60’ wide lot w no yard, bad horrendous schools, for over a mill. Anyone w kids can live 10 minutes east for a 10/10 a school. Can go north 10 mins for new builds on the same lake w way more land.

I actually visited this community today. Don’t know what the tax rate is for 65+ is but the property tax is at 2.48% and HOA is around $800’s for the year for now until the amenities center is up, then it goes up to $1,200 for the year. That’s what I was told, by one of the sales rep I spoke with.

What is the property tax, exemptions, 65+, HOA?

A famous real estate consulting called Reventing Consulting state this - Almost everywhere Texas real estate drops and will drop more in 2025 except 2 places: 1.) Collin county ( He especially says this - Frisco real estate value in 2024 increased 2.2% with the highest in Texas and will continue to grow in 2025; he did not state any other Collin county's cities with 2025 growth). 2.) Houses around privileged Rice university! ** That consulting company seldom predicts any state, cities in the USA the real estate price will go up!

Coventry is a horrendous builder. I know this on a personal level. I had a 22 month long build with this company. Every part of the build was agonizing. Do your homework on this company.

We built a home with Shaddock Homes, and while the sales process was acceptable, the experience after moving in has been a disaster. Their warranty process is absolutely terrible, and unfortunately, Mike Davis, the warranty manager, has been particularly unhelpful. He refuses to address issues and provides no meaningful solutions, leaving us feeling ignored and frustrated. For such a significant investment, the lack of care and accountability is shocking. We strongly advise others to think twice before choosing Shaddock Homes. This is not the experience we expected or deserved.

Approx. 1 mil for 3500 sq ft home on a 50 ft lot is insane. That's like $285 per sqft, and you get no land.

Million dollar in this area with that small lot. There will be no appreciation. Texas is so huge. They will always have new communities. Reselling these houses for million dollars in next 10/20 years will be tough. There is no land with such houses. It’s like the neighbors are on top of each other. Also these amenities will go up in prices just like the insurance and property taxes.

I love that you have knowledge about the homes and not just showing them. I’m different than everyone else complaining about you talking, I love to hear the realtor talking. I need to hear if you are knowledgeable and can help me save money and not trying to make a quick sell. There are some options you recommended to do after and not with the builder to save money and I am looking for that type of honesty!!!! Keep doing what you are doing. Thank you ❤
