nashville doesn't have that level of corruption yet, but they are trying very hard to catch Memphis in the political corruption and crime departments. As for schools, Memphis schools are so bad that a bunch of them have been taken over by the state. There are several in Memphis that do not produce any "graduates" who can perform math or reading at grade level. Nashville's schools are also pretty terrible. Not as bad as Memphis yet, but catching up up a hurry.

Really nice new homes at highland and James rd start at 200,000 there is a market for those worth showing.

as a lifelong Memphian, I must say to anyone watching - do whatever it takes to move anywhere besides Memphis. this place has been going downhill for over twenty years and now it's straight plummeting. violent criminals are now spending no time in jail at all because this corrupt city runs on crime. don’t get fooled by these sleazeball salesmen!

I had to say this because I live in both cities, a home and property in Memphis and apartment in Nashville! Nashville is beautiful and growing inside out but it's overcrowded and starting not to feel Southern anymore. Nashvegas has alot of things to do besides bars and Broadway. Crime is here but hidden to not thwart tourists. Car break-ins,murders,rapes, & you name it. Worst city for DUI vehicular homicides. 90% of my passengers doing part time Uber are from California or New York. Not scared of the KKK but I feel like they're comfortable here because of hidden people in power. Memphis is where my heart is and has a soul! Food is unmatched. Memphis Hospitals are way better and caring than Ascension St.Thomas and Vanderbilt. Memphis Zoo is way better. People seem more realistic,diverse,and genuine. Graceland is the 2nd most visited House in the United States. Memphis is internationally known and mostly hated by Middle & East Tennesseans for whatever reason 😉 Looking forward to the jolts of the new companies moving in Memphis to help revitalize the economy & West Tennessee. Realtors I've come across visiting Tennessee has Memphis number one,Detroit #2, and Baltimore as the next big cities that are being heavily invested into that's affordable.

Half a million , you speak as if thats cheap for the area. I dont do subdivisions anymore , no HOA's and no zero lot lines or small yards. I dont even want to see people anymore when I look out my door or windows . People equal drama. If Im spending that kinda money Im buying some peace and serenity nature and acreage .

Got the best Intensive care unit for premature babies around. Le Bonheur is world recognized as well. I want the river developed more. Not one single fried catfish restaurant on the river!corse you cannot eat our rotten catfish. Need a marina for houseboats. Lots of good fishing lakes in the area if you do not mind a shirt drive.. mckellar lake needs to be cleaned up so we can use it again

I need to visit Memphis. I bought two city lots. I keep hearing people speak of crime. In my opinion, Memphians need to buy what they can. You don’t have to live there. City has plenty of cheap property. The suburb prices, Nashville, Dallas ect are all increasing in value. You will be pushed out. Memphis has great water, logistically is great, industry ect

I'm from Memphis, but I now live in Batesville, MS. Its a hour away from Memphis and 25 minutes away from Oxford MS where the University of Mississippi Ole MISS is located. I actually love it here. Its safe and very peaceful. There are decent restaurants and choices for shopping. The people here are very friendly and easygoing. If I need anything in the city, Memphis is just an hour drive away. Most of everything I need is in Oxford MS, though, so I have no need to come to Memphis often. Most people who live here are afraid of Memphis due to all of the crime they see on the news. The farthest they will drive is Southaven.

Comment.......The pass through vents are to enable the air to return back to where the return duct is located with out those vents, if you were to close the door to those rooms, the room would become pressurized and the supply air would have nowhere to so you would have to leave all the doors open so the supply air could make its way back to the ac/heating unit.

About to move in a week or two for an apartment in East Memphis and all I’m hearing is unreliable maintenance, bugs and water leaks in everything unless you wanna pay $1,500+ a month

We moved to (Cordova) Memphis from Dallas in 1993 and stay here since and we love this place. We witnessed the rabid growth of the outside of the city proper in the past 30 years. All the suburb areas like Germantown, Bartlett, Collierville, Lakeland, Millington and Arlington are booming in the last 30 years. Bisides the well-published multi-billion dollars XAI the world's largest Super-computer center investment by Elon Musk near downtown area, the Ford Auto Company is investing $5.6B to build 2 very large car making buildings just 30 minutes drive outside Memphis area.

The thing about Memphis, is that there isn't any one area in the city that while may be 95% gentrified and nice, there are a few blocks not to mention the surrounding neighborhoods where there still is blight and crime. You gotta understand that Memphis grew by annexing smaller towns around it until it hit the incorporated towns where people fled the high crime, taxes and bad schools of Memphis. No matter where you go in Memphis, there is an underbelly of crime and if you move to Memphis, you better understand that you better keep your head on a swivel no matter WHERE you live, no matter WHERE you go.

Ha ha yeah man! I was almost murdered twice in Memphis by a pack of "YOUTHS" if you value your life and property do not move to Memphis Tenn. The police are worthless. If you are thinking about moving to the mid south area, Southaven Mississippi used to be a great place, I've been gone from that area for a few years so I don't know what Southaven is like now but the police take crime very seriously there.anywhere in North Mississippi is o.k.. But I reiterate, don't go to Memphis.

The main reason why is Memphis has some of the best water in the country especially being in the south. Now I know some people in Detroit Michigan will say otherwise but you guys have the Great Lakes so you better have some great water. In Memphis we have the Mississippi River and it’s not the clean water at all compared to the Great Lakes. Anyways Memphis water you can literally drink from the tap in your faucet that’s how good that water is. A lot of people are worried about the water being contaminated but we have a lot of companies here that use the water for similar things here in the city from past. We never had problems before and honestly I don’t see problems now with Elon bring his business in.
